GENERAL SUMMARY
This position will act as a resource for syndicated loans and review of new loan products. Will also be responsible for research, performing callback, reviewing, and approving daily transactional entries, problem solving, participating in special projects, and responding to escalated and more complex requests within Commercial Loan Servicing.
ESSENTIAL FUNCTIONS
Researches and resolves most complex internal/external customer questions/discrepancies in loan accounting.
Coordinates syndicated and participated activity, including booking new loans and daily transactions with borrowers, internal partners, and other banks, as assigned.
Books new loans, modifications, renewals, and extensions.
Performs callback and reviews new loans, renewals, extensions, and modifications
processed by staff, and inputs index values into IBS.
Provides support for loan coding and other questions for bank and regulatory reporting.
Reviews Line Sheet and approves Trade Innovations transactions and wire requests pertaining to those requests.
Balances and approves daily IBS transaction balance sheets for staff.
Monitors Pass-thru accounts to ensure timely clearance.
Monitors designated exception items on tickler/tracking report to ensure timely processing.
Provides product expertise to all levels of bank personnel.
Researches and resolves rate and payment adjustments issues.
Communicates clearly and effectively with all levels of positions.

QUALIFICATIONS
Experience: 3-5 years of experience in commercial loan servicing or relevant commercial and real estate administration industry.
Education: Requires a bachelor's degree or equivalent experience.

The Loan Operations Representative is responsible for managing and correcting loan transactions, processing loan modifications-including SBA loans-and ensuring compliance with all banking regulations. Resolve non-post items promptly and accurately to maintain proper account posting.

Book all loan types to the core system while meeting established volume and accuracy standards.
Execute all aspects of loan servicing, including escrow accounts, remittance and reporting, payment posting for participated loans, and maintenance of SWAP loans, ensuring compliance and timely financial entries.
File and continue UCC financing statements, process commercial payoffs, and maintain collateral records, including stock certificates.
Monitor hazard and flood insurance on designated loans to protect collateral; initiate force-placed insurance through third-party vendors as needed.
Handle electronic funds transfers, generate operational reports, and maintain accurate documentation for audit and compliance purposes.
Collaborate with internal teams to resolve discrepancies and enhance loan servicing processes.

Reports To: Supervisor of Loan Operations
Position Overview:
This position is primarily responsible for providing timely and accurate service to internal and external customers in support of the lending functions of the Bank.
Primary Responsibilities:
Executes post closing review of loan documents for non-real estate commercial loans, adds or removes document exceptions as discovered or resolved and reviews and packages mortgage and UCC documents for recoding.
Prepares entries required to fund loans based on established procedures and meets set timeline for all funds to correctly document Bank assets.
Resolves non-post items based on established procedures to ensure prompt and accurate posting to the customer's account.
Updates system information in accordance with maintenance requests submitted based on established procedures and knowledge of system functionality to ensure accurate reporting for financial purposes and to maintain the loan in accordance with the note.
Prepares closing documents and modifications for small business and commercial loans and is measured against established volume levels, reviews request for compliance with Bank policy and procedure and advises Lenders or Underwriters of deficiencies.
Books all types of loans to the core system and is measured against established volume levels.
Executes all aspects of loan servicing, including escrow accounts, remittance and reporting, posts payments for participated loans, maintains SWAP loans base on established procedures and defines time lines with all functions meeting compliance requirements, timely recording of financial entries and customer satisfaction.
Files and continues UCC financing statement as collateral, quotes commercial payoffs and maintains a log of stock certificates held as collateral.
Tracks hazard and flood insurance on designated loans to assure collateral is protected and force-places insurance as needed through third party vendor.
Performs other related duties and projects as assigned.

GENERAL SUMMARY
Under the supervision of the Loan Servicing Supervisor & Officer within the servicing team and following established policies and procedures, perform all post-closing duties relating to the servicing of the Bank's commercial loan portfolio according to separation of duties established by the Department Head including but not limited to the following functional duties:
ESSENTIAL FUNCTIONS
Monitor the department's shared email in-boxes and platforms to ensure completion of delegated items.
Perform special processing to include
SBA 1502 update and reporting,
SAD processing to include the following:
Charge Offs
OREO Transfers
Accrual Changes
Shadow Payment Processing
Prepare GL Certifications.
Serve as secondary reviewer and/or back-up of the following:
Pay Off Statements
FTI Balancing and Releases
Daily Index Rate Sheet
Established Control Reports
Prepayment Penalty Report
85 Day Past Due Report
Non-Accrual Exception Report
Review and update Procedures and Job Aids to Assist management in ensuring loan servicing procedures adhere to bank policy and regulations.
Responsible for research, review, and resolution of any Loan Servicing issues.
Assist in short-term and long-term projects.
Assist the CLS Supervisor in providing direction and guidance to staff in their assigned duties.
Assist the CLS Supervisor with training and development of the team.
Assist the CLS Supervisor and the Boarding team with complex research, review, and resolution of any Loan issues.
Review vendor invoices.
Provide general support, assistance, and backup for all servicing functions to include the following:
Rate Rollovers and Repricing
Establish new Rate Contract Sub-Notes
Payments
Payoffs
Loan Advances
Pay Off Statement Preparation
System maintenance
Release of Collateral Review
Post Closing/Boarding document and Collateral Review.
QUALIFICATIONS
Education: High school diploma or equivalent; some college courses a plus.
Experience: Minimum of 4 years of commercial loan servicing experience required.
Skills/Ability: PC literate, proficiency with MS Office, knowledge of IBS loan system a plus, ability to work in a fast-paced environment while maintaining a high level of accuracy, strong problem-solving and organizational skills, bilingual (English, Mandarin or Cantonese) is a plus.

$28.85 - $36.06 / hour
Pay determined based on job-related knowledge, skills, experience, and location.

GENERAL SUMMARY
Under the general direction of the VP, Loan Servicing Manager, responsible for managing and directing the daily activities of the consumer loan servicing staff focusing on Transaction Processing, including loan boarding, payments, advances, Freddie Mac and other transactional functions. Ensure all transactions are processed timely and accurately, and in accordance with established policies and procedures.
DIRECT REPORTS
The incumbent typically has up to six (6) direct reports.
ESSENTIAL FUNCTIONS
Assigns, directs, and supervises the daily tasks and activities of staff, including, but not limited to the accurate and timely tracking of all loan boarding, payment processing, payoff processing, and other transactional functions.
Responds to clients' Qualified Written Requests, and credit bureau disputes.
Ensures the department requests, including team email inboxes and phone calls, are reviewed and responded to timely.
Freddie Mac processing, remittance and reporting.
Reviews completed work performed by staff to confirm accuracy and ensure prompt corrections.
Ensures compliance with established procedures and policy to pursue a positive audit rating.
Performs timely reviews and clearing of entries of assigned general ledger reconciliations.
Researches and resolves more complex internal/external client inquiries or discrepancies.
Recommends and implements changes to increase efficiency and productivity to reduce errors and maintain data integrity.
Creates and updates desktop procedures.
Provides team member training and support.
Assists with preparation of annual Performance Evaluations and coaching/counseling if needed.
Participates and/or chairs special projects as assigned.
Ensures compliance with Bank policies and procedures and government regulations.
QUALIFICATIONS
Education: High school diploma or equivalent with some college business classes preferred.
Experience: Minimum of three years of loan servicing and minimum of two years of supervisory experience required. Thorough knowledge of Mortgage, Heloc/consumer loans products and servicing. Thorough understanding of Freddie Mac Investor reporting, knowledge of loan origination systems and interface to servicing system. Knowledge of state and federal banking regulations and procedures with regulatory requirements including but not limited to: CFPB, FCRA, HMDA, RESPA, Reg Z, SCRA, TILA, UDAAP, HOPA.
Skills/Ability: Self-motivated with ability to work independently and meet deadlines. PC proficient, advanced skill level with all MS Office products; Ability to work in a fast-paced environment while maintaining a high level of accuracy; Strong analytical and organizational skills. Must be able to manage workflow effectively with frequent interruptions and changing priorities. Sound understanding of loan accounting and servicing functions, and general lending policies and procedures. Experience with IBS Insight loan system a plus.

GENERAL SUMMARY

ESSENTIAL FUNCTIONS
Complete necessary functions pertaining to servicing loans sold to Freddie Mac, including but not limited to, daily and monthly remittance of payments, status update in Freddie system, and reconciliation of bank accounts.
Board new loans to the Core System.
Review error and system maintenance reports and correct errors.
Respond to general inquiries from both internal and external clients via mail or through call center.
Review and clear non-posted Lockbox payments.
Review and clear system posting rejects and unapplied funds.
Provide research and correction to accounts.
Process payoff funds and return items (such as return check, return mail, etc.)
Post monthly loan payments.
Clear loan WIP account of loan payments.
Process requests for auto debit and ACH.
Update collateral information in the Core System.
Respond to demand request for payoff quote.
Respond to verification of loan requests.
Prepare mortgage release documents on paid-in-full loans.
QUALIFICATIONS
Education: High school diploma or equivalent with some college business classes preferred.
Experience: Minimum 1-2 years in loan servicing and thorough understanding of consumer loan servicing products; knowledge of state and federal banking regulations and procedures with regulatory requirements including but not limited to CFPB, FCRA, HMDA, RESPA, Reg Z, SCRA, TILA, and UDAAP.

Product Knowledge

Secured and unsecured Lines of Credit
Compliance & Verification
Review organizational and supporting documents such as Property Reports, Insurance Policies, and Flood Reports to ensure compliance with loan approval requirements.
System Proficiency
Utilize LaserPro and Fiserv documentation software to create and manage loan packages accurately and efficiently.
Risk & Regulatory Adherence
Ensure strict compliance with regulatory laws, TRID guidelines, and company procedures.
Actively identify and manage risk in accordance with F.N.B. Corporation's risk management program.
Additional Duties
Participate in special projects and perform other related tasks as assigned.
Qualifications

Files all loan files and follow-up paperwork after it has been scanned to Director and provides documentation to internal and external resources as needed.
Processes paid loan files for all types of loans, releases collateral as required, prepares mortgage satisfactions and prepares and maintains retention boxes.
Processes mail payments.
