A Leasing Consultant acts as an initial ambassador between the public, the residents of the apartment community and the community management team. This individual is responsible for providing exceptional service to community residents, future residents, and internal team members.
Essential Job Functions:
Provides first-line customer service for prospective and current residents, as well as property guests
Leads tours of property, showing vacant units and marketing property amenities to close sales and maintain and increase occupancy
Tracks and follows up with all referrals, walk-ins, and phone inquiries
Develops and maintains reference book detailing property's unique features, amenities, size, vacancies, rental rates, and current leasing promotions
Assists with developing and coordinating leasing events and resident promotional activities
Prepares leasing checklist and package which includes all required forms, deposits, schedules, and information
Processes lease applications
Completes and maintains lease files for each rental, and ensures all files contain required documentation.
Essential Job Functions, cont:
Works with management to develop and implement residential programming, including special events and ongoing instructional and recreational activities
Visits comparable properties and assists Community Manager in preparing competitive market analysis reports
Remains current on and compliant with policies and laws affecting the marketing and leasing of the property, including the Company's leasing agreement, Landlord Tenant code, Fair Housing laws, and other applicable laws
Maintains regular daily office hours, ensuring adequate coverage on weekends and holidays.
Knowledge, Skills and Abilities Required:
Valid driver's license is required
High School Diploma/GED
Minimum of two years sales, customer service, leasing experience or equivalent experience
Ability to communicate effectively both in writing and verbally to communicate issues, problems, ideas, concerns, and information on work progress.

• Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
• Executes and performs activities in support of the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates and ensuring that lease renewal documents are signed and implemented on time.

These responsibilities include following all policies and procedures as outlined in the SOGB, good staff relations, and positive resident relations.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Duties include answering phone calls, answering e-mails, assisting existing residents, and greeting the prospective residents.
Responsible for excellent customer service
Responsible for relations including checking phone messages and e-mail messages daily and responding accordingly.
Planning and execution of social functions for residents and ensuring that resident requests are responded to and followed up with.

Responsible for move in files and proper procedure in the move in process. The files should be organized and include all proper lease documentation, property addendums, and all signatures must be obtained.
Community Policies must also be explained to residents upon move in. The file will be placed in order of the file checklist, lease signed by the manager, and it will be completed in the management software.
This includes a move out inspection, accepting keys, assessing charges, taking pictures, and accurate notes for each move out
Typing work orders, printing, completing, and proper follow up with residents after completion of work order. The leasing consultant is responsible for correspondence with residents regarding work orders or delays
Responsible for completing an accurate market survey to include all pertinent information regarding current competition. Accurate pricing, concessions, occupancy, and amenities must be correct and will be completed in the management software.
Responsible for the weekly status report due each Monday with accurate reporting of the leasing activity for the week and the current statistics.

Conduct property viewings, highlighting key features and amenities to showcase the property's value.
Assist prospective tenants with the application process, including completing rental applications and collecting necessary documentation.
Conduct thorough screenings of prospective tenants, including background checks, credit checks, and rental history verification.
Collaborate with property owners and managers to negotiate lease terms and rental agreements.
Ensure all lease agreements comply with leasing policies, Fair Housing regulations, and local rental laws.
Coordinate move-in processes, including conducting property inspections and facilitating lease signings.
Address tenant concerns and inquiries promptly, providing exceptional customer service throughout the leasing process.
Maintain accurate records of leasing activities, including tenant interactions, property showings, and lease agreements.
Stay updated on market trends, competitor pricing, and rental demand.
Collaborate with marketing teams to develop and implement leasing campaigns to attract prospective tenants.
Qualifications:
High school diploma or equivalent; college degree preferred.
Previous experience in sales, customer service, or real estate is advantageous.
Strong communication and interpersonal skills, with the ability to build rapport with prospective tenants.
Detail-oriented with excellent organizational and time management skills.
Ability to work independently and as part of a team in a fast-paced environment.
Proficiency in Microsoft Office Suite and property management software.
Knowledge of Fair Housing regulations and local rental laws.
Valid driver's license and reliable transportation for property viewings.
