Position Summary
Provides the first impression to current and future residents. Performs functions related to the leasing of multisite apartment communities. Are responsible for functions related to maintaining a high and stable occupancy of the property while maintaining a closing ratio at or above 33%. Provides excellent customer service to all residents and guests. There is a strong need to self-prioritize between the properties, which is an added responsibility. Higher than usual multi-tasking and organizational skills are required. Travel required.
Overview:
Meets with prospective residents, identifies their housing needs, interviews them to determine eligibility based on established criteria, shows vacant and model suites and property amenities based on established techniques specified by the company. Quotes established rental rates and promotions. Makes follow-up calls, sends follow-up literature and pursues rental status. Collects funds related to applications, security deposits and rentals. Required to manage all internet leads and proper follow up. Maintains social media activities on different platforms and strives to increase engagement through postings and responses to reviews and ratings.
Completes applicant screening process and prepares appropriate correspondence based upon the result.
Prepares leases and related leasing addendums. Maintains lease records and files. Maintains property waiting list and other updates to various records and reports in accordance with policy and procedures, applicable affordable housing programs and HUD/Agency regulations.
Supports and ensures timely input, proper use and full utilization of on-site PC-based property management software for leasing data.
Ensures apartments are ready for occupancy by inspecting, placing move-in products and last minute touches when necessary. Distributes keys, move-in package, safety video and other appropriate paperwork at time of lease signing.
Maintains current knowledge of marketing and leasing techniques. Strives to attain affirmative marketing goals. Seeks out new residents through outreach, direct marketing, cold calling, distributing literature and contacting government, social, religious and community organizations in selected target areas. Maintains current knowledge of apartments, building amenities and local agencies or attractions of interest to residents. Maintains awareness of current rental rates and promotions of competitive properties, including visiting competitor properties to better understand their product, marketing and sales techniques.
Assists with resident retention. Provides on going customer service to residents after moving in. Process work order requests, package collection, assists with day to day operations of the property and resident satisfaction.
Assist in the mentoring of newly hired leasing consulants
Requirements:
This position requires a High School Diploma/GED.
An additional that is preferred for the position include: Associate Degree in Customer Service/Hospitality.

POSITION PURPOSE:The Leasing Consultant is responsible for the leasing, marketing and maintaining positive resident relations of multi-family residential apartments. ESSENTIAL FUNCTIONS:

Requirements:
What You Need to Succeed…
High School diploma or GED required.
2+ years of customer service experience preferred.
1+ years of sales experience preferred.
Ability to communicate effectively over writing, phone, and computer mediums.
Use of technology including computer software and iPad.
Pass criminal background screening prior to employment.
A driver's license is required.

The Leasing Consultant is the "face of the property" and an initial point of contact for all guests, prospects, residents, and vendors.
Your role's driving success is enthusiastically caring about helping others and securing residents in homes they'll love. You are an integral part of establishing your team's success by meeting sales goals and orchestrating successful resident events and community functions.

Showing and leasing apartment homes to prospective residents
Explaining details of the different apartment unit options and variations
Providing exemplary customer service to both current and prospective residents
Greet visitors in a warm, courteous, professional and welcoming manner
Maintain thorough knowledge of the property
Close “the sale” of new apartment homes to prospective residents
Prepare lease paperwork, obtain move-in keys, and additional duties prior to new resident arrival
Entry of information into internal resident database
Utilize sales and marketing strategies to help increase property traffic
Perform various administrative duties
Respond to resident requests and help to minimize and resolve resident concerns
Know the property's product
Plan, facilitate and participate in resident functions and resident activities
Visit locators and local businesses to promote your product
Essential Needs for Olympus Chandler at The Park:
Full-time with rotating weekday hours; Monday - Friday; 9 AM - 6 PM (hours may vary)
Saturdays and Sundays are required (some weekends/hours may vary)
Monthly after-hours availability for resident events (frequency/dates/times will vary)
Minimum 1 year of experience as an apartment Leasing Consultant or established experience in a fast-paced sales/restaurant/retail/hospitality customer-facing role
