Job Description
This position is responsible for completing a variety of tasks to maintain and repair the campus HVAC systems. It will also assist with other building maintenance tasks when necessary.
Duties and Responsibilities
Performs daily reactive maintenance work orders and preventive maintenance work orders on all building associated HVAC systems equipment.
Responds to emergency situations such as HVAC outages to minimize or prevent loss of property, damage to research activities, and disruption to critical systems.
Performs minor repair and installation work on HVAC systems including planning the work; estimating and arranging the materials, supplies and equipment required; and coordinating with other trades.
Works with other trades to troubleshoot and repair system failures related to all aspects of the HVAC equipment and systems.
Inspects buildings and other structures to determine mechanical systems defects and needed repairs making notes and recommendations for repair.
Performs minor electrical repairs on mechanical equipment.
Performs monthly maintenance on HVAC equipment, including air handlers, condensers, exhaust fans, boilers, chillers, pumps, and cooling towers.
Works with third party contractors to service, maintain and repair mechanical equipment.
Performs the work in accordance with applicable safety rules and environmental regulatory requirements and maintain records as required according to environmental requirements.
Complies with occupational health and safety regulations that apply to work actions and conduct on the job, including the use of personal protective equipment whenever required, report safety infractions to the supervisor.
Performs other related duties as required.
Minimum Qualifications
High School diploma or equivalent.
Current EPA certification.
At least 3 years of HVAC experience.
Customer service oriented.
Ability to meet or exceed the University's attendance and punctuality standards.
Ability to evaluate objectively, fairly, and consistently.
Ability to use common hand tools.
Ability to understand and follow instructions.
Ability to work in a group or with minimal supervision.
Must be able to be on-call on a rotating schedule.
Must be able to work in a team environment.
Must possess a valid driver's license.
Working conditions
Some evening, night and weekend work as needed.
Working in extreme heat or cold conditions will be possible.
Working outdoors and in enclosed areas is required.
Physical requirements
Ability to push and lift 50 pounds. (Material handling)
Ability to climb ladder and step ladder.
Bending at waist, sitting, kneeling, laying horizontally, climbing, walking, etc., as job may require.
