Primary Responsibilities:
Manage all incoming leads via phone, online, email, and in-person visits.
Qualify renter criteria by asking pertinent questions, record conversations/visits on appropriate reports, and perform follow-up correspondence.
Schedule property tours, greet prospective residents, communicate regularly to understand and assist with housing needs, and maintain a closing ratio of 50% or higher.
Demonstrate and apply product knowledge to customer's needs by communicating the features and benefits of community and apartment.
Assist prospective resident with application process, following up on status regularly, and secure deposit in accordance with company procedures and Fair Housing requirements.
Complete unit inspections to ensure market ready and/or move-in ready; communicate related maintenance service needs.
Participate in marketing and neighborhood outreach activities to generate leads.
Gather and report on market competition; shop competitive properties.
Orient new residents to community (send move-in information, ready welcome gift, arrange for keys and access to package system, review community policies and procedures, remind of building features and amenities, etc.).
Respond to resident issues with professionalism and offer creative solutions; communicate with and involve manager as appropriate.
Assist with resident renewals, promotions, and events as directed.
Minimum Qualifications:
Minimum of 2 years in relevant customer service preferred.
Associate's or bachelor's degree preferred.
High school diploma or GED required.
Leasing, marketing, and resident relations of luxury multifamily apartment community.
Executive-level customer service and sales through all interactions with a customer.
Hospitality as first point of contact for both residents and guests.
Open communication with property management and maintenance teams.
Willingness to obtain Fair Housing Certification prior to interacting with prospective residents.
Pay: $20-22/hr with commission bonus potential.

Supervise the planning, preparation, and implementation of lease up events, renewal parties, property events, and competitions as approved by the General Manager
Work with the General Manager to assist on-site staff in building relationships with external customers
Implement and execute marketing efforts including; but, not limited to a marketing calendar. Follow progress, providing support as needed
Monitor leasing/renewal progress focusing on areas needing additional support/training
Assist with developing annual Marketing Plans and Marketing Budgets
Assist with the development and implementation of Resident Programs/Retention Train on-site staff in all areas of leasing/marketing as well as customer service.
Assist with recruiting and interviewing efforts of all Leasing team members
Respond to internet leads, answer prospect calls, and conduct property tours following the guidelines outlined in the secret shop forms as well as training materials
Direct and execute effective follow-up through ownership of the follow-up standard Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy
Maintain thorough product knowledge of the property and competition
Thoroughly complete market surveys and leasing reports as required on time
Collect deposits and/or fees associated with move-in/leasing
Accurately prepare and have a thorough knowledge of all lease-related paperwork Maintain accurate prospect traffic and leasing data, and assist with other computer data entry as necessary
Inspect units on a quarterly basis as well as prior to move-in
Audit all lease files as needed to ensure adherence to standards
Assist in all move-out and move-in events
Write up service requests from residents upon receipt
Contribute to the general upkeep and cleaning of the office, common areas, model and tour path
Perform various administrative tasks and additional as needed or as directed by the General Manager
Additional responsibilities as required
Qualifications
High school diploma or equivalent preferred
Must be able to pass a background check
Ability to read and write English fluently
Ability to perform basic to intermediate math
Previous experience with property management software such as Entrata preferred.
Computer literacy required
