EXAMPLES OF WORK * Operates electrical cleaning equipment (i.e., vacuum cleaners, shampoo machines, high-speed buffers). * Performs grounds maintenance tasks (i.e., mowing, edging, trimming, planting, irrigation maintenance and repair). * Responsible for ordering plants, scrubs and fertilizers; consults with nurseries to obtain professional advice on plants, fertilizers and soils. * Designs and lays out landscaping elements (shrubs and bedding plants). * Mixes and applies chemicals and fertilizer to grounds to enhance plant growth and the control of weeds and disease. * Ensures areas are opened daily and secured upon completion of daily tasks (i.e., locking doors and windows, turning off electrical units). * Performs custodial tasks (i.e., emptying and cleaning waste receptacles; mopping, stripping, waxing, and buffing floors; washing windows; dusting furniture; cleaning vents, fans, walls; sanitizing restrooms, kitchen facilities). * Performs non-cleaning tasks in general facility maintenance (i.e., changing light bulbs, filling paper and soap dispensers, assisting in setting up for meeting and conferences). * Responds to spills, broken windows and broken locks. * Moves furniture and other equipment. * Cleans equipment and tools after use and maintains cleanliness and order in storage areas. * Reports equipment malfunctions and maintenance needs to supervisor. * Performs maintenance on custodial equipment, such as changing vacuum cleaner belts and bags, and changing buffer machine pads. * Monitors supplies and materials inventory and orders supplies. * Performs general maintenance and repair to the building, sprinkler system and furniture. * Performs maintenance on equipment (i.e., greasing, inspecting, painting). * Distributes newspapers to offices throughout the department's administration building. * Performs other duties as assigned. MINIMUM QUALIFICATIONS Education, Training and Experience: High school diploma or GED preferred; supplemented by six (6) months of experience in performing custodial and/or groundskeeping/landscaping tasks, preferably in a commercial or similar institutional environment; or an equivalent combination of education, training and experience which provides the required knowledge, skills and abilities. Licenses and/or Certifications: Requires a valid driver license. Must be able to pass a background criminal history records check ("CHRC."). Must be able to obtain and maintain a Defense Biometrics Identification System (DBIDS) badge. OTHER REQUIREMENTS Physical Requirements: Must be able to operate a variety of hand-held, gas and electrical equipment and tools, to include mowers, blowers, edgers, vacuum cleaners, strippers, waxers, etc. Requires the ability to exert 50 to 100 pounds of force occasionally, or in excess of 50 pounds frequently, or in excess of 20 pounds constantly to lift, carry, push, pull or otherwise move objects. Must be able to perform manual tasks and remain on feet for extended periods of time. Work involves assisting with exotic plant species removal, ecosystem restoration activities, and trimming and removing trees in order to advance efforts of restoration, conservation and stewardship by the Natural Areas Division of the Parks and Recreation Department. An incumbent will also be responsible for planting trees, cutting grass, removing weeds, raking, and trash collection. General supervision is received from the Senior Park Naturalist or designee. Duties may include, but are not limited to: restoring and enhancing natural areas through propagating, trimming, cutting, planting, transplanting, and fertilizing different shrubs, flowers, and plants, as instructed, through established guidelines and procedures; driving pick-up trucks with trailer and motorized carts; operating hand mowers, riding mowers, edge trimmers, edgers, and related equipment in the maintenance of a park; operating hand and power spray equipment in spraying grasses and shrubbery to control growth, disease and insects; assisting in maintaining a list of different varieties and species in natural areas; assisting with propagation and re-establishment of native material within the park for use in other parks and public areas; conducting hands-on exotic removal requirement based on project needs and timeline; performing maintenance and light cleaning such as picking up trash, pulling weeds, vacuuming, dusting, tidying restrooms, sweeping and mopping; services and performs minor repair on equipment used in parks; and performing other related work, as required.     Responsible for the preventative and repair of the hotel's mechanical/electrical systems and equipment, and for the general maintenance and upkeep of the physical plant, FF&E, grounds, swimming pool, etc. ESSENTIAL JOB FUNCTIONS This description is a summary of primary responsibilities and qualifications. The Hotel operates 24 hours a day and 7 days a week, so operational demands require variations in shift days, starting times, and hours worked in a week. Troubleshoots and repairs malfunction in mechanical or electrical systems (e.g., HVAC, plumbing) and other equipment throughout the hotel. Performs preventative maintenance assignments on a schedule basis (e.g., “room care”). Services the hotel's pool, including adjusting chemicals and cleaning filters; completing maintenance request forms and record logs. Maintains the building exterior and “curb appeal” (e.g., lawn care, painting, and gardening). Adheres to all company policies and procedures. Follows safety and security procedures and rules. Knows department fire prevention and emergency procedures. Utilizes protective equipment. Reports unsafe conditions to supervisor. Reports accidents, injuries, near-misses, property damage or loss to supervisor. Provides for a safe work environment by following all safety and security procedures and rules. KNOWLEDGE, SKILLS & ABILITIES The Hotel may consider equivalent combination of acceptable education and experience providing the knowledge, skills and abilities cited below, when applicable HVAC Certification Knowledge of all maintenance trades, including basic electrical, plumbing, mechanical and carpentry. Basic mechanical aptitude for operation and repair of hotel equipment Must be able to recognize potential safety hazards and security problems in the hotel and act upon each accordingly. Be willing and able to comply with hotel policies and procedures including appearance and grooming, safety, security, key control and emergency procedures. Be skilled in several areas such as HVAC, electrical, carpentry, dry walling, painting, plumbing, roofing, and landscaping. Must be able to troubleshoot and repair routine mechanical and electrical malfunctions in hotel systems and equipment. Skill in the use of basic hand and electric tools and familiarity with parts and materials is required. Any combination of education and experience equivalent to graduation from high school or any other combination of education, training or experience that provides the required knowledge skills and abilities. High school diploma preferred. Thorough knowledge of the layout of the building, sleeping and function rooms. Ability to effectively deal with internal and external customers, some of whom will require high levels of patience, tact and diplomacy to defuse anger and collect accurate information. Ability to listen effectively, speak, read and write English clearly, as there will be interaction with guests and other team members. Ability to work in a fast paced environment, sometimes under pressure, while remaining flexible and efficient while maintaining a pleasant cheerful demeanor. Ability to follow written and or verbal instructions. PHYSICAL DEMANDS Ability to stand, walk and/or sit and continuously perform essential job functions for duration of shift.
