The Leasing Specialist will work closely with the Property Manager and will primarily be responsible for the overall day to day lease up of the community. Responsibilities include close interaction with prospective and current residents with the motivation to represent and maintain a first-class experience for everyone who visits or lives at the community. The person in this position will be expected to accomplish the leasing goals set forth by the Property Manager and senior management, is responsible for assisting with maintaining the physical grounds, leasing office, amenity spaces, building exteriors, common areas, and parking lots. The candidate chosen for the position will be placed at our luxurious property located in Hackensack, NJ. Position Responsibilities: Greet prospective residents and provide detailed community tours. Provide excellent administrative support including processing new applications and lease renewals, preparing renewal letters, maintaining a monthly renewal log to closely monitor occupancy, and organizing and maintaining resident files per company procedure. Handle signing of leases, walking apartments for move-ins and show-able units. Assist new residents during the move-in process - explain lease agreement, community rules, location of amenities, and a walk through of their new home at time of moving in. Assist Property Manager in developing and implementing effective marketing goals to increase traffic and leads, and innovative strategies that build positive buzz and key connections with current residents and prospects. Requirements High School / GED education required. New Jersey Real Estate License Required. 2-4 years of experience in a luxury multifamily apartment community. Must have strong organizational abilities, customer service skills, and attention to detail. Ability to work within a team. Microsoft Office Experience. Bilingual a plus. Yardi experience a plus. Must be familiar with Fair Housing, ADA, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations. Customer service first attitude. Professional, courteous, and friendly demeanor.     JOB DESCRIPTION JOB TITLE: Recertification and Leasing Specialist DEPARTMENT: Housing FLSA: Non-Exempt REPORTS TO: Director of Property Management SALARY: $65,000.00 -$ 70,000.00 SUMMARY: The Recertification and Leasing Specialist is responsible for conducting initial, annual, and interim LIHTC and HUD 50059 income certifications. The ideal candidate has experience in income certifications, rent collection, and leasing. Ability to work independently, excellent written and verbal communication skills and computer proficiency is required. Proof of COVID-19 vaccines is required. DUTIES & RESPONSIBILITIES: Perform initial, annual and interim income certifications under supervision of Property Manager, ensuring compliance with applicable programs and timely completion; Receive housing applications, maintain waiting lists, and respond to housing inquiries; Maintain organized client files and up-to-date property management databases; Coordinate move-in process and orient new residents; Do pre-occupancy, move-out and annual apartment inspections in conjunction with Facilities staff; Perform general administrative office duties including lease preparation, reception duties, maintaining files, answering phones, correspondence, and reports; Follow up with residents on rent collection, including letters, calls and personal contact; Assist General Manager and AVP with audits and other partner inquiries; Maintain documentation required by the Federal, State and local agencies; Liaison with Security, Facilities, and Finance and Asset Management staff; Other duties as assigned. EXPERIENCE, EDUCATION AND SPECIAL REQUIREMENTS: Bachelor's degree and two years' experience in property management. Bilingual (Spanish/English) preferred. Low Income Tax Credit/Mixed Finance certifications a plus. The ideal candidate is detail-oriented and able to multi-task and work unsupervised. This position requires excellent written and verbal communication skills as well as strong computer skills.
