Supervisory responsibilities: the Leasing Manager supervises leasing consultants and may supervise other staff relative to community relations; hires and develops an effective leasing team, which includes setting goals, coaching, counseling and disciplining employees in conjunction with the community manger, writing and delivering performance reviews.
Creates, implements, adjusts and monitors the marketing plan, including inventory and updates to marketing collateral.

Reviews daily rent recommendations and proactively identifies opportunities to maximize income, whether or not a rent optimizer is in use on the property; operates within budget and sets leasing goals to meet budgeted occupancy and income.
Reads, follows, and implements the company and employee handbooks, property policy manuals, and any other governing documents.
QUALIFICATIONS
Demonstrated sales and customer service experience a must.
Yardi experience preferred.
Must have related property management experience.
Ability to effectively present information and respond to questions from employees, managers, clients, customers, and the general public.
Must be an effective listener and communicator with the ability to work well on a team.
Ability to work weekends a must.
Yardi CRM or similar platform preferred.
Supervisory experience a must.

ESSENTIAL JOB FUNCTIONS:
Assist Community Manager with the following:
Entering and closing work orders
First point of contact for all prospects and residents
Check vacant units to ensure readiness for tours
Upkeep in the model unit as well as the pathway to the model unit
Resident Management:
Constantly try to achieve 95% or higher collected occupancy rate.
Strive to renew 100% of all Resident leases at or close to market and 30 days prior to expiration. Use the budgeted rent schedule or approved prices from Management Company.
Perform duty of showing, accepting application and completing the lease process for current and future available units.
Ensure all applications are completed accurately and processed according to the guidelines in the section Applications/Leases/Move-ins.
Submit all lease and applications to Property Manager immediately upon completion with appropriate deposit dollars.
Ensure all leases are signed and money paid prior to issuance of property keys and access codes.
Complete resident move-in and move-out checklists with residents.
Deliver completed lease to Management Company within 24 hours of resident move-in.
Complete the vacate settlement statement and return it and all lease copies to the office within one week.
Complete weekly activity summary and time log and submit as required each week to the Management Company office.
Maintain confidentiality on all matters pertaining to the property, ownership and residents.
Conduct all business in accordance with the company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other federal, state and local laws pertaining to multi-family housing.
Ensure clean move-ins, complete unit inspections and place move-in gifts as appropriate.
Marketing responsibilities:
Study the surrounding market, noting trends and opportunities with respect to such items as utilities, parking, value-added services and community needs.

Conduct Open Houses and participate in other special events as requested by Corporate Managers.

Coordinate with the marketing team to place online ads and ensure signage is correctly positioned
Support the Community Manager with general office maintenance by answering phones and performing other administrative task
Maintain an up-to-date market study of primary competitors
Provide high quality customer service to residents and prospective residents
Effectively showcase the features and benefits of the apartments and communities
Identify strengths & weakness of alternative sales approach; overcome objections and create excitement
Accurately prepare all lease-related documents
Consistent and timely follow-up on all calls, emails, and site visits
Qualifications:
1-2 years of high-quality customer service experience
Prior leasing & lease-up experience preferred
Strong communication & marketing skills
Professional and positive attitude
College Degree preferred
Proficient in Microsoft Office Suite, Outlook
Must be able to work weekends and have a reliable way to get to work
Bilingual in Spanish preferred

Job Description:

Responsibilities:

Maintain organized leasing records and documentation, ensuring compliance with fair housing regulations and company policies.
The schedule for this role is Monday - Thursday, plus Saturday.
Qualifications:
High school diploma or equivalent; Bachelor's degree preferred
Previous experience in leasing, sales, or customer service preferred
Strong communication and interpersonal skills
Ability to multitask and prioritize in a fast-paced environment
Knowledge of fair housing laws and regulations
Proficiency in Microsoft Office Suite and property management software
