Completes all lease paperwork including related addenda and accepts rents and deposits.
Completes Guest Card information form on ALL prospects, sends thank-you notes and performs follow-up.
Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff.
Performs any additional duties assigned by manager or assistant manager.
Required Education, Experience, and Qualifications:
Position requires at least 1 years of experience in on-site multi-family property management.
Type at least 35 wpm.
Knowledge of Microsoft Office Suite, Gmail, OneSite, Real Page, and Velocity rental systems.
Ability to effectively manage competing demands on time and attention.
Exhibits honesty and integrity in business dealings and decision making.

Through relationship selling, the Leasing Consultant will drive occupancy of the community to meet both short-term and long-term leasing goals. Leasing
Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
Document all telephone and in-person visits on appropriate reports.
Maintain all electronic guest cards, documentation, and follow-up according to established procedures.
Inspect models and available “market ready”, communicate related service needs to Property Manager.
Demonstrate community and apartment/model and apply product knowledge to clients' needs by communicating the features and benefits; close the sale.
Provide electronic quotes to all prospective residents, assist with the online application process to secure an apartment, disclose all upfront leasing fees and approval requirement in accordance with the Qualifications Acknowledgement and Fair Housing requirements.
Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Community Manager for approval. Follow up with applicant regarding status.
Ensure apartment is ready for resident to move-in on agreed date.
Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs
Provide Welcome Letter and Move-In Instructions to all approved applicants.
Ensure all lease paperwork has been signed electronically, prior to scheduled move-in. Orient new residents to community.
Assist in monitoring renewals. Distribute and follow-up on renewal notices.
Monitor advertising effectiveness. Gather information about market competition in the area and file.
Represent the company in a professional manner at all the times.
Administrative
Accept rental payments and give immediately to Assistant Community Manager.
Type lease and complete appropriate paperwork and input information on Property Management System accurately and on a timely basis. Review with the Community Manager prior to obtaining signatures.
Doc Management- upload all necessary documents to resident profile, maintain contact / miscellaneous information in PMS to ensure all content is up to date and document all relevant conversations, notices, violation etc. in the Resident Activities Tab.
Maintain and record daily inspections for the community.
Distribute important communication and notices to the residents through the property app.
Maintain accurate monthly commission records on leases and renewals for bonus purposes.
Assist management team with other various tasks as required.
Consistently implement policies of the community.
Resident Retention
Receive all telephone calls and in-person visits. Listen to resident requests, concerns, and comments.
Quickly complete maintenance Service Request and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters.
Maintain open communication with Property Manager and Maintenance Supervisor.
Contribute to cleanliness and curb appeal of the community on continuing basis.
Assist in planning resident functions. Attend functions and participate as host for any functions as directed by the Community Manager.
Neighborhood Marketing
Participate in outreach marketing activities on a regular basis to obtain prospective residents.
Advise residents of referral concessions (if permitted).
Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.
Distribute newsletters, pamphlets, flyers, etc.
Conduct market surveys and shop competitive communities.
Essential Job Functions:
Fair Housing Certification, willingness to obtain prior to interacting with prospective residents.
Demonstrate an ability to support and contribute to community team.
Demonstrate strong oral, written and electronic communication skills.
Operate telephone, Ipad, computer/keyboard, Microsoft Office including Word and MS Outlook, community software, resident portal / resident app and Social Media Platforms.

Collections:
Collect rental payments from residents and maintain accurate records of transactions.
Proactively follow up with delinquent accounts, implementing collection procedures as necessary while maintaining professionalism and empathy.
Collaborate with the property manager and legal team to initiate eviction proceedings when required, ensuring compliance with relevant regulations.
Customer Service:
Provide exceptional customer service to residents, promptly and professionally addressing inquiries, concerns, and requests.
Efficiently manage resident maintenance issues and work orders, coordinating with the maintenance team to ensure timely resolution.
Conduct regular resident surveys to gauge satisfaction levels, identify areas for improvement, and implement initiatives to enhance the resident experience.
Contribute to resident retention efforts by planning and executing resident appreciation events and activities.
Resident Enrichment and Programs:
Assist our Impact Team with social events, educational workshops, and community initiatives.

The Position:
We are seeking a people-focused Leasing Consultant for our 55 and older, active adult community - Affinity at Keller located in Fort Worth, TX. Through relationship selling, the Leasing Consultant will drive occupancy of the community to meet both short-term and long-term leasing goals. You will be responsible for building a strong rapport with our prospective and current residents.
Practice professional and relational leasing techniques by connecting with prospective residents through phone calls, emails, walk-ins, and appointments.
Receive inbound phone/email inquiries while listening with intent to gather information from prospective residents to build relationships and curate a personalized and “Affinitized” experience.
Ensure complete and accurate prospect information is collected, entered, and updated in the sales management system on a consistent basis.
Conduct an individualized experience for each tour based on the prospective resident's needs and interests. Utilize staff members, residents, dedicated time with ambassadors, and tour times aligned with daily activities.
Perform daily, meaningful prospect follow-up in accordance with Affinity expectations and standards through phone calls, personalized next steps, Sales Mail, notes, etc.
Coordinate depositor related creative follow-up and engagement.

Key Roles / Responsibilities:

Marketing and Leasing

Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfers calls to assistant manager or manager when appropriate.
Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits.
Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction.
Administrative
Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Types miscellaneous resident communication as needed.
Completes all lease paperwork including related addenda and accepts rents and deposits.
Completes Guest Card information form on ALL prospects, sends thank-you notes and performs follow-up.
Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. This includes the tour path and model units.
Inspects move-outs and vacancies.
Inventories office supplies on periodic basis. Reports needed items to manager.
Organizes and files appropriate reports, leases and paperwork.
Attends company meetings when requested.
Assists manager and assistant manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc.
Performs any additional duties assigned by manager or assistant manager.
Welcomes guests and handles incoming phone calls from prospective new residents and completes appropriate paperwork.
Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
Required Education, Experience, and Qualifications:
Position requires at least 1 years of experience in on-site multi-family property management.
Type at least 35 wpm.
Knowledge of Microsoft Office Suite, Gmail, OneSite, Real Page, and Velocity rental systems.
Ability to effectively manage competing demands on time and attention.
Strong work ethic
