POSITION SUMMARY:
The part-time LeasingConsultant is the initial point of contact for our potential residents and leads. This position is responsible for giving tours to prospective residents and selling the features and benefits of our community. The LeasingConsultant will walk prospective residents through the application process and work with them daily to develop a rapport and ensure the highest level of customer service is met. This position also assists our existing residents. The LeasingConsultant must have a customer-focused demeanor, drive for organization, and competitiveness.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Consistently market the community via online sources and traditional sources to meet occupancy goals.
Independently manage time to ensure completion of daily follow-ups, including tours, phone calls, emails, and text messages.
Ensure units are clean and ready for move in by assisting maintenance and management with unit inspections.
Prepare and execute leasesin accordance with our property standards and regulations.
Collect application fees, security deposits, and rent payments utilizing property management software as appropriate.
Enter Service Requests as reported by residents.
Document conversations in the activity log for good record keeping and Fair Housing compliance.
Monitor the use of community facilities, including laundry room, mail station, and pool.
Assist the Property Manager with various office and administrative tasks.
Efficiently operate and understand personal computer functions and company utilized software.
Perform other duties as assigned.

2 years of work related experience in property management is preferred.

As a LeasingConsultant you will:
Build and maintain strong relationships with prospective and current residents.
Greet and tour prospective residents through the apartment community, answering questions and highlighting key features and benefits.

Minimum Qualifications/Skills:

Job Description
The Leasing Professional reports to the Leasing Manager and serves as the primary contact for residents and prospective residents looking to renew or engage in a new lease. The Leasing Professional's primary responsibilities include all elements related to leasing, including but not limited to: communication to residents and prospective residents, handling walk in traffic, touring, generating lease documents, signing, and closing leases. Assists with recordkeeping, filing, bookkeeping, and paperwork as required.
Maintains positive resident relations through superior service.
Assists with turn walks prior to move-ins, as well as any other turn-related duties as directed.
COMPENSATION

This role is ideal for a high-energy leasing expert who thrives in fast-paced environments, enjoys building community from the ground up, and knows how to turn first impressions into signed leases.
What You'll Do:
Drive leasing performance during all phases of the lease-up
Deliver exceptional customer service to prospects and residents
Conduct professional property tours and present amenities with confidence
Convert leads to leases using strong follow-up and closing techniques
Maintain accurate prospect and leasing data in property management systems
Execute marketing initiatives, events, and outreach to build traffic
Support move-ins, lease paperwork, and compliance requirements
What You Bring:
1+ years of leasing experience (lease-up experience strongly preferred)
Proven ability to meet or exceed leasing goals
Strong sales, communication, and relationship-building skills
Professional appearance and positive, team-oriented attitude
Comfortable using leasing software, CRM tools, and digital marketing platforms
Flexible schedule, including weekends

Essential Job Functions:
Conduct all leasing activities at the property, responding to telephone inquiries, provide tours of apartments and amenities, following-up with prospects, and coordinate all move-ins.
Recommend strategies and programs for on-site marketing activity.
Develop and monitor merchant/neighborhood referral programs for move-in packets, newsletters, and resident retention.
Maintain passing e-shop, phone shop, and physical shop scores of 85% or higher.
Inspect apartments with the new residents at move in and complete all the necessary paperwork.
Support Assistant Property Manager with tracking renewals, lease expirations, and notices to vacate.
Collect and accurately process and report receipt of application fees, security deposits, rents and other fees.
Accurately enter all prospect and resident data into Realpage in a timely manner.
Comply with all Fair Housing regulations, local/state regulations, and other laws as they relate to property specific guidelines and occupancy standards.
Qualifications:
Leasing experience Required
High School Diploma or G.E.D. preferred.
One (1) year customer service or sales experience (or relevant education) preferred.
Must be authorized to work in the US without company sponsorship.
Valid drivers license preferred. Must have reliable transportation.
Ability to pass a criminal background check is required.
Excellent verbal and written communicate skills.
Proficient in the use of Microsoft Word and Excel.
