Job Title: Maintenance Supervisor Division: Multifamily Status: Non - Exempt JOB SUMMARY : In the Maintenance Supervisor role, you will be responsible for performing, supervising, and coordinating service functions to ensure the efficient upkeep of the buildings and property.
ESSENTIAL DUTIES AND RESPONSIBILITIES : include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company.
Provide training, guidance, and supervision to the maintenance team
Ensure work orders are being completed timely and thoroughly
Schedule and supervise in-house and vendor/contractor work
Manage inventory, ordering, and delivery of all necessary supplies and equipment for the service team
Schedule and perform preventive maintenance
Research and evaluate current and potential products used in the maintenance and upkeep of the property; make recommendations as appropriate
Assist team in fulfilling service requests
QUALIFICATIONS : To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. At least 3 years of multifamily property maintenance experience
One year of supervisory experience required
Expertise in general plumbing, HVAC, appliance repair, electrical, and carpentry work
HVAC certification

Solid interpersonal and customer service skills
Must be available for on-call and weekend work

What You'll Do:

Oversee the make-ready process to ensure vacant units are market-ready within 5 days
Maintain curb appeal through daily upkeep of buildings, grounds, and common areas
Coordinate vendor work, obtain bids, and control inventory to stay within budget
Respond to emergency maintenance requests after hours as scheduled
Ensure safety compliance with OSHA, local codes, and internal policies
Supervise maintenance staff and outside contractors to meet quality standards
Keep accurate records, logs, and updates in the maintenance tracking system
What You Bring:
Proven experience in apartment or multifamily property maintenance
Strong knowledge of HVAC, plumbing, electrical, and appliance repair, CPO certification a plus
Excellent leadership and organizational skills
Customer-focused mindset and strong communication abilities
Ability to work under pressure and manage deadlines effectively
Working knowledge of maintenance software (OneSite a plus)
Reliable transportation and valid driver's license with proof of insurance
Willingness to be on-call 24/7 as scheduled
Bonus Skills:
Familiarity with Microsoft Outlook and Teams, or OneSite.
Trade school or vocational certification.
Requirements
High school diploma or GED.
Valid driver's license and reliable transportation with liability insurance.
Pass pre-employment maintenance skills assessment, background check, and drug screening.
Work Hours:
Monday-Friday, 8:00 AM - 6:00 PM (flexibility required)

* EPA Section 608 Technician Certification- Type II or Universal Certification (or ability to obtain within 90 days of employment).

* Ability to work in a fast-paced environment demonstrating strong organizational and follow up skills along with an ability to manage multiple priorities.

Position Summary
Supervises, coordinates and performs activities employed with the general maintenance of a multi-unit residential property of higher complexity. Manage procurement of parts and services while identifying and implementing cost savings projects in these areas
Proactively champion technical issues and see them through to completion.
Ensure compliance with all company standards including sanitation, safety, quality, productivity, and budget. Ensure compliance with all required permits.
Seek out production needs and prioritize own work accordingly.

Skills, Knowledge and Expertise
A minimum of 8 years of food manufacturing experience (USDA and SQF preferred)
At least 1 years of supervisory experience in a maintenance department with 4 or more employees
Strong people and project management skills
Ability to solve problems using critical and analytical thinking skills.
Experience with Lean and 5S programs preferred.
Ability to read and interpret blueprints, parts diagrams, and electrical schematic drawings.
Must have formal training through prior work experience and/or from a trade school or technical college.
Must be "hands-on" and assist in completing maintenance work.
Able to work in a fast paced, cold, wet, refrigerated environment.
Candidate must successfully pass post-offer/pre-employment drug and background screen.
