Position Overview
The Leasing Agent is the primary sales representative for The Point, responsible for leasing, marketing, and fostering strong resident relationships. This service-focused role ensures prospective and current residents feel welcomed, supported, and informed throughout their experience.
This is a full-time position, which includes 4 hours on Saturdays. The remaining weekly hours offer flexibility, providing a balanced schedule that adapts to both operational needs and employee preferences.

· Receive and receipt all application fees, security deposits and initial rents.
· Input deposits into the computer system as directed and physically take deposits to the bank.
· Ensure that each apartment is ready for occupancy and test and distribute keys, resident handbooks and other appropriate paperwork at the time of lease signing. Verbally go over lease, community rules, and what to do in case of a ire with all new residents.
· Assist new residents with move-in inspection and any other tasks such as signing up for meals, housekeeping, laundry, carport, etc… Assist existing residents with maintenance service requests and follow up to make sure the work is completed to the resident's satisfaction.
· Maintain a listing of vacant and rentable apartments.
· Maintain and use a property waiting list for prospective residents.
· Complete weekly marketing, leasing and traffic reports. Monitor advertising effectiveness.
· Conduct market surveys and shop competitive apartment communities as directed by the Community Manager. Maintain a constant awareness of area market conditions.
· Seek out new residents by developing and maintain a presence in the community through outreach to chambers of commerce, religious organizations, senior centers, employers, relocation companies and realtors, etc.
· Be knowledgeable and aware of, and adhere to all local, state and federal laws applicable to the leasing of apartments. Understand the applicable income requirements for residents and Fair Housing Laws.
· Assist the Community Manager in the development and implementation of a positive resident relations program for the property.
· Participate in company-sponsored continuing education and training programs.
· Assist Community Manager with any other tasks as needed.
· Preparation of Monday Reports and variance reports, as directed.
· Maintain clear lines of communication.

Essential Job Duties:
Leasing and Marketing
Handle telephone and on-site traffic, provide information about apartments and the community to prospective residents, schedule visits to the community, and show made-ready apartments.
Successfully close new sales, lease apartments, and determine if prospective residents meet community qualifications.
Maintain an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc.
Complete follow-up Thank You notes, call-backs, and e-mails with prospects after the initial community visit.
Monitor all vacancies and future vacancies in order to react proactively to future occupancy needs.

Community Manager approval and follow up with applicants on their status
Show apartments and close sale, prepare them for move-ins, obtain new residents' signatures on paperwork, and provide community orientation
Assist in maintaining an active and effective social media presence for the property to enhance visibility and engagement
Promote resident satisfaction and retention by promptly responding to complaints, questions, and requests and taking appropriate actions to resolve service issues
Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining show rooms, and any follow-up necessary
Utilize marketing strategies to ensure traffic within the limitations of the Marketing Budget and the Marketing Plan(i.e. competitive rental rates, referrals, promotions, locators, and outreach)
Projects a favorable image of the community to achieve property objectives and public recognition
Focuses on securing resident retention in ways such as planning resident functions (i.e. parties, contests, etc.); attend after hours functions and participate as a host as needed
Completes all necessary paperwork for generating a lease, move-in, check-out, and other peak periods in a timely manner
Attends weekly and daily goal setting meetings as appropriate
Collaborate with the property maintenance team to ensure prompt responses and completion of resident service requests in line with the company's standards
Education and Experience
Associate's degree or equivalent from two-year college or technical school; or six months to one-year related experience and/or training; or equivalent combination of education and experience
Microsoft Office, Property Management Software
Valid driver's license - Required
Qualifications
Physical Requirements:
May be required to sit for extended periods of time while working at a desk
May be required to climb stairs
Must be able to read documents, computer screens and data
Must be able to hear and understand verbal communications in person and over the phone or computer
May occasionally be required to lift or carry items such as files or office supplies weighing up to 20 pounds
Must be able to use mobile devices and applications for work-related tasks
Work Environment:
This role is based on site, primarily in an office setting but may require at times that the employee spends some time outside with exposure to the elements.
The office is an open setting which may include bright lights, constant noises and distractions.

SUMMARY: Bear Real Estate Group is looking for a motivated and customer-centric Leasing Agent to take the lead in showcasing our stunning, brand-new property, Corliss located in Milwaukee's Harbor District. You will work amongst a team of professionals within a beautiful building with premium amenities.
You'll be responsible for scheduling and conducting showings of all available rental units, helping prospective tenants experience the quality, style, and comfort our community offers. Weekend availability is required to accommodate high-demand viewing times.
DUTIES AND RESPONSIBILITIES:
Show units to all prospects.
Monitor condition and cleanliness of make ready units and model as well as tour path.
Conduct pre-move in unit inspections.
Answers the telephone and provides customer service.
Processes rental applications.
Prepares lease documents and handles lease signings if necessary.
Communicates with applicants regarding application status.
Provides accurate information on our rentals to callers and visitors.
Ensure guest cards are complete, entered into RealPage and follow up is completed for all prospects.
Accumulates traffic information from various sources and prepares a consolidated report.
Maintains awareness of local market conditions and trends by preforming market studies quarterly.
Creates social media content and newsletters.
Is on top of customer relations and gives assistance to current residents regarding tenancy and ensure requests are delivered and carried out with accuracy and promptness.
Provides support to the Assistant/Property Manager as needed.
Audits all tenant files.
QUALIFICATIONS:
High school diploma or general education degree (GED); and one to two years related experience and/or training; or equivalent combination of education and experience.
Two to four years related experience or equivalent
Customer service: Manages difficult or emotional customer situations; responds promptly to customer needs; Solicits customer feedback to improve service; responds to requests for service and assistance; Meets commitments.
Computer skills: Microsoft Word, Microsoft Excel, WI CCAP, TransUnion, and various rental search websites. RealPage experience a plus.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.
Well organized with ability to prioritize and multi-task
Ability to deal effectively with a diversity of individuals
