Qualifications:
Experience: Proven background as a senior mortgage loan processor.

This includes gathering all of the information necessary to submit the file to underwriting, clearing conditions and performing closing and funding tasks. * Provide service that meets the Service Standards defined by Tropical Financial Credit Union; annual goals are established through the Performance Management Process.
* Works independently and manages Mortgage pipeline to ensure deadlines and production goals are met as defined in the individual's performance appraisal where applicable.
* Processes first mortgage applications from the opening of the file to submission for final underwriting, and through closing, ensuring that the file is complete and accurate and that the file complies with the secondary market, government and investor guidelines. * Prepares the Closing Disclosure within the timeframes as outlined by the TRID regulation for first mortgage. Updates the fields in Encompass as required to produce a compliant document.
* Funds the loans by performing the applicable wire transfer transactions for first mortgage loans. For HELOC and home equity loans, books the loan in the core system and issues checks as required.
* Reviews appraisals, title searches, and insurance coverage to ensure compliance with Tropical Financial, agency and investor requirements
* Communicates with members and outside companies, as needed, to keep them abreast of the filing process and documentation requirements.
* After performing an analysis, considering alternatives and assessing the risk of action or nonaction, takes appropriate steps when problems are encountered.
* Inputs application data required for HMDA reporting submission ensuring that the data is within compliance standards.
* BSA Compliance: every employee is required to uphold the credit union's compliance with the Bank Secrecy Act and anti-money laundering policies and procedures. Position Overview:
The Loan Processor is responsible for providing quality customer service by obtaining necessary documentation to underwrite the loan and orders third party documentation by communicating directly with the customer and/or Loan Officer. Job Responsibilities:
Perform a thorough review and analysis of borrower's credit, employment, income, and assets as required by the loan program before submitting to underwriting.
Assemble the complete loan package in proper order for underwriting.
Verify all required documentation (pre-underwrite) in the file.
Complete the required loan checklist.
Verify that an application is complete and accurate; identify any potential issues that may arise in underwriting.
Prepare a loan approval summary, Forms 1008 and 1003, and ensure the accuracy of all the information printed on the documents; communicate directly with the Loan Originator, customer, and Underwriter to obtain initial and any missing documentation required to qualify for the loan.
Review loans for compliance with all mortgage-related regulations (RESPA, TIL, HMDA, Reg. B, etc.) and prepare required disclosures.
Communicate with various companies to obtain Property Survey, Flood Certificate, Title Commitment, and payoff information.
Verify that vendor orders are complete, invoices are received and in the applicant's E-file.
Manage pipeline by completing and submitting reports within allotted turn-around times.
Assist set-up of loans.
Document all communication related to the loan application in the conversation log.
Train and assist supervision of new Loan Processors and other processing personnel.
Assist closing, secondary marketing, and loan servicing to obtain and clear outstanding suspense items from CrossCountry Mortgage investors.
Available to work varying hours and overtime if needed.
Qualifications and Skills:
High School Diploma or equivalent.
Minimum of 5 years' residential mortgage processing experience.
Experience with Encompass.
Working knowledge of RESPA regulations and general knowledge of all mortgage and consumer lending regulations, including but not limited to Regulation Z and Regulation B requirements, and loan documents, preferred.

Loan Processor III Duties & Responsibilities:
Prepares the loan for closing and ensures all closing documents are correct and accurate and are in compliance with government and credit union regulations.
Ensures that loan approval stipulations are met prior to loan closing, and that third party requests are transmitted and received in order to meet established time standards.
Resolves member problems, obtains information, researches records, follows up on details, assesses member needs timely and efficiently and reports the results to the inquiring party to develop and sustain profitable member relationship.
Orders documentation from the borrower, or external sources that are needed, to facilitate a loan decision, including income and asset documentation, appraisals, title work, etc.
Review asset documentation to insure assets are sourced and seasoned per program guidelines and the borrower has sufficient funds to close the transaction
Review appraisal and insure it meets loan guidelines and compliance.
Boards completed loans and disburses funds to member and/or creditors as necessary.

Capable of handling a pipeline of 30-50 loan files, with an average processing time to approval that meets current department goals.

Responsibilities
• Review residential loan application packages
• Inputs loan application in the mortgage processing system
• Prepares the required loan disclosures pertinent to the loan request
• Requests appraisal, appraisal review, final inspection, and/or other required reports in order to process loan packages
• Obtains credit reports and flood determination for all clients
• Perform compliance searches to determine if there is adverse media/derogatory information about the client or their respective company
• Prepares Know Your Customer (KYC) form and obtain approval from BSA/AML Officer
• Obtain underwriting conditions upon loan approval; obtain “clear to close” status
• Prepare denials, counter-offers, and change of circumstances forms when necessary
• Prepare re-disclosures when necessary
• Full knowledge and understanding of bank policies, procedures, regulatory and compliance requirements, including but not limited to BSA/AML, CDD, EDD, and others as defined by the Compliance Division and Information Security Division

Review loans for compliance with all mortgage-related regulations (RESPA, TIL, HMDA, Reg. B, etc.) and prepare required disclosures.
Communicate with various companies to obtain Property Survey, Flood Certificate, Title Commitment, and payoff information.
Verify that vendor orders are complete, invoices are received and in the applicant's E-file.
Manage pipeline by completing and submitting reports within allotted turn-around times.
Assist set-up of loans.
Document all communication related to the loan application in the conversation log.
Train and assist supervision of new Loan Processors and other processing personnel.
Assist closing, secondary marketing, and loan servicing to obtain and clear outstanding suspense items from CrossCountry Mortgage investors.
Available to work varying hours and overtime if needed.
Qualifications and Skills:
High School Diploma or equivalent.

Experience with Encompass.
