Commercial Bank Leasing Specialist

Reports to:Equipment Finance Commercial Segment Sales Manager
Position Overview:
This position is primarily responsible for developing business from new prospects and interacts with existing customers and commercial bankers to increase sales revenue for Bank Capital Services (BCSI) and the corporation.
Primary Responsibilities:
Work with commercial bankers, commercial clients and prospects identifying equipment finance transactions. Promotes equipment finance capabilities within the bank customer and prospect base with a focus on new business origination. Candidate must have a thorough knowledge of equipment finance pricing and structuring documentation including the true lease product.
Services current commercial bank clients financing needs for capital equipment purchases. Meets with lessees on equipment acquisitions and closes leases and equipment finance.
Develops prospects and expands commercial client and end user volume in a designated geography. Attends Bank cross functional meetings to develop opportunities with Regional Managers' bank clients. Monitors competitive landscape and keep bank RM's informed of market conditions.
Performs other related duties and projects as assigned.

What does this role entail? The LeasingConsultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Roles You Will Play:
Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.
Designs and executes offsite marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools, social media and following other property-specific marketing plans, and special programs.
Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements. Keep informed of changes in technology, industry and standards, leasing and sales tools and processes.
Lease enforcement process - apartment inspections, evictions, collections, notifications, and other processes as outlined in lease agreement and take appropriate action.
Follows-up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew. Executes and performs activities in support of the property's lease renewal program in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or documents and convey resident or other requests to the appropriate individual(s). This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
Responsible for safety, cleanliness, and general appearance and appeal of property, and reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the property including but not limited to the leasing office, amenities, model and more for daily leasing activities.
Resolve customer complaints and issues.
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.

Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages
Maintain thorough product knowledge of the property and competition

Job Description Summary:
The LeasingConsultant is responsible for leasing out community apartments and assisting tenants with their needs. Their duties include meeting with prospective tenants to determine lease terms, receiving security deposits and coordinating with current tenants to discuss lease changes, and best promote the business.
Responsibilities:
Answers telephones and provides leasing information, schedules appointments for tours, take maintenance requests, assists residents with needs, etc.
Greets prospects, determine their needs, show models and vacant apartments, collect application and holding deposit, explain and review applications, and prepare and explain leases. It is required to ask all prospects to complete and application and leave a deposit.
Prepares move-in packet upon approval of the application.
Reviews and explain information to the resident (i.e., gate cards, gate codes, lease, community policies and move-in inventory).
Walks with a resident upon move-in to complete the move-in inventory sheet and ensure signature prior to keys being released.
Completes outreach marketing and weekly market survey as directed by Property Manager.
Maintain consistent effort to increase resident retention, which includes but is not limited to assisting, coordinating and participating in resident events.
Assist in keeping the office neat and clean.
Assist in follow-up on work orders.
Requirements:
High School Diploma and one to two years related experience and/or training in residential services, customer service, or sales or equivalent combination of education and experience.
Previous experience with marketing, sales, and customer service.
Experience with Bluemoon, Yieldstart preferred, and Onsite or Yardi (CRM, Voyager, P2P) required.
Proficient in computer software including, but not limited to, Microsoft Office (Excel, Word and Outlook).
Cover leasing office on weekend shifts as needed.
