The LeasingConsultant is responsible for coordinating all activities related to apartment rentals, move-ins, move-outs, and lease renewals. This position is responsible for interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. The LeasingConsultant is also responsible for assisting the Property Manager and Assistant Manager as directed.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Perform all tasks related to renting apartment homes including generating traffic, responding to telephone and internet inquiries, greeting prospective residents, touring prospective residents throughout the property, qualifying prospects, and closing the sale by obtaining a rental application and a deposit.
• Visually inspect entire property (office, models, compactor, vacants, and amenity areas) daily for cleanliness. Inspect and touch up model units. Communicate related service needs to Property Manager.
• Demonstrate community and apartment/model and apply product knowledge to clients' needs by communicating the features and benefits; close the sale.
• Process rental applications, obtain required documents, schedule move-ins and prepare all lease file documents.

• Accurately record traffic from all sources, daily, and convert minimum of 30% total traffic to leases.

• Carry and deliver boxes, flowers, newsletters, correspondence, etc. to residents' apartments.
• Maintain a complete clean and neat appearance. Must adhere to Pioneer's Dress Code and Personal Hygiene Policy at all times.

Assists applicant with the application process
Creates and updates waitlist
Completes any daily, weekly, or monthly reports assigned by Property Manager
Ensuring resident satisfaction through effective communication and proactive issue resolution.
Conduct move-in/move-out inspections with residents
Qualifications
Knowledge of Property Management software: Yardi
- Preferred
Minimum 1 year of sales experience
- Preferred
Excellent customer service: someone who can navigate all types of situations
Attention to detail
Understands and complies with state landlord-tenant law, Fair Housing laws and Cal-OSHA
Knowledge of Excel, Word Document, and Outlook
Works well under pressure and maintains a positive friendly attitude
Strong interpersonal skills: ability to communicate effectively with a diversity of individuals at all organizational levels

You demonstrate initiative, you're a deal closer, and you are not afraid to ask for the sale. You know image is everything from your professional appearance to what you say and how you project yourself. You've got computer skills (who doesn't?!) and you're familiar with Microsoft Word, Excel, and Outlook. If you've got Yardi Voyager experience, that's an extra point for you! You have a High School Diploma or GED equivalent. If you have a college degree, we're impressed.
