Assimilation of knowledge about current vacant units and schedule of future vacant units.
Greeting all prospects by phone, in person, with the goal of gaining a lease in mind.
Maintaining the best presentation of models and common areas, scheduling and performing necessary functions to ensure this.
Obtaining knowledge needed to professionally and objectively compare your property with your competition.
Completion of all verification on a timely basis, to submit to Community Manager for proper approval.

Keeps informed about current market and competitor that may affect the community's occupancy and sales, creates and implements short- and long-term marketing plans and goals to maintain occupancy, and follows the community's policies related to concessions, specials, and other programs to boost occupancy.
Creates and accomplishes marketing activities to drive qualified traffic to the community, including managing resident referral and employer outreach programs, using internet marketing tools (Instagram, TikTok, LinkedIn, Facebook, e-mail, and other websites).
Use the on-site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
Ensures that the community and show units meet the Company's standards for show quality by daily inspecting the amenities, leasing tour path, and show units. They should communicate maintenance, and upkeep needs to the community's maintenance team members, to make sure the property is physically appealing and that the office and property are prepared daily.
Follow-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, visits, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
Executes and performs activities in support of the community's lease renewal program by preparing lease renewal letters and lease contracts for residents, meeting with and contacting renewing residents in advance of move-out dates and ensuring that lease renewal documents are signed and implemented on time.
Responds timely and courteously to resident and owner/leadership questions and takes immediate action to resolve problems and/or document and convey resident or other requests to the appropriate individual(s).
Ensure that marketing, leasing, renewal, and resident programs are driven by the community's KPIs, and actively plan and execute action items that drive the team to meet their goals.
Studies, analyses and understands the community's goals to align their daily work actions with the goals of the property. Understands how to create daily goals that will result in the property taking a step towards their goal.
Ensures that all training is completed on time, that all projects are on time, and that they are on time at all meetings. We take our training extremely seriously. We have daily training goals, and daily pump it up goal meetings.

Our Leasing Office is accessible to our residents; we start at 8:30 AM and close at 5:30 PM. We're open each Saturday from 10:00 AM to 5:00 PM. We ask that you be accessible to those hours and to be available to work up to 3 Saturdays a month.
Your Community Manager will do their best to support any flexibility in the schedule you may need and to accommodate any advance notice of requests for time off. On weeks where you work Saturday, you'll have a business day off.

A motivated Leasing Consultant for our Apartment Community in Bradenton, FL.
We're looking for you
To primarily work on all aspects of our onsite apartment leasing. Your efforts will be to handle incoming calls as well as online and in person traffic, lease apartments and prepare leasing files for approval and renewals.
We are open to providing opportunity to train and make a start in Property Management and this is an excellent first step in that direction. We can train you - but we need your strong work ethic, compassion for our residents, personal motivation to do your best, and a good foundation in communication, organization, and computer proficiency.
Heads up, your schedule will vary.
We need you full time, up to 40 hours per week. We're committed to seeing things through and compensate for overtime at time and a half whenever necessary.
Our Leasing Office is accessible to our residents; we start at 8:30 AM and close at 5:30 PM. We're open each Saturday from 10:00 AM to 5:00 PM. We ask that you be accessible to those hours and to be available to work up to 3 Saturdays a month.
Your Community Manager will do their best to support any flexibility in the schedule you may need and to accommodate any advance notice of requests for time off. On weeks where you work Saturday, you'll have a business day off.
Some of your responsibilities include:
* Greet all residents and prospective residents who visit or call the Leasing Office
* Stay informed on surrounding market, community amenities, and floor plans available
* Communicate with prospective residents to schedule apartment tours, assess their rental needs, and guide them through the leasing path to view prepared model units and onsite amenities
* Perform market surveys of surrounding market & relay to the Community Manager
* Invite all prospects to complete and sign lease documents; collect qualifying information and follow leasing protocol to prepare lease files for review and audit
Qualifications
Experience & Strengths you'll need:
* Associate's or Bachelor's degree preferred; High School Diploma required.
* Restaurant/Hospitality or direct Multi-family Industry experience (1-2 years preferred)
* Strong administrative and organization skills; this role is directly responsible for lease administration onsite and requires a thorough attention to detail
* Strong computer proficiency: direct experience with Entrata, Yardi, or Onesite is preferred
* An excellent attitude and willingness to learn and, more than anything, a resolve to provide prompt and friendly service
This position makes use of onsite golf carts for purposes of property tours and inspections. The identified candidate is required to provide proof of a valid Driver's License in good standing for consideration of hire.

Job Functions
* Respond to phone and email leads with the goal of converting those leads to tours.
* Find the ideal apartment home solution for our guests by identifying their wants and needs, taking them on a tour of we have to offer, and inviting them to join our community
* Ensure lease administration is completed in a thorough, timely, and accurate manner
* Set goals and prioritize work to ensure optimal performance of the community
* Contribute to achieving occupancy expectations through leasing and renewals.
* Generate interest and awareness about your community locally through social media, events, and reputation
* Demonstrate daily care for the physical asset by ensuring grounds, amenities, and office are clean, free of debris, and immaculately maintained
Education
High School or GED equivalent.
Experience
Customer service experience is preferred. One year of sales and/or apartment leasing is a plus.
Licenses & Certifications
Valid driver's license required. No other licenses or certifications are required. Certified Apartment Leasing Professional accreditation (CALP) is a plus.
