Commercial LoanOfficer III Location: Columbia, MO
At First Mid, base salary is one component of our Total Rewards program. Exact compensation is determined by factors such as (but not limited to) education, skills, internal equity, and experience. This position offers additional compensation in the form of discretionary short-term incentives (i.e., bonus, incentives, and/or commission). Develops, manages, and grows agricultural, SBA, commercial, and/or commercial real estate loans that meet established commercial lending criteria and provide maximum profitability to the Bank at minimum risk. Develops and increases commercial and retail deposit accounts. Responsibilities include, but are not limited to:
Ensures the asset quality of the assigned loan portfolio. Reviews delinquency reports with direct supervisor to ensure proper collection efforts are being utilized to manage the credit risk of the portfolio. Maintains low loan delinquency and ensures that there are no administrative past due loans. Communicates timely and in a comprehensive manner with their supervisor concerning any credit that is experiencing stress.
Manages, supervises, and grows individual loan and commercial deposit portfolios. Develops and maintains existing customer base and builds customer satisfaction and confidence in the Bank. Works effectively with personnel in the Credit Administration Department.
Solicits new customers and negotiating rate and loan terms (for both new and renewal loans) in a competitive and price sensitive environment.
Cross-sells other bank services to customers i.e. retail deposits, cash management, retail lending and wealth management services.
Working with a predetermined lending limit, analyzes customer credit applications; balance sheets and profit and loss statement; and cash flow projections in order to make sound loan decisions and predict future repayment capacity. Coordinates these efforts with personnel in the Credit Administration Department. Make recommendations to loan committee on new and renewal loans for amounts above lending limit
Participates as a member of various Bank committees as assigned.
Represents the Bank and provide leadership in key community activities and committees. Participate in professional associations; attend conventions, conferences and seminars.
Completed required training associated with job function.

Qualifications Education/Experience:
Bachelor's degree in Finance or Business Administration or the equivalent of three plus years of specialized training in commercial and/or consumer lending and overall bank management.

Basic Description:
We are seeking an experienced and detail-oriented Mortgage Loan Closer to join our team. You must have at least two years of experience working with loans, either in closing, escrow, title, or funding. We work with a high volume of loans, so you need to be comfortable working in a fast-paced environment. Our ideal candidate is thorough, self-motivated, familiar with governmental and industry guidelines for loan approvals, and can communicate effectively with all involved parties.
Responsibilities:
Complete data entry and verify all payment information, dollar amounts & payees, and contact information for all parties to create release and track receipt of Closing Disclosure by Borrower to ensure compliance with TRID regulations.
Send closing instructions to title companies. Balance and approve final numbers/Closing Disclosure (both Borrower and Seller sides).
Review conditions provided by Underwriting and ensure that any remaining outstanding conditions are cleared prior to closing.
Timely verification of employment information as submitted on applications.
Complete order and release funds for loans prior to closing date/time.
Preparation of all loan documents as required by investors and Flat Branch guidelines prior to closing date/time.
Review all documents for completeness and accuracy and ensure proper execution prior to closing.
Run/complete final compliance and data checks.
Respond to potential suspense or citation items related to post-closing activities. Issue Post-Consummation Closing Disclosures as needed.
Must be able to work in a fast-paced environment and handle many moving parts simultaneously.
Accepts all other duties as assigned.
Requirements:
Qualifications & Skills:
2 year of Mortgage Closing/Funding/Title experience required. The right candidate with other mortgage related experience may be considered.
Requires accuracy, organization, and a high attention to detail
Excellent written and verbal communications skills, and the ability to effectively communicate across the organization and with business partners.
Requires basic math & logic skills, along with abstract thinking and mental agility to instinctively solve problems and manage constantly changing priorities.

Provide program oversight for Central Trust's Personal Construction and Land Lending Line of Business. Duties will include working with the markets on underwriting and processing for these types of loans along with providing statistical analysis on loans that are originated and denied.
Conduct relationships and activities consistent with established Bank policies, procedures and systems, the corporate code of conduct, Bank Secrecy Act and all applicable State and Federal laws and regulations.
Assist the markets with effective implementation of the Personal Construction and Land Lending Line of Business (LOB). This includes working closely with all lending staff to include lenders, processors, and those in charge of the underwriting quality control process.
The position will include working through specific loan situations to ensure proper application of the approval matrix along with the usage of mitigating circumstances. Communication with lenders will be critical.
Collaborate with the market's residential lending areas to ensure that the Personal Construction and Lending line of business is kept up to date on changes in regulatory requirements regarding the salability of the loans. Identify efficiencies in this process. Ensure consistency in the calculation of debt-to-income ratios between the two areas.
Collaborate with the Compliance Department to ensure compliance with various rules and regulations that apply to this line of business. Be knowledgeable of all regulations that impact this line of business.
Collaborate with Commercial Loan Operations (CLO) to ensure that loans are properly coded. Review loan system coding on all loans and work as a liaison between the markets and CLO to identify and correct any system coding issues. Provide training as deemed necessary.
Collaborate with auditing staff to ensure that issues identified at markets are communicated and addressed to the other markets. Update policies, procedures, and other support documentation to ensure issues are addressed and resolved.
Perform a final underwriting quality control review for all personal construction and land loans that originated in Central Trust Bank. Ensure that the approval matrix is followed, loans are priced in accordance with policy, and exceptions are properly identified and approved. Perform final documentation quality control as needed. Assist banks with the identification of processing best practices.
Manage the weekly spreadsheet of news loans that are originated and denied. Perform statistical analysis regarding exception percentages. Review which mitigating circumstances are used the most and identify any possible discrepancies amongst the markets. Report findings to the steering committee.
Identify loans that are approaching the 24-month limit and work with each market to ensure a proper workout is in place. Establish an approval and reporting process for these loans to ensure compliance with regulatory requirements. Collaborate with each market's processing teams to identify best practices.
Ensure the documents are properly prepared and reviewed for consistency and accuracy. Work with Lending Support systems on Laser Pro and Accu Systems issues. Serve as a liaison between these groups.
Perform on-going maintenance of the Underwriting Spreadsheets that have been developed. Make updates as deemed necessary by the steering committee and communicate changes to the markets. Continue to improve the accuracy and efficiency of the spreadsheets. Answer questions from the markets regarding the content and calculations in the spreadsheets.
Maintain the Program Guide / FAQ document and make changes as deemed necessary. Ensure compatibility with the loan policies that have been established. Continue to add to this document as new issues arise.
Assist banks with the tracking of lost loan opportunities. Review this information to stay abreast of changes in the market and competition to ensure that this line of business remains competitive.
Manage the e-mail box which is used by the markets for line of business questions. Ensure that questions are answered on a timely basis and forwarded to the appropriate personnel.
Manage the line of business SharePoint site. This site serves as an important resource for the markets involved in this line of business.
Provide on-going training for this line of business to the markets. This includes lender, process, and underwriting QC training. Identify and provide one-on-one training as requested.
Coordinate the on-going meetings of the Steering Committee. Provide updates to the Steering Committee and Credit Committee as deemed necessary.
Collaborate with other lines of business areas to promote cross-sell opportunities.
Maintain educational and professional expertise through attendance at job related seminars, conferences and workshops and involvement in professional, civic, and community groups in leadership positions.
Contribute to the effort of the Bank by performing other duties as assigned.

WHAT WILL YOU DO?
* Outside Sales: Originate residential mortgage loans and related bank products and expand network of referral sources. Originations, in large part, are to be sourced through professional relationships (example: realtors, attorneys, CPAs, business managers, nonprofits, trade organizations, financial advisors) that fit within the banks overarching financial and diverse strategy
* Calls on clients or their designated representative's and referral sources at their places of business or other locations away from the office to prospect for and originate mortgage loans
* Provide sound and ethical loan counseling to all potential applicants.
* Act as liaison between Bank and customer during processing and underwriting, as procedures dictate, to ensure timely processing and best in industry customer service
* Complete the loan application and related processes with applicants while keeping with Bank policies, procedures and product guidelines and with applicable laws, regulations and accepted business practices.
* Forward substantially complete application packages to Processing and Underwriting within a system that adheres to TRID requirements
* Develop and/or implement sourcing strategies as required by written goals.
* Meeting or exceeding quantitative and qualitative goals as designed by sales management. Pursuing and fulfilling compensation goals within the spirit in which they were designed and with respect to the CNB brand
* Stay abreast of sales and business development techniques, product offerings, legal and regulatory requirements and industry and real estate trends.
* Acquire and maintain proficiency in the use of the specific software systems utilized by the bank directly and indirectly related to mortgage originations
* Attend regularly scheduled sales meetings, training sessions and Bank functions.
