Responsible for developing marketing programs to generate prospective residents and for converting those prospective residents into actual residents; achieving occupancy goals for the property. Responsibilities 1. Greeting and answering questions, both by phone and in-person from prospects and current residents in a professional and positive manner 2. Develop both print and internet marketing and advertising strategies 3. Daily follow-up on guest cards. 4. Participate in outreach marketing activities, distribute flyers, advertising and marketing materials 5. Facilitate “move-in” process including touring models or vacant units, set-up of mini-models as needed, promoting the property and lease signing 6. Assist with application verifications 7. Conduct marketing surveys, shop competitors where applicable and complete Marketing Reports 8. Conduct all business transactions in accordance with Michaels policies and procedures, and in compliance with Fair Housing, Americans with Disabilities Act, Fair Credit reporting Act and all Federal and State laws 9. Perform additional duties as assigned by management Qualifications Required Experience: Two or more years' experience with Marketing/Leasing and Customer Service Required Education/Training: High School Diploma required, any college level marketing course work preferred. Required Skills and Abilities: Must have excellent communication and organizational skills. Must be creative with regard to developing innovative and effective marketing presentations, but must also be detailed oriented regarding applications, verifications and compliance. RealPage software knowledge is a plus. Understanding of LIHTC or Section 8 and mixed finance properties experience also a plus. Working Conditions: Primarily an office position, but must have the ability to take prospective residents to tour models and vacancies as well as distribute flyers and advertising materials. Must be able to work a flexible schedule, including evenings and weekends when required. Salary Range Information: The range displayed on each job posting reflects the targeted base salary for the position. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training. Pay Range 90k-110k WPG is looking for a dynamic thinker who is interested in working with established and up-and-coming tenant partners in and beyond retail, restaurant, services, and entertainment to open and grow their businesses at WPG centers. Candidate will need to show a willingness to work as a Team for the best of the Company. This role provides significant insight into numerous business units including leasing, sponsorship, marketing and property management. Responsibilities (Essential Functions): Proactively canvasses and researches potential new and existing local/regional operators to build partnerships and bring relevant tenants to assigned properties. Ability to connect and partner with local and regional business owners using a myriad of Social Media platforms. Works in conjunction with property Team to meet and or exceed projected income budget. Monitors partner activities and resolves problems in conjunction with the General Manager. Able to work with best in class brands on retail outlets, experiential programs, and Pop-Up locations. Willingness to learn leasing, property management, marketing, and venture capital initiatives. Cultivates existing relationships to include merchants, service providers, business partners, sponsors and others local/regional market players. Works with field-based partners to ensure collaboration and efficiencies within the company are achieved. Assists in creating collateral for sales and partnership initiatives.
