INDSP Manage and coordinate all maintenance-related activities of a medium or large non-automated or automated facility while following all regulatory and company safety standards, policies, and procedures. **KEY DUTIES AND RESPONSIBILITIES** + Manage, train, provide performance feedback and assign duties of direct reports to ensure productivity, efficiency, and effectiveness
+ Implement and ensure compliance with all fire, safety, risk, environmental and health and safety programs
+ Manage, plan and, schedule maintenance workload leveraging the Computerized Maintenance Management System (CMMS)
+ Collaborate with facility General Manager to develop and ensure adherence to annual budgets for labor and materials. Review monthly utility reports, discuss results, and provide creative solutions to achieve energy management
+ At automated facilities, collaborate with General Manager to create schedule for planned maintenance events and work directly with all automation vendors during the hardware and software commissioning process
+ Provide recommendations on future capital expenditure projects for the assigned building and ensure timely completion
+ Manage all site-specific projects for energy efficiency studies conducted in collaboration with the Lineage Energy Management department
**ADDITIONAL DUTIES AND RESPONSIBILITIES**
+ Provide guidance on the design and management of future building or automation project work in collaboration with Network Optimization
**MINIMUM REQUIREMENTS (KNOWLEDGE, SKILLS, ABILITIES)**
+ High School diploma or GED
+ 5 years facility maintenance management experience including resource planning
+ For automated facilities, 4 years automated warehouse or distribution management experience
+ Experience working on and around ammonia, Freon and/or CO2 refrigeration systems, when working at temperature-controlled facility
+ Demonstrated proficiency with Process Safety Management and Risk Management Plan regulatory requirements, program implementation, and compliance oversight
+ Demonstrated proficiency in mechanical and electrical fundamentals and applications
+ Proficient computer skills required including Microsoft Office Suite
+ Excellent interpersonal and communication skills with the ability to interact with all levels of the organization
+ Excellent analytical and problem-solving skills, including the ability to deal with ambiguity
+ Ability to work in temperatures as low as -20 Fahrenheit/-25 Celsius in cold storage sites or up to 100 Fahrenheit/37 Celsius in dry storage sites while wearing company provided personal protective equipment and freezer gear
+ Must be comfortable with various noise levels, at times, can be loud

Job Summary
The Maintenance Technician is an important role with direct contact with our residents, providing a top-notch customer experience while responding to maintenance needs for the company's portfolio of single-family homes. Essential Job Duties and Responsibilities
Respond promptly and professionally to maintenance service requests
Provide excellent customer service to prospective and current residents and promote a quality living experience for all residents
Perform ProCare visits periodically throughout resident's lease term to perform preventive maintenance and repairs across multiple trade categories (e.g. HVAC, electrical, plumbing, swimming pool, carpentry, sheetrock, exterior structural, and appliances) in order to reduce future reactive maintenance service requests
Complete general property condition assessments (“GPCA”) at all property visits and submit alerts to property management for items that require immediate attention
Understand and review Technician-specific reports/scorecards to identify opportunities for improvement
Provide continuing education to residents regarding important maintenance topics, such as resident maintenance responsibilities, resident bill backs, no-show charges, etc.
Perform repairs to vacant properties while they are on-the-market or during the turn process
Properly utilize and care for company supplied tools, materials and vehicles

REQUIREMENTS:
Ability to demonstrate mechanical comprehension to learn and apply mechanical principles, including a working knowledge of basic mechanical operations (such as levers and pulleys) and the application of physical laws (such as force and gravity). This includes knowledge in the following areas: (A) Power transmission--such as gears, sprockets and chains, belts and pulleys; (B) Power translation--such as cams and cam followers, linkages, springs; (C) Friction reduction'such as bushings, bearings; (D) Fasteners--such as screws, nuts and bolts, pins, rings, clips, couplings.

EXAMINATION REQUIREMENTS:
Applicants must successfully complete Postal Service Test 955, for the Electronics Technician job group, which measures maintenance knowledge, skills and abilities.
In addition, applicants must successfully complete a structured interview evaluation.

1. Applicants must be able to operate powered industrial equipment.
