As an Investment Associate, you will gain hands-on exposure to complex real estate deals, development oversight, and capital markets activities. Core ResponsibilitiesMarket Research & Studies · Conducts and oversees in-depth market studies, delegating to Analysts or other team members when appropriate · Synthesizes data into actionable insights for investment decisions Excel Modeling & Analysis · Builds institutional-quality financial models to evaluate acquisitions, development/ redevelopments across asset classes, with minimal guidance or need for clarification on assumptions · Performs valuation, sensitivity, and return analyses with accuracy and attention to detail Investment Memoranda · Prepares comprehensive Investment Committee memos outlining key deal points, highlights, risks, mitigants, and recommendations · Supports presentation of findings to senior leadership and capital partners Transaction Execution & Capital Markets · Manages draw reviews and construction requisitions · Coordinates due diligence, legal documentation, and closing processes in collaboration with internal teams and external counsel · Supports capital markets activities, including debt financings and equity raises with lenders, investors, and other partners Development Oversight · Aids in monitoring and evaluating active development projects · Coordinates with internal development teams and external partners to ensure business plan execution Portfolio & Reporting · Provides support or leadership on ad hoc needs related to The Bernstein Companies portfolio · Assists with or leads investor reporting for specific TBC investments · Plays a key role in portfolio-level asset management and fund deployment strategy Team Collaboration · Works under the direction of VPs and Managing Directors · Proactively manages timelines, deliverables, and quality control across multiple projects External Communication · Participates in and leads calls and correspondence with brokers, partners, lenders, and other third parties · Represents The Bernstein Companies professionally in all external interactions Position Focus · Execution support and leadership across transactions, development, and portfolio needs · Strategic thinking and problem solving to enhance investment outcomes · Capital markets exposure and experience in raising and structuring transactions · Increased delegation and oversight responsibilities, ensuring accuracy and quality in deliverables Requirements:Qualifications · Bachelor's degree in Finance, Real Estate, Economics, or related field · 3-5 years of experience in real estate investments, development, or private equity. · Experience supporting Fund deployment and management highly desired. · Advanced proficiency in Excel financial modeling and all other office suite products · Strong written and verbal communication skills, with the ability to create concise, persuasive presentations · Highly organized, detail-oriented, and capable of managing multiple projects simultaneously · Entrepreneurial mindset, strong work ethic, and team-oriented approach
