Job Description:
The Loan Processor & Closer II will coordinate all steps of the government-guaranteed loan process, working closely with borrowers, internal teams, and external partners. This role ensures documentation accuracy, compliance with SBA/USDA requirements, and smooth execution of loan closings while maintaining strong service standards.
Key Responsibilities:
Apply working knowledge of government-guaranteed loan guidelines, documentation standards, and regulatory requirements.
Review approved loan terms to identify required due diligence, supporting documents, and collateral conditions.
Track receipt of upfront deposits and ensure documentation is uploaded accurately.
Confirm compliance items such as CIP, BSA/AML, ECOA, and OFAC are completed and approved.
Maintain clear communication with borrowers, internal teams, and third-party vendors to keep transactions on schedule.
Order, review, and track external reports (title, flood, good-standing certificates, UCC searches, transcripts, etc.).
Prepare and assemble loan closing documents using the designated loan documentation platform.
Coordinate 504 loan debenture funding with the appropriate agencies.
Ensure loans are properly set up, documented, and transitioned to servicing teams after closing.
Identify and resolve outstanding underwriting conditions, escalating issues when necessary.
Establish closing timelines and proactively address any obstacles to meeting borrower expectations.
Verify liens, clear approval conditions, and ensure all compliance items are satisfied before closing.
Facilitate scheduling and coordination of closings with title companies, borrowers, and involved parties.
Review settlement documents, balance disbursements, and prepare funding packages.
Support construction-related disbursements and holdbacks as needed.
Submit packages for pre-close reviews and resolve discrepancies prior to loan finalization.
Input and maintain accurate loan data in the origination system and manage system ticklers.
Organize and electronically file all loan documents according to internal standards.
Process adverse action requests and ensure compliant documentation.
Obtain SBA approvals and submit required changes or 327 actions.
Prepare loan files for final storage and vault submission.
Stay current with SBA/USDA SOP updates and internal credit policy to mitigate risk.
Offer guidance to internal staff on guaranteed loan processes and requirements.
Assist with borrower inquiries and support audit activities.
Perform additional tasks as assigned to support team and client needs.
Qualifications:
Must Have:
High school diploma or GED.
5+ years of SBA loan processing/closing experience OR 3+ years supporting 3-5 SBA closings per month.
Strong understanding of SBA lending programs, SOP requirements, and compliance standards.
Experience with loan documentation systems such as LaserPro.
Proficiency in Microsoft Office and Excel.
Experience using core processing systems (JHA) and department platforms (Sageworks / LaserPro).
Strong communication, problem-solving abilities, and ability to manage tight deadlines while multitasking.
High attention to detail and commitment to accuracy.
Knowledge of SBA 7(a), SBA 504, and conventional business loan structures.

What you will do here:
Review, prioritize, and process a high-volume pipeline of purchase and refinance loans across all product types. Analyze and validate loan documentation for accuracy and completeness; calculate and confirm qualifying income from a variety of sources including self-employed and complex income types in accordance with investor and agency guidelines to minimize risk and potential loss.
Review appraisal reports, including interior and exterior, Hybrid and Property Data Reports, to verify collateral eligibility. Examine preliminary title reports to ensure all requirements are met for title insurance issuance and lien perfection.
Verify the accuracy, completeness and compliance of all borrower, credit and collateral documentation to ensure adherence to investor and regulatory guidelines. Organize and prepare loan files in accordance with FHA, Fannie Mae, Freddie Mac and/or other investor requirements to ensure files are complete and prepared for underwriting and loan approval.
Validate source data to verify completeness and accuracy by assessing the documentation and services necessary for approval. Notify the appropriate parties of any missing or incomplete items required for underwriting. Ensure all borrower disclosures have been provided within the required timeframes and are accurate and within acceptable tolerances.
Maintain regular communication with borrowers, loan officers, internal staff, title companies, real estate agents and other third parties to respond to inquiries, problem solve, ensure the timely closing of loans and provide an outstanding borrower experience.

Monitors and tracks completed title applications and ensure the best interest of the credit union and members are served. Follows up with department of motor vehicles to correct any lien filing errors to ensure the credit union is properly secured. Routinely files UCC1's in accordance with federal regulations of the Uniform Commercial Code. Tracks new collateralized loans to ensure proper filing of liens/titles, utilizing the following reports: Title Fees Report and Titles in Suspense Report.
• Problem Resolution-Responsible for establishing and maintaining effective and professional business relationships with members and external contacts. Resolves (or refers) requests and problems promptly and courteously. Answers questions pertaining to lien, title and UCC1 recordings. Ensures that members' requests and questions are promptly acknowledged and resolved. Maintains privacy of member account information. Ensures that the Credit Union's quality reputation is maintained and projected. Promptly responds to and takes action to secure missing lien/title records in accordance with set standards, utilizing available resources, such as the Titles in Suspense report.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES
• Sales and Service - Consistently demonstrates behaviors that reflect the mission, core values and service standards of the Credit Union. Meets or exceeds sales and production objectives by handling member requests, identifying needs and making recommendations. Responsible for application processing, funding of consumer loans including personal, credit cards, auto, and home equity, as well as submitting qualified department referrals. Solicits a variety of peace-of-mind ancillary products associated with loans. Accurately completes loan and title documents. Participates in outbound calling campaigns as needed.
• New Account and Member Maintenance - Opens, maintains, and closes a wide variety of membership accounts such as: savings, checking, certificate, and retirement accounts. Opens specialty accounts such as Business, Trust and Estate. Provides members and team members with proactive and timely follow up. Assists members with a wide range of services such as online banking, direct deposit, automatic transfers, and account maintenance. Assists members through digital channels such as phone, and email, ensuring professional communication through all channels. Encourages adoption of digital services. Completes teller transactions as needed.
• Resource and Branch Support - Provides subject matter expert resources to branch team and acts as a lead in the absence of a manager to de-escalate member concerns. Uses good judgment to provide overrides within permission authority. Ensures compliance and security protocols are adhered to and keeps manager apprised of concerns. Demonstrates knowledge retention of policy and procedures. Completes auditing, cash ordering and vault related responsibilities as assigned. Completes teller transactions as needed.
• Performs other duties as assigned.
QUALIFICATIONS & REQUIREMENTS
EDUCATION: A high school diploma or G.E.D.
EXPERIENCE: A minimum of 3-5 years of lending experience in a financial institution required. Ability to work shifts between the hours of Monday - Saturday 8am to 6pm. NMLS required. Bilingual preferred.

• Must demonstrate functional knowledge of the Bank Secrecy Act in addition to other Federal laws, including but not limited to U.S. Patriot Act, Office of Foreign Assets & Control, Anti-Money Laundering, Right to Financial Privacy Act, and the Bank Bribery Act.
