JOB DESCRIPTION
* KEY RESPONSIBILITIES:
1. Performs all sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, continuing the relationship with prospects, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
2. Collects all pertinent information from prospective residents at move-in and records as appropriate.
3. Stays informed about and collaborates with teams/leadership on current market and competitor conditions that may impact the community's occupancy, market rent, and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
4. Designs and executes marketing activities and events to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools and following other property-specific marketing plans, drives, and special programs.
5. Uses the on-site property management software application to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic and other information about existing and future residents, and review and analyze data.
6. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the tour path and show ready units, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
7. Follows-up with prospects and new residents within 24 hours to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew. Documents all follow up and classes leads during the lifecycle of the sales process.
8. Executes and performs activities in support of the property's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time, following the AA renewal playbook.
9. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
10. Demonstrates customer services skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to complaints about maintenance services. Interacts with all residents and acknowledges them by name.
11. Attends community and networking events, aligns with local associations and community organizations, and participates in outreach marketing efforts to drive traffic to community and generate viable referral sources and new business leads, ensuring Greystar AA outreach expectations are consistently met.
12. Completes various financial, administrative, and other reports and analysis, and performs other duties as assigned or necessary.
13. Assists Lifestyle Coordinator by attending and assisting with the setup of events as required.

This includes a move out inspection, accepting keys, assessing charges, taking pictures, and accurate notes for each move out
Responsible for office organization and office administration including filing invoices, maintaining work order system, and keeping all lease documents organized and accurate
Entering work orders information, printing, completing, and proper follow up with residents after completion of work order. The leasingconsultant is responsible for correspondence with residents regarding work orders or delays
Responsible for the weekly status report due each Monday with accurate reporting of the leasing activity for the week and the current statistics.
Maintain professional appearance at all times
Regularly calculates and/or posts monies, receipts, guest/residents accounts and other forms of credit using accurate, proper cash handling methods and established procedures in order to present the customer with timely and precise hotel charges upon check-out and maintain accurate hotel records.
Controls cash transactions at the front desk and maintains complete responsibility for personal bank (petty cash) as specified by RCMI agreement policy.

Manage Leasing Process
o Generate renewal notices
o Process Move-Ins and Move-Outs
o Advertise and show vacant units
o Participate in Make-Ready process with the Asset Manager and Maintenance
o Generate leases
o Assure units are move-in ready
o Perform move-in walks with new residents
Answer phones and process service issue requests
Process rent checks and make deposits
Assist with resident relations including rent collection and rules enforcement
Minimize unit downtime to maximize revenue and assure units are move-in ready
Assist with resident activities
May respond to emergencies, including after hours
Will require visits to managed properties
Additional duties as assigned
MINIMUM REQUIREMENTS
High school diploma, college courses in related fields preferred
Minimum 2-years experience as a leasing agent
Knowledge of modern property management software (Rent Manager preferred)
Strong computer skills including Microsoft Office
Knowledge of Coloradoleasing and property management laws
Knowledge of Fair Housing requirements
Strong communication skills (oral and written)
Valid drivers license and access to reliable transportation

The Position:
We are seeking a people-focused LeasingConsultant for our 62 and older, active adult community - Affinity at Copperleaf located in Aurora, CO. Through relationship selling, the LeasingConsultant will drive occupancy of the community to meet both short-term and long-term leasing goals. You will be responsible for building a strong rapport with our prospective and current residents.
Practice professional and relational leasing techniques by connecting with prospective residents through phone calls, emails, walk-ins, and appointments.
Receive inbound phone/email inquiries while listening with intent to gather information from prospective residents to build relationships and curate a personalized and “Affinitized” experience.
Ensure complete and accurate prospect information is collected, entered, and updated in the sales management system on a consistent basis.
Conduct an individualized experience for each tour based on the prospective resident's needs and interests. Utilize staff members, residents, dedicated time with ambassadors, and tour times aligned with daily activities.
Perform daily, meaningful prospect follow-up in accordance with Affinity expectations and standards through phone calls, personalized next steps, Sales Mail, notes, etc.
Coordinate depositor related creative follow-up and engagement.
Maintain a community culture focused on enhancing our residents' way of life while providing excellent customer service and a supportive home environment.
Support the community by hosting and participating in onsite community events for residents and prospects.
Build meaningful strategic partnerships with businesses, service providers, and senior housing communities in the local area.
Coordinate and participate in offsite sales and marketing events for potential residents and strategic partners.
Use the on-site property management software applications to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
In partnership with the team, execute marketing activities and events to create and drive traffic to the property, including implementing prospect facing events, resident and realtor referral programs, outreach programs, online and social media marketing tools, and following other property-specific marketing plans, drives, and special programs.
Ensure all online advertisements and postings are accurate and up to date.
Evaluate and shop competitors quarterly to understand the competitive landscape and our strategic position relative to the competition.
Complete and maintain all documents required for resident and property files, including background/credit checks, liability insurance, etc.
Observe the condition of the grounds, buildings and model apartment homes on a regular basis and report any irregularities or maintenance needs to the Community Director.
Comply with all company policies/procedures and Fair Housing Laws.
