Property Tours: Conduct informative and engaging property tours, showcasing the features and amenities of each community. Highlight the unique selling points of the community and effectively communicate the benefits of residency. Lease Administration: Guide prospective residents through the leasing process, including application submission, background checks, and lease signings. Ensure all necessary paperwork is completed accurately and in compliance with company policies and legal requirements. Market Knowledge: Stay informed about local market trends, competitor pricing, and industry developments to effectively position our properties within the market. Make recommendations for rental rate adjustments as needed to maintain competitiveness and maximize occupancy. Resident Relations: Foster positive relationships with current residents to promote retention and satisfaction. Address resident concerns and inquiries promptly and professionally, striving to resolve issues to the satisfaction of all parties involved. Marketing and Outreach: Assist in the development and implementation of marketing strategies to attract prospective residents. Utilize various channels, including online platforms, social media, and community outreach events to generate leads and increase property visibility. Administrative Tasks: Perform various administrative duties, such as maintaining leasing office supplies, organizing files, and updating leasing databases and systems with accurate and current information. Collaboration: Collaborate effectively with all team members to ensure seamless operations and exceptional resident experiences. Qualifications: High school diploma or equivalent; bachelor's degree preferred Previous experience in leasing, sales, customer service, or related field preferred Strong interpersonal and communication skills, with the ability to engage effectively with diverse individuals Detail-oriented with excellent organizational and time management skills Spanish-language proficiency preferred Knowledge of Fair Housing laws and regulations Ability to work flexible hours, including evenings and weekends, as needed The Compensation & Schedule This position offers an annual salary up to $46,000. The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Follows-up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew. Executes and performs activities in support of the property's lease renewal program in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or documents and convey resident or other requests to the appropriate individual(s). This includes the ability to work in a stressful environment and work peacefully with co-workers and residents. Responsible for safety, cleanliness, and general appearance and appeal of property, and reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the property including but not limited to the leasing office, amenities, model and more for daily leasing activities. Resolve customer complaints and issues. Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy. The Leasing Consultant is responsible for maximizing property occupancy by generating qualified traffic, networking within the local community, scheduling appointments, securing rentals, promoting resident retention and providing or coordinating exceptional customer service. Responsibilities (include but not limited to): * Show and lease units to prospective residents * Courteously handle resident questions, concerns and complaints * Complete and maintain all resident and property files * Conduct out-reach marketing on a regular basis * Execute Fair Housing Practices consistently * Maintain a professional appearance and attitude at all times * Assisting with resident retention * Walking the marketing path daily * Processing lease applications and qualifying residents * Supporting the Property Manager with general office maintenance by answering phones and performing other administrative tasks * Play a key role in resolving resident concerns and issues * Other duties as assigned * Must be able to work on weekends, will have 1-2 Saturdays off a month. When a Saturday is worked, a day off during the week is given within the same pay period.
