POSITION PURPOSE: The Leasing Consultant is responsible for the leasing, marketing and maintaining positive resident relations of multi-family residential apartments. Please note this is a talent pool posting; it will remain open to applications on an ongoing basis. We are always looking for talented individuals for this role as positions become available. ESSENTIAL FUNCTIONS: * Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.). * Immediately record all telephone and in-person visits on appropriate reports. * Files own guest cards and maintain according to established procedures. * Inspect models and available "market ready", communicate related service needs to Property Manager. * Demonstrate community and apartment/model and apply product knowledge to clients needs by communicating the features and benefits; close the sale. * Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements. * Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Community Manager for approval. * Follow up with applicant regarding status. * Ensure apartment is ready for resident to move-in on agreed date. * Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs. * Secure new resident's signature(s) on appropriate paperwork prior to move-in. Orient new residents to community. * Assist in monitoring renewals. Distribute and follow-up on renewal notices. * Monitor advertising effectiveness. Gather information about market competition in the area and file. * Represent the company in a professional manner at all the times. * Accept rental payments and give immediately to Assistant Community Manager. * Type lease and complete appropriate paperwork and input information on Yardi System accurately and on a timely basis. Review with the Community Manager prior to obtaining signatures. * Maintain current resident files. * Maintain and record daily inspections for the community. * Distribute all company or community-issued notices. * Maintain accurate monthly commission records on leases and renewals for bonus purposes. * Assist management team with other various tasks as required. * Consistently implement policies of the community * Receive all telephone calls and in-person visits. Listen to resident requests, concerns and comments. * Quickly complete maintenance Service Request and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters. * Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis. * Maintain open communication with Property Manager and Maintenance Supervisor. * Contribute to cleanliness and curb appeal of the community on continuing basis. * Assist in planning resident functions. Attend functions and participate as host for any functions as directed by the Community Manager. * Participate in outreach marketing activities on a regular basis to obtain prospective residents. * Advise residents of referral concessions (if permitted). * Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc. * Distribute newsletters, pamphlets, flyers, etc. * Conduct market surveys and shop competitive communities. SUPERVISORY RESPONSIBILITIES: * None EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.) * Bachelor's Degree or a minimum of two years leasing experience with multi-family properties is preferred but not required. * Proficient in MS Office Suite, additional property management software (Yardi/One Site) highly desired. * Ability to provide exceptional customer service to address the needs of current and future residents in a friendly and professional manner. * High level of professionalism in both manner and dress. * Ability to work a flexible schedule including evenings and weekends. KNOWLEDGE, SKILLS AND ABILITIES: * Demonstrated ability to read, write, and communicate effectively and complete legal documents, sell and explain apartment features, and answer resident questions. Join us today! The Leasing Specialist role will manage and lead in-person tours for prospective residents and sell the units to encourage application submittal. They will work on improving occupancy and preventing stale units through marketing and analyzing the local market. In addition, this role will help enhance the move-in experience after residents have signed their leases with the Application Admin and enhance the community's curb appeal. What You'll Do… Conduct tours scheduled in person tours with prospective residents who arrive at the property and perform warm hand off for scheduled tours. Keep Funnel/Outlook calendar updated so tours can be scheduled appropriately. Demonstrate exceptional ability to build rapport with prospective and current residents through clear, professional, and timely communication. Effectively addresses resident concerns, provides accurate information about policies, and ensures a seamless transition from inquiry to move-in, contributing to high resident satisfaction and positive NPS scores. Exhibits strong proficiency in utilizing property management software, digital marketing tools, and leasing platforms to track leads, manage applications, and maintain accurate records. Consistently leverages technology to enhance workflow efficiency, monitor occupancy trends, and support marketing strategies, ensuring optimal community visibility and operational success. Consistently seeks opportunities to enhance resident satisfaction and community involvement by planning and facilitating resident events, coordinating outreach programs, and staying aware of resident needs and preferences. Demonstrates initiative in fostering a welcoming and engaged community. Effectively identifies and resolves resident concerns, from maintenance issues to service inquiries, with a solution-oriented approach. Communicates clearly, follows up promptly, and ensures issues are fully resolved, contributing to positive resident experiences and retention. Requirements: What You Need to Succeed… High School diploma or GED required. 2+ years of customer service experience preferred. 1+ years of sales experience preferred. Ability to communicate effectively over writing, phone, and computer mediums. Use of technology including computer software and iPad. Pass criminal background screening prior to employment. A driver's license is required. If minimum qualifications are met during resume screening the Wonderlic pre-employment assessment is required.
