Under the direction of the Real Estate Manager, the Leasing Associate is responsible for maximizing occupancy by generating qualified traffic, networking within the local community, scheduling appointments, securing rentals, promoting resident retention, and providing or coordinating exceptional customer service.
Essential Duties and Responsibilities:
Sales/Marketing:
Conduct all leasing activities at the property, responding to telephone inquiries, providing tours of apartments and amenities, following up with prospects, and coordinating all move-ins
Recommend strategies and programs for on-site marketing activity
Develop and monitor merchant/neighborhood referral programs for move-in packets, newsletters, and resident retention
Initiate sales outreach plans including but not limited to new development, community management, internal and external communication, and support
Recommend programs and strategies to increase qualified traffic and closing ratios.
Attend weekly marketing meetings
Maintain passing e-shop, phone shop, and physical shop scores of 85% or higher.
Administrative:
Inspect apartments with the new residents at move in and complete all the necessary paperwork
Support Assistant RE Manager with tracking renewals, lease expirations, and notices to vacate
Collect and accurately process and report receipt of application fees, security deposits, rents and other fees
Accurately enter all prospect and resident data into Entrata in a timely manner
Keep files, desk, and leasing area organized
Comply with all Fair Housing regulations, local/state regulations, and other laws as they relate to property specific guidelines and occupancy standards
Inspect market ready units and models each morning
Customer Service:
Assist in planning and preparation of resident functions.
Walk the property for curb appeal and overall property appearance.
Assist with the monitoring and directing of service operations to ensure service requests are completed within 24 hours and curb appeal standards are met
Provide excellent customer service and display courteous and professional attitude toward all customers
Maintain availability for resident functions, community affiliated events and weekends
Perform other duties as required

High school diploma or equivalent, college preferred.
1-year customer service or sales experience (or relevant education)
In Pennsylvania or New Jersey, must obtain a real estate license within 180 days of hire

We are seeking a full-time Leasing Consultant to join our team at The Metropolitan, a 304-unit community located in Fishers, Indiana. As a Leasing Consultant at Ackermann Group, you will be responsible for interacting with prospective and current residents to present the apartment community in its most favorable light while sustaining acceptable levels of occupancy. Additional responsibilites include:
Sales and administrative aspects with occasional light manual labor.
Establishing and maintaining a comprehensive understanding of community product knowledge, fair housing, and lease policies.
Ensuring all documentation related to leasing, fair housing compliance, and resident interactions is accurate, complete, and timely.
Establishing and maintaining knowledge of basic community data points including # of units, year built, building materials, utility providers etc.
Maintaining a current understanding of area micro and macro market conditions sufficient to accurately influence the sales approach.
Routinely inspecting units and community campus to ensure market readiness, executing remedies (I.E., picking up trash or tidying a unit) and collaborating with Maintenance team when necessary.
Acting as first point of contact to respond to prospect and resident queries either in person or via technology or phone, converting prospect queries into physical tours and distributing complex matters to appropriate person or member of Management.
Delivering exceptional customer experiences that garner positive reviews.
Taking initiative to anticipate and resolve resident issues and inquiries independently. This includes proactively identifying areas for improvement in customer satisfaction and providing solutions or recommendations to Community Manager, thereby contributing to a positive and supportive community experience.
Participating in resident after hours events and may be responsible for certain community outreach efforts to market the desirability of the community.
Greeting and touring prospective residents through community garnering a lease a reasonable percentage of the time.
Completing all administrative aspects (I.E., guest card completion, lease preparation etc.) associated with the leasing or move in process.
Documenting (and potentially helps schedule) routine service needs expressed by residents.
Demonstrating proficiency in property management and CRM software for managing prospect information, resident details, tasks, and follow-ups. This includes accurately logging guest cards, tracking resident interactions, scheduling appointments, and generating reports to support leasing efforts and community goals.
Working effectively as part of a team, fostering open communication and support among community staff, including the Maintenance team and Community Manager. This collaboration ensures that resident needs are met quickly and effectively, promoting a high level of satisfaction within the community.
Taking responsibility for other work-related tasks as assigned by Community Manager.
The ideal Leasing Consultant will have:
Availability to work full-time: Monday - Friday, 9:00am - 6:00pm + rotating Saturdays, 9:00am - 4:00pm.
Previous customer service experience is required. Leasing and/or sales experience is highly preferred!
Proficiency in property management software and Microsoft Office. Experience with Yardi Voyager, Rent Café, and CRM is preferred.
Excellent written and verbal communication skills and the ability to quickly develop rapport with prospective residents

Maintain accurate and detailed records of traffic activity by entering applicable information into Yardi
Convert phone traffic into scheduled appointments with prospective residents in order to tour the community
Ensure excellent customer service to prospective and current tenants, and promote a quality living experience for all residents
Inspect apartments prior to resident move-ins and ensure apartments are in move-in condition by coordinating move-in/out needs and schedules with maintenance team
Create and maintain confidential resident files, which includes reviewing move-in paperwork with new residents
Ensure all open and close procedures are completed daily
Assist with ongoing resident relations throughout occupant's tenancy by ensuring occupant's requests are responded to promptly and accurately
Responsible for shopping competitive properties, and pursuing marketing opportunities with downtown business
Assist with processing work order requests for residents and ensure work is completed in a timely manner
Occasionally assist with planning and hosting after hours resident events
Participate in company provided training such as fair housing, safety, non-discrimination, and harassment prevention.
Comply with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
EDUCATION and/or EXPERIENCE
One (1) year of previous leasing experience is preferred; one (1) year of previous residential leasing experience with Yardi is preferred. Must have a valid driver's license/automobile insurance and reliable transportation.

We are seeking a full-time Leasing Consultant to join our team at The Metropolitan, a 304-unit community located in Fishers, Indiana. As a Leasing Consultant at Ackermann Group, you will be responsible for interacting with prospective and current residents to present the apartment community in its most favorable light while sustaining acceptable levels of occupancy. Additional responsibilites include:
Sales and administrative aspects with occasional light manual labor.
Establishing and maintaining a comprehensive understanding of community product knowledge, fair housing, and lease policies.
Ensuring all documentation related to leasing, fair housing compliance, and resident interactions is accurate, complete, and timely.
Establishing and maintaining knowledge of basic community data points including # of units, year built, building materials, utility providers etc.
Maintaining a current understanding of area micro and macro market conditions sufficient to accurately influence the sales approach.
Routinely inspecting units and community campus to ensure market readiness, executing remedies (I.E., picking up trash or tidying a unit) and collaborating with Maintenance team when necessary.
Acting as first point of contact to respond to prospect and resident queries either in person or via technology or phone, converting prospect queries into physical tours and distributing complex matters to appropriate person or member of Management.
Delivering exceptional customer experiences that garner positive reviews.
Taking initiative to anticipate and resolve resident issues and inquiries independently. This includes proactively identifying areas for improvement in customer satisfaction and providing solutions or recommendations to Community Manager, thereby contributing to a positive and supportive community experience.
Participating in resident after hours events and may be responsible for certain community outreach efforts to market the desirability of the community.
Greeting and touring prospective residents through community garnering a lease a reasonable percentage of the time.
Completing all administrative aspects (I.E., guest card completion, lease preparation etc.) associated with the leasing or move in process.
Documenting (and potentially helps schedule) routine service needs expressed by residents.
Demonstrating proficiency in property management and CRM software for managing prospect information, resident details, tasks, and follow-ups. This includes accurately logging guest cards, tracking resident interactions, scheduling appointments, and generating reports to support leasing efforts and community goals.
Working effectively as part of a team, fostering open communication and support among community staff, including the Maintenance team and Community Manager. This collaboration ensures that resident needs are met quickly and effectively, promoting a high level of satisfaction within the community.
Taking responsibility for other work-related tasks as assigned by Community Manager.
The ideal Leasing Consultant will have:
Availability to work full-time: Monday - Friday, 9:00am - 6:00pm + rotating Saturdays, 9:00am - 4:00pm.
Previous customer service experience is required. Leasing and/or sales experience is highly preferred!
Proficiency in property management software and Microsoft Office. Experience with Yardi Voyager, Rent Café, and CRM is preferred.
Excellent written and verbal communication skills and the ability to quickly develop rapport with prospective residents
The ability to work well in a team setting
High school diploma or equivalent
