Pax Properties is hiring a Part-Time Leasing Agent for our multifamily community in Tulsa, OK. As our Leasing Agent, you will play a direct role in filling units, engaging prospects, and supporting our property team. This position is ideal for someone who is energetic, organized, and ready to lease, lease, lease!
Position Details
Location: Tulsa, Oklahoma
Hours: Part-time, 20 hours per week
Schedule: Includes half-day Saturdays
Compensation: $15-$17/hr (commensurate with experience)
Reports To: Property Manager
Primary Responsibilities
List and update available units on Zillow, Facebook Marketplace, and other leasing platforms
Respond promptly to inquiries from prospective tenants
Coordinate and guide prospects through tours of the property
Assist with lease applications, leasing paperwork, and renewals
Maintain accurate and organized tenant files
Encourage and track online rent payments or in-person submissions
Communicate with the maintenance team regarding work orders and unit readiness
Ensure vacant units are marketed and occupied quickly
Requirements
Leasing experience preferred (1 year minimum with references)
Experience with Entrata or other leasing/property management software is a plus
Strong communication and negotiation skills
Customer-service mindset with a professional, friendly demeanor
Basic knowledge of real estate terminology and local market trends
Proficient with MS Office and comfortable using multiple online platforms
Ability to work Saturdays (half-day)

Communicate clearly to residents, both verbally and in writing, using proper grammar and spelling.
Carry and deliver boxes, flowers, newsletters, correspondence, etc. to residents' apartments.
Maintains a complete clean and neat uniform. Personal appearance must be clean and neat at all times, according to RPM policy.
Demonstrates customer service skills by treating residents, coworkers, supervisors, and vendors with respect, answering questions in a calm and open manner from coworkers and residents. Responds sensitively to concerns/complaints and exhibits a sense of urgency.

* Ensures that the community and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
* Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
* Executes and performs activities in support of the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
* Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Required Licenses or Certifications:
* Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
* Incumbents must have valid driver's license to operate a golf cart on property.

Essential Job Functions
Assists the community managers in maintaining occupancy levels at the affordable living community.
Assists the Community Managers with renting the apartments to meet or beat the occupancy goals. This includes, but is not limited to: conducting tours, maintaining the wait list, gathering required verification, and processing new applications.
Obtains appropriate signatures and documentation related to the move in.
Prepares move in packets.
Assists with incoming/outgoing calls as needed.
Provides tours, performs interviews and responds to mailings and phone calls.
Complete all move-in paperwork including the lease and accompanying addendum in accordance with onsite procedures.
Reviews resident notices to vacate and advises residents of their responsibilities.
Receive rent payments from residents, complete resident receipts, post rent payments to resident accounts and updates resident records.
Complies with the company policies and procedures. Promotes and ensures compliance with Fair Housing Laws and other industry-related federal, state, and local laws.
Maintain documentation verifying compliance.
Adheres to all company and site policies and procedures according to the employee handbook, and Eureka safety policies.
Updates residents records as necessary
Assists in maintain the physical appearance of the community by picking up grounds, performing minor apartment cleaning and touch-up, and ensuring the common areas are clean and neat.
Participates in all mandatory training programs.
