Position is for full time Leasing Agent I/COS to work at Kukui Tower, a 380-unit family affordable housing community in Honolulu, HI. This is a HUD and Tax Credit property. Qualified candidates will have 1+ year of related apartment leasing experience and knowledge of affordable housing. COS certification preferred. Salary range: $19.00 - $28.50 per hour; hiring range for new employees is generally $19.00 - $23.75 per hour, DOE. Please note an offer will take into consideration the experience of the final candidate and the current salary level of individuals working at EAH in a similar role.

POSITION OVERVIEW
The Leasing Agent I/COS is directly responsible for marketing and leasing the property. The Leasing Agent is also responsible for providing resident relations services.
RESPONSIBILITIES
Assists in Developing and implementing marketing plan and creation of advertisements
Provides Property Tours, Shows Model Unit
Logs all Traffic, completes Follow-up, Processes Rental Application and Prepares Lease
Collects Deposit, Conducts Unit Inspection
Conducts Market Survey of Competition
Participates in Property Inspections, Move in/Move out, Aids Residents with move out process
Participates in re-certification process
QUALIFICATIONS
1+ Year of Related Apartment Leasing Experience/COS experience
MS Office knowledge and Intermediate Skills
Knowledge of Affordable Housing

Responsibilities
1. Greeting and answering questions, both by phone and in-person from prospects and current residents in a professional and positive manner

3. Daily follow-up on guest cards.
4. Participate in outreach marketing activities, distribute flyers, advertising and marketing materials
5. Facilitate “move-in” process including touring models or vacant units, set-up of mini-models as needed, promoting the property and lease signing
6. Assist with application verifications
7. Conduct marketing surveys, shop competitors where applicable and complete Marketing Reports
8. Conduct all business transactions in accordance with Michaels policies and procedures, and in compliance with Fair Housing, Americans with Disabilities Act, Fair Credit reporting Act and all Federal and State laws

Qualifications
Required Experience:
Two or more years' experience with Marketing/Leasing and Customer Service
Required Education/Training:
High School Diploma required, any college level marketing course work preferred.
Required Skills and Abilities:
Must have excellent communication and organizational skills.
Must be creative with regard to developing innovative and effective marketing presentations, but must also be detailed oriented regarding applications, verifications and compliance.
RealPage software knowledge is a plus.
Understanding of LIHTC or Section 8 and mixed finance properties experience also a plus.
Working Conditions:
Primarily an office position, but must have the ability to take prospective residents to tour models and vacancies as well as distribute flyers and advertising materials.
Must be able to work a flexible schedule, including evenings and weekends when required.
