Key Responsibilities:
As a Leasing Specialist at SPM, you will be responsible for:
\tConduct all business in accordance with Summerfields policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and States laws.
\tGreet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
\tImmediately record all telephone and in-person visits on appropriate reports.
\tFiles own guest cards and maintain according to established procedures.
\tInspect models and available market ready units, communicate related service needs to Community Manager.
\tDemonstrate community and apartment/model and apply product knowledge to clients needs by communicating the features and benefits; close the sale.
\tHave prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
\tUpdate availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Community Director for approval. Follow up with applicant regarding status.
\tEnsure apartment is ready for resident to move-in on agreed date.
\tImmediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospects needs.
\tSecure new resident signature(s) on appropriate paperwork prior to move-in. Orient new residents to community.
\tAssist in monitoring renewals. Distribute and follow-up on renewal notices.
\tMonitor advertising effectiveness. Gather information about market competition in the area and file.
\tRepresent the company in a professional manner at all the times.
Qualifications:
To be successful in this role, you should have:
2 years in customer service preferred Weekend availability is required. Bi-Lingual Peferred but not required.\tMust have basic computer knowledge. Microsoft Office Suite, Yardi, AvidXchange, Net Vendor, Rent Caf preferred.
\tDemonstrate strong oral and written communication skills as well as a willingness to contribute to the team.
\tDemonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
\tPre-employment drug test and background check required.
\tMust have valid drivers license and automobile insurance.

Position Summary: Executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to- face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
Designs and executes offsite marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools (CraigsList, Facebook, e-mail, and other websites), and following other property-specific marketing plans, drives, and special programs.
Uses the on-site property management software application (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
Executes and performs activities in support of the property's lease renewal program by preparing and delivering lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move- out dates, and ensuring that lease renewal documents are signed and implemented on time.
Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or documents and convey resident or other requests to the appropriate individual(s). This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.

Work Hours (may vary by state or location):
This position is scheduled for 40 hours in a regular work week. Hours of operation vary by site, but typical sites are open from 9:00am to 6:00pm Monday through Friday, Saturday 10:00am to 5:00pm, and on Sunday 1:00pm to 5:00pm. Marketing Representatives must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.

Communicates with prospective Residents requiring information and current Residents with complaints or problems.
Develops and maintains Resident relations through the courtesy of on-site personnel, promptness of maintenance calls, completion of newsletter and knowledge of community policies.
Learn to develop professional sales techniques.
Accompanies prospects to model apartments and discusses size and layout of rooms, available facilities, such as swimming pool and saunas, location of shopping centers, services available, and terms of lease.
Makes follow-up calls to prospective Residents who did not fill out an application.
Completes lease form or agreement and collects rental deposit.
Inspects condition of model daily and arranges for necessary maintenance.
Compiles and updates listings of available rental units.
Assists with the composition of newspaper advertisements.
Contacts credit bureau, previous landlord, and employment history of prospective Residents.
Substitutes for Assistant Manager when absent.
Adheres to all fair housing laws.
