Take ownership of the entire lifecycle for prospective residents, starting with initial phone call, progressing to scheduling appointments, conducting onsite tours, and concluding with lease application processing. Develop full knowledge of application information and process all required documents to screen a prospective resident. Maintain exceptional standards of the leasing office, tour path, amenity set and reset, and model apartments. Generate leads through outreach marketing efforts, active and consistent follow-up, and daily commitment to hustle for overall leasing absorption. Complete final inspection of apartments before new move-ins and complete move-in paperwork with new residents. Collaborate with the leasing team to assess the list of vacant units, ensuring they are up to the Onni standard and ready for viewing. Ensure that the property's lead management software processes and procedures are being met daily for prospect follow-up, new resident workflow, and resident lease execution. Ensure that all of property's lease apartment negotiations are from approved pricing and specials as directed by management. Work with confidence and set an example to others on the team. Provide exceptional service to customers, vendors, and colleagues. Answer and log all daily leasing traffic, phone calls, e-mails, and follow-ups. Assist the Leadership Team with providing thoughtful marketing and pricing recommendations on a recurring basis to promote leasing absorption and rent growth. Manage lead base via CRM software and complete guest cards. Generate daily and weekly reports. Accept and appreciate feedback. We offer feedback to others in a kind and professional manner that promotes team success. Display good team working ability to collaborate with others and find solutions. Prepare, maintain, and manage new and existing lease files by adhering to leasing workflow. Become a subject matter expert regarding the verification of income requirements for applicant workflow. Optimize and maintain occupancy by ensuring that you are participating in the retention of residents by adhering to the lease renewal management program. Promote and participate in Company-sponsored training programs. Comply with all company's guides, policies, and procedures, including safety rules and regulations, and all applicable local, state, and federal laws. Demonstrate willingness and ability to perform all duties of a leasing consultant to the benefit of the property. Complete all training provided by the company with regards to accounting, fair housing, marketing, leasing, customer service, etc. Ensures all open and close procedures are completed daily. Perform other duties are required. What You Will Bring: High school diploma is required. Minimum of one year of residential leasing and/or management experience is required. Prior experience with a revenue management system is strongly preferred. Prior experience with Yardi or another equivalent property management system is strongly preferred. Prior experience with customer reputation management tools is strongly preferred. Excellent customer service and interpersonal skills with the ability to relate to others. Basic level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel. Excellent interpersonal skills to communicate with all levels of management effectively and sensitively. Sensitivity to confidential matters. Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency. Ability to relay technical concerns with adequate detail, speed, and accuracy. Ensure that all policies and procedures related to leasing are adhered to and ensure that all applicant files are reviewed by the Leasing Manager prior to submission to the Appeals Committee and that all resident leases are reviewed by the Leasing Manager prior to lease execution/signing. Coordinate and carry out annual inspections and all required follow-up duties including taking warranted action such as filing work orders, billing, etc. in relation to tenant damages noted during annual inspections and/or re-inspection in cases of bad housekeeping or failed inspections. Coordinate and carryout all duties related to assigned waiting lists, in coordination with the Waitlist Coordinator and Leasing Manager, including but not limited to: maintaining accurate and up to date status information, ongoing tracking of move-ins, move outs and transfers, all aspects of the annual updating process and all duties related to wait list re-openings. Prepare and submit to Leasing Manager all required reporting to owners, governmental agencies, funding agencies and others as appropriate prior to due dates. Maintain and utilize established electronic and paper record keeping systems and documents in accordance with internal protocol, HUD, IHDA, tax credit and other regulatory guidelines and requirements including but not limited to tenant files, rent rolls, annual inspections, required recertification forms, and Class 9 forms. Staff the Appeals Committee and other committee meetings as appropriate. Report tenant problems/concerns/complaints to the Leasing Manager. Perform other relevant duties as assigned.
