Located on the Upper West Side of Manhattan, Pine Management, Inc. is currently seeking a Director of Leasing to join our team. Pine Management, Inc. has over 50 years of experience as owners and operators of multi-family property and is currently looking to expand the portfolio. At this time the portfolio consists of 36 properties in New York City.
Responsibilities may include, but are not limited to:
Developing and implementing asset level leasing strategies and operational initiatives to maximize value.
Monitoring market conditions to adjust pricing, concessions, and strategies accordingly.
Ensuring compliance with laws and that changes are fully understood by staff, reflected in leasing documents, and communicated to residents, if applicable.
Preparing reports on traffic, trends, financials, and other insights for management.
Overseeing and accountable for the functions of the Leasing & Administrative Property Management team, which include but are not limited to, prospect management (advertising listings, managing prospects, handling the corporate website, etc.), leasing (screening applicants, preparing, closing, and entering leases, preparing and processing lease renewals, etc.), tenant correspondence (general inquiries, notices, etc.), accounting procedures (processing receivables and payables, coordinating the security deposit cycle from inception through refund, preparing tenant account analysis and reconciliations for tenant disputes, etc.), optimization of tenant satisfaction and loyalty through improved operations, communication, and customer service initiatives, and administrative tasks.
Supervising the Leasing & Administrative Property Management team, including but not limited to, hiring, developing and retaining talent, providing training and mentorship, performance management, etc.
Implementing process/procedure improvements; as a manager, you will be expected to evaluate and enhance existing processes to optimize for quality control and efficiency.
Partner with asset management and property management.
The right candidate should possess the following:
Bachelor's degree or better.
3+ years of relevant real estate experience (ideally in New York City multifamily).
Ability to draw conclusions from research/data analysis and communicate them effectively.
Polished interpersonal skills (via email, phone, and in person) with high professionalism.
Must be a well-organized and detail-oriented professional with high emphasis on the ability to communicate and follow-up on tasks through completion.
Must be a quick learner with strong written, verbal, and analytical skills.
Must be able to manage staff and interface with tenants, brokers, vendors, etc.
Strong computer skills; experience with Yardi and other proptech.

What you will do:
Show Luxury Rental Apartments
Manage the lead to lease generation and approval process; initial inquiry to application completion; preparation and execution of new leases
Work along-side senior management to ensure timely processes and procedures are followed
Respond to Incoming Email Queries
Organize and Document High Volume Sales/Leasing Traffic
Respond to client inquiries in a timely and efficient manner

The pay range for this role is $75,000 to $80,000. Actual compensation packages are based on several factors that are unique to each candidate, including but not limited to skill set, depth of experience, certifications, and specific work location. This may be different in other locations due to differences in the cost of labor.

Essential Job Functions:
Marketing
Meet leasing goals that reach or exceed budgeted occupancy for the community
Reduce vacancy loss by encouraging immediate move-ins and utilizing other strategies
Maintain current knowledge of market and competitor
Maintain a professional, friendly, and inviting atmosphere in the leasing center
Walk the property daily to inspect the leasing path and ensure curb appeal and presentation quality. Alert upper management to issues as needed. This includes all signage, lobby, leasing center, amenity areas, model homes, common corridors and made-ready homes.
Keep accurate records of customer traffic and leases daily using property management software system (Yardi)
Prepare, present, and distribute daily and weekly leasing reports to upper management team using report templates as provided by upper management
Leasing
Meet and qualify all prospective residents and obtain necessary guest card information
Conduct property and apartment tours with prospective residents
Ensure Fair Housing and company policy compliance throughout all leasing presentations
Answer phone promptly and courteously and maintain the phone traffic recording for prospect phone calls and visits
Follow-up with prospective residents daily. Maintain acceptable call to visit and visit to application "closing ratio"
Complete lease paperwork in accordance with company policies
Verify lease applications through use of credit check service and online application portal
Maintain compliance of lease application criteria
Prepare accurate lease packages in a timely manner
Assist residents with lease signing, move-in orientation, and apartment inspections as needed
Prepare and distribute lease renewals
Administration
Inspect made-ready apartments to ensure quality a minimum of 3 days prior to scheduled resident move-in
Prepare resident/prospect correspondence as needed
Maintain a complete resident files for every resident
Maintain general office files
Prepare and distribute accurate daily and weekly reports to upper management team
Attend scheduled owners' meetings, staff meetings and resident meetings as required
Complete other duties as assigned by upper management
Resident Relations
Receive and report service calls promptly
Review outside and intra-company correspondence
Assist in responding to prospective resident complaints as directed by the Property Manager and/or Maintenance Manager
Assist in the planning and execution of resident functions as required
Safety
Learn and ensure compliance with all company, local, state and federal safety rules
Ensure that unsafe conditions are corrected in a timely manner
Direct staff to follow a "safety first" principle
