Utilize proper phone etiquette for all incoming and outgoing phone calls made to residents. All calls should be clear and in a professional manner.
Report any violations of the rules and regulations that are noticed at any time.
Observe precautions required to protect residents, guests and property, and report damage, theft, and found articles to supervisors.
Be familiar with the fire alarm system operations and report all incidents to management.
Call police or fire departments in cases of emergency, such as fire or presence of unauthorized persons.
Close out work orders daily, weekly, monthly and follow up with residents to make sure everything has been completed.
Coordinate with office administrative staff to maintain and update all resident information in computer database.
Assist in developing and implementing effective marketing strategies to increase property traffic and internet leads.

Reports to: Property Manager None Revised: 1/2025 SUMMARY: The Leasing Consultant is the Residential's sales representative whose primary duties are to greet clients, to present professionally the features and benefits of their assigned property and properly secure lease agreements from qualified persons. As a key employee liaison between all guests of the community and the ownership, Leasing Consultant personnel must have leasing experienced in the multi-family industry, must be familiar with using computer software to perform various tasks, must have a proven track record in sales and leasing properties, excellent interpersonal skills and strong communication.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
* Greet all guests in a standing upright position as they enter the community maintaining the highest quality of customer service.
* Ensure that all vacant or to be shown units are locked and unlocked as needed and that the surrounding areas are in "model" condition.
* Show units to prospects and follow up on daily traffic.
* Prepare all lease documents.
* Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
* Conduct all business in accordance with RKW's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
* Update availability report, process applications for approvals. (i.e., credit check, background check, and rental history, etc.)
* Submit processed applications to the Property Manager for approval. Follow up with applicant regarding status.
* Ensure apartment is ready for resident to move-in on agreed date.
* Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs.
* Maintain thorough product knowledge of the property, sister properties and competitors.
* Secure new resident (s) signature(s) on appropriate paperwork prior to move-in. Orient new residents to community.
* Ensure apartment is ready for resident to move-in on agreed date.
* Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs.
* Assist with the renewal program, including sending renewal letters, preparing renewals, etc.
* Open the leasing office daily, including ensuring cleanliness of the office, preparing refreshments for the potential guests, taking phones off overnight service, checking and responding to voicemail.
* Utilize proper phone etiquette for all incoming and outgoing phone calls made to residents. All calls should be clear and in a professional manner.
* Report any violations of the rules and regulations that are noticed at any time.
* Observe precautions required to protect residents, guests and property, and report damage, theft, and found articles to supervisors.
* Be familiar with the fire alarm system operations and report all incidents to management.
* Call police or fire departments in cases of emergency, such as fire or presence of unauthorized persons.
* Close out work orders daily, weekly, monthly and follow up with residents to make sure everything has been completed.
* Coordinate with office administrative staff to maintain and update all resident information in computer database.
* Assist in developing and implementing effective marketing strategies to increase property traffic and internet leads.
* Post and update social media advertisements and ensure maximum property visibility.
* Assist with property and resident events.
JOB REQUIREMENTS
* High School Diploma with two years of leasing experience.
* Employee must be able to communicate in English
* Position requires excellent leasing and closing skills, and the person must have computer skills and be organized.
* Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software.

Additional Compensation:

Overview: As the Leasing Specialist, you are the front line of the community office. You are the leader in leasing, marketing, and maintaining positive resident relations of multi-family residential apartments. What You'll Do:

Assist prospect in completing application and secure deposit.

Ensure apartment is ready for resident to move-in
Maintain current resident files, including renewals and lease expiration dates
Receive all telephone calls and in-person visits, including follow up calls and emails
Patiently and empathetically listen to resident requests, concerns and comments
Effectively submit maintenance service requests and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc.

Responsibilities
As a Leasing Professional at Blu South with Hines, you will be responsible for partnering with the team pertaining to the property's marketing, advertising, and sales activities. You will also provide resident satisfaction throughout the term of the lease and secure resident lease renewals. Responsibilities include, but are not limited to:
Conduct property tours to future residents and visitors
Process documentation such as credit screening, criminal background checks, lease and move in packages and lease signing

Use and create promotional items and technology to communicate with potential prospects and generate revenue

Assist with the lease renewal program and the communication process
Build relationships with prospective and future residents to ensure satisfaction and finalize decisions to lease and/or renew
Qualifications
Minimum Requirements include:
High school diploma or equivalent from an accredited institution
Prior experience in customer service or sales experience required
Basic to Intermediate knowledge of Microsoft Office
Entrata experience preferred
Excellent verbal and written communication skills
Use olfactory, auditory, and visual senses to inspect building and detect emergency alarms
On occasion, perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings
Ability to lift up to 25lbs
Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters
Transfer properties and work overtime as business needs deem appropriate
Ability to work weekends and occasional holidays
