The Loan Officer plays an important role in the organization by performing a variety of activities directly related to the company's Production functions. Obtain accurate AUS findings.
Analyze credit report and financial scenario, determining appropriate loan product(s).
Determine (price) a profitable loan and communicate fees to ops team.
Submit a complete loan package to processing.
Note: Processing will not proceed without a complete loan file: Complete application, signed disclosures, at least 80% of what is required to obtain an UW approval.
Lock in rate.
Review CD to ensure fees and cash at closing are consistent with commitment to Customer:
Issue Lender Credit if needed
If loan out of balance, work with processor & branch manager to request subsidy
Resolve file problems, bottlenecks and qualifying issues throughout production and underwriting process.
Provide administrative support in the collection and preparation of submitting loan application with supporting documentation to processing.
Coordinate, create, track and distribute marketing materials.
Manage client and referral partner databases.
Answer customer inquiries involving rates, products and loan application status to ensure quality customer service.
Perform any other reasonable duties required by Guild Mortgage Company or Managing Loan Officer.

The Loan Partner Three (LP3) is a Loan Processor responsible for timely and high-quality loan processing from RESPA to Funding (lock-to-loan).
The LP3 collaborates with the Loan Officer (LO), Loan Partner Two (LP2), Branch Operations Manager (BOM), loan underwriters, borrowers, and other key stakeholders to review and submit high-quality loan applications to underwriting.
This position requires extensive knowledge of investor guidelines, strong attention to detail, expertise in analyzing cash, credit, capacity (income), and collateral, and proactive communication to minimize underwriting conditions and enhance the borrower experience.
Compensation:
$65,000 - $70,000 per year
Responsibilities:
Pre-Underwrite
Verify that the initial loan file is complete using the pre-underwrite checklist
Request any additional documentation on cash, credit, and capacity (income) for a complete loan submission
Return incomplete loans to LO or LP2 with a detailed list of outstanding items (Cc'ing BOM BM)
Initiate ALL third-party items (or direct LP3A to do so, if applicable)
Submit high-quality loans for preliminary underwriting without over-analyzing
Post-Underwrite:
Analyze the Conditional Loan Approval (CLA) to ensure all conditions are clear
Confirm outstanding CLA items have NOT already been received before reaching out to external parties (avoid duplicate requests to borrowers)
Request conditions in layman's terms that are easy for borrowers to understand
Thoughtfully review and submit all conditions to underwriting
Proactively communicate with LP2 (via phone or face-to-face) on better submission practices
Send all Clear to Close (CTC) requests via email to the loan team (including Opener)

Duties and Responsibilities:
Market mortgage loan programs to the real estate sales industry and to personal contacts.
Develop and maintain loan referral relationships with professionals in real estate, accounting, legal and financial planning fields.
Interview buyer/applicants and originate investor mortgage loans. Accept applications and input them to the origination system, provide required estimates and disclosures, and gather required documentation and fees to process mortgage loans.
Ensure all loans are originated, disclosed and/or re-directed accurately and timely within all established regulatory compliance requirements and timeframes.
Ensure accurate processing is completed in a timely manner and prepare for submission to underwriting.
If the loan is approved, take final steps to ensure a smooth closing. If the loan is declined, verbally advise the borrower and issue applicable refunds. Return any documents not pertaining to credit.
Conduct sales presentations for Realtors as necessary to enhance business relations.
Perform other duties as assigned.
Qualifications
Education: Bachelors degree in Business Administration with advanced industry courses in real estate lending.
Creditable Experience in Lieu of Education: Two years of real estate lending experience with at least one year at the loan officer/originator level. Advanced industry courses in real estate lending.
Experience/Skills: Strong attention to detail and ability to perform industry related analysis required. Strong selling and communication skills. A good working knowledge of all aspects of real estate lending including knowledge of all applicable laws, regulations and programs. Proven ability to develop sources of mortgage loan application business.

Salary Pay Range: $21,500 - $53,000 annually. Starting base salary will be determined based on candidate experience, qualifications, education, and local or state wage requirements, if applicable and will fall within the range provided above. In accordance with our Salary Administration policy, new hire base salaries generally fall within the minimum to midpoint of the listed range.
