This position does not supervise other employees.
II. Essential Position Functions
A. MARKETING
1. Accountable to the Property Manager to lease apartments and meet leasing performance metrics.
2. Respond to prospects providing appropriate information and setting up appointments for prospects to tour the facilities, and available units or models.
3. Provide information and tours for walk-in prospects focusing on features, benefits, advantages and other relevant information leading to receiving an application to rent.
4. Adhere to marketing and sales strategies established by the corporate office.
5. Provide great customer service and be responsive to resident's needs.
B. ADMINISTRATIVE
1. Comply with all federal, state and local laws and regulations that impact the property operations.
2. Qualify potential residents by processing applications including verification of income and employment, rental history and rental references.
3. Prepare and maintain rental agreements and associated documents.
4. Conduct move-in and move-out inspections.
5. Utilize various administrative and property management software applications for effective management of the property and communication with others.
6. Follow all company safety policies procedures and notify supervisor of any hazards.
7. Accurately record time worked and take rest and meal breaks in accordance with company policy.
8. Maintain positive performance reviews with an overall score of 2.8 or better.
9. Maintain regular and reliable attendance.
10. Prepare reports for supervisors and the corporate office as required.
11. Provide general administrative assistance and back-up to the Property and/or Assistant Manager as needed and as time permits.
12. Stay current on all training requirements and assigned courses.
13. Comply with all company policies as stated and outlined in the Process Procedures Manual (PPM) and Employee Handbook.
C. PROSPECT/RESIDENT RELATIONS
1. Engage with prospective and current residents in a professional and courteous manner.
2. Respond to and resolve resident concerns (maintenance requests, noise disturbances, conflicts, etc.).
3. Show available units or model units to prospective residents.
4. Prepare for and coordinate special events and activities for residents.
5. Provide great customer service.
6. Keep the Property Manager informed of any issues or concerns.
D. MAINTENANCE
1. Light cleaning and removal of trash to maintain the cleanliness of the office, clubhouse, bathrooms, model or other areas as appropriate.
2. Provide general assistance to vendors and maintenance staff, as needed, in the preparation of rental units for the market.
3. Schedule vendors at time of apartment turnover as appropriate.
III. Secondary Functions
1. Assist with office administrative duties as requested.
2. Perform other duties as assigned or as deemed appropriate to meet goals and objectives established for the property.
3. Assist the Property Manager as directed.
IV. Physical Requirements
1. The employee must be able to drive, stand, walk, climb stairs, and/or sit and lift and/or move up to 50 pounds.
2. The employee must possess mobility to work in a standard office setting and to use standard office equipment, including a computer and general office equipment.
3. Be able to complete tasks inside and outside the office when directed.
4. Walk the property and climb stairs at various levels.
5. Drive prospects or residents in a golf cart.
6. Drive on company business for training, company meetings, etc. on occasion.
7. Work in an office environment with moderate noise level.
8. Work outside of normal business hours when needed, including weekends and holidays.
9. Employee may be required to travel, but on rare occasion.
V. General Requirements
1. One year or more experience in multifamily property management or general sales or customer service is preferred, but not required.
2. Ability to speak, read, and write English competently.
3. Ability to add, subtract and perform basic math functions accurately.
4. Possess a valid driver's license, vehicle insurance, and have reliable transportation.
5. Be proficient with computers and general office equipment.
6. Have excellent customer service skills.
7. Be able to communicate effectively with supervisors, staff, residents, and vendors using decision making, interpersonal skills, problems solving, and independent judgement and actions.
8. Ability to work independently and with a team and demonstrate initiative by completing tasks without being reminded or told.

Your Role:
Provide exceptional service to prospective tenants and current residents via phone, email, and in-person interactions.
Utilize your leasing experience to guide residents through the application process, manage credit reports, and ensure a smooth move-in experience.
Collaborate with a team of dedicated professionals and contribute to the success of our Relocation Department under the direction of the Director of Operations.
Maintain organized, efficient operations in the Relocation area, conduct market surveys, and offer insights to stay competitive in the housing market.
