We are seeking a high performing Leasing Consultant with a proven sales track record and who enjoy working with residents to make sure they have an excellent experience with our properties.
We have a great opportunity for you to join our onsite residential team in Downtown Chicago. This fast-paced property is looking for someone with direct residential leasing experience, preferably within the Chicagoland residential high-rise market.
We're looking for you
To be our Leasing superstar! Your efforts will be to handle incoming calls as well as online and in-person traffic, coordinate and lead property tours, lease apartments and prepare leasing files for approval and renewals.
You'll work with the team to develop leasing marketing strategies, fully participate with outreach marketing, resident events, and leasing file audits.
These positions:
Are full time, up to 40 hours per week
Will require some Saturday shifts
Are eligible for employer provided benefits as well as added income via quarterly bonuses - up to 5% of the annual salary, and commissions on new leases
The compensation for this role is $24/hr
Our Leasing Office is accessible to our residents; we start at 9:00 AM and close at 6:00 PM. We're also open each Saturday from 10:00 AM to 5:00 PM. Weekend shifts are required for this position. Your Community Manager will do their best to support any flexibility in the schedule you may need and to accommodate any advance notice of requests for time off.
Some of your responsibilities include:
Greet all residents and prospective residents who visit or call the Leasing Office
Stay informed on the surrounding market, community amenities, and floor plans available
Communicate with prospective residents to schedule apartment tours, assess their rental needs, and guide them through the leasing path to view prepared model units and onsite amenities
Perform market surveys of the surrounding market & relay to the Community Manager
Invite all prospects to complete and sign lease documents; collect qualifying information and follow leasing protocol to prepare lease files for review and audit
Qualifications
Experience & Strengths you'll need:
Associate's or Bachelor's degree preferred; High School Diploma required.
Direct Multi-family Industry experience (1-2 years); previous experience in the Chicagoland high rise leasing environment is preferred.
Strong administrative and organization skills; this role is directly responsible for lease administration onsite and requires thorough attention to detail
Strong computer proficiency: direct experience with Yardi or Onesite is preferred
An excellent attitude and willingness to learn and, more than anything, a resolve to provide prompt and friendly service

Responsibilities
1. Greeting and answering questions, both by phone and in-person from prospects and current residents in a professional and positive manner
2. Develop both print and internet marketing and advertising strategies
3. Daily follow-up on guest cards.
4. Participate in outreach marketing activities, distribute flyers, advertising and marketing materials
5. Facilitate "move-in" process including touring models or vacant units, set-up of mini-models as needed, promoting the property and lease signing
6. Assist with application verifications
7. Conduct marketing surveys, shop competitors where applicable and complete Marketing Reports
8. Conduct all business transactions in accordance with Michaels policies and procedures, and in compliance with Fair Housing, Americans with Disabilities Act, Fair Credit reporting Act and all Federal and State laws

Qualifications
Required Experience:
Two or more years' experience with Marketing/Leasing and Customer Service

YOUR CONTRIBUTIONS:
Conduct business in accordance with company policies, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing.
Greet prospective residents and handle all phone and email correspondence in a polite and professional manner.
Take responsibility for curb appeal and leasing of the community; open and inspect vacant apartments noting any items needing to be corrected.
Be familiar with the surrounding area and resources available to enrich the lives of our residents.
Accurately prepare and be able to explain the residential lease and all related documents to residents.
Maintain files in a neat and secure manner.
Provide excellent customer service to all residents, supplier partners, and business partners.
Communicate with property managers regarding property issues.
EXPERIENCE:
Excellent interpersonal communication skills; must be collaborative and adaptive.
Experience with Entrata software is a plus but not required
Bilingual Preferred
