The Mortgage Disclosures Specialist is responsible for preparing, auditing, and delivering accurate and compliant mortgage disclosures throughout the loan lifecycle. The ideal candidate will have significant working knowledge of TRID requirements, TILA, RESPA, and federal/state mortgage regulations. This position will also play a key role in the implementation and setup of a third-party document provider, as well as in the creation and enhancement of internal SOPs and workflows. Compensation: $60,000 - $80,000 yearly Responsibilities: Prepare, review, and validate all initial and revised mortgage disclosures in accordance with TRID, TILA, RESPA, and investor guidelines. Monitor critical regulatory timelines to ensure full compliance with delivery requirements. Audit Loan Estimates (LE) and Closing Disclosures (CD) for accuracy and fee tolerance requirements. Work collaboratively with processing, underwriting, and closing teams to resolve disclosure-related issues and avoid regulatory violations. Serve as a subject matter expert on compliance-driven disclosure questions and scenarios. Assist in the implementation and onboarding of a new third-party document provider, including testing, configuration, and workflow development. Develop and maintain Standard Operating Procedures (SOPs) for mortgage disclosure processes and compliance controls. Participate in compliance audits and regulatory examinations as needed. Qualifications: 3+ years of experience working with mortgage disclosures in a retail, wholesale, or correspondent lending environment (required). Strong knowledge of TRID, TILA, and RESPA regulatory requirements. Experience reviewing and issuing Loan Estimates and Closing Disclosures. Previous involvement in workflow or technology onboarding (document provider, LOS, or compliance platform) is a plus. High attention to detail with strong problem-solving and documentation skills. Excellent communication and cross-department collaboration skills.
