What You'll Do
Process a pipeline of residential mortgage loans from submission through clear-to-close-primarily jumbo, non-QM, bank statement, portfolio, and foreign national programs
Coordinate with borrowers, loan officers, escrow/title agents, and lender underwriters to collect documents, satisfy conditions, and meet deadlines
Handle complex condo transactions, including limited reviews, non-warrantable properties, reserve requirements, and investor overlays common in the South Florida market
Maintain organized, audit-ready digital files and proactively update stakeholders throughout the loan process
Manage a pipeline of approximately 20-30 active files, including submissions, conditions, and cleared-to-close loans depending on complexity
Navigate lender platforms (e.g., Arive, LendingPad) and interpret AUS findings (DU, LP, or manual underwrites)
What We're Looking For
2+ years of experience processing residential mortgage loans, including non-QM, bank statement, or foreign national programs
Strong working knowledge of condo lending requirements and local real estate dynamics in the Miami area
Fluent in both English and Spanish-many of our South Florida clients prefer to communicate in Spanish
Familiarity with multi-state files and wholesale lender platforms

The Mortgage Loan Processor is responsible for processing and closing first mortgage and HE/HELOC Loan files. This includes gathering all of the information necessary to submit the file to underwriting, clearing conditions and performing closing and funding tasks. This individual must have a working knowledge of the requirements as directed by Tropical Financial, government agencies and private investors to process and close first mortgage and HE/HELOC loan files. Additionally, the responsibilities include the review of the credit file (credit reports, income, tax returns, financial statements, etc.), the review of the appraisal, title, and inspection reports.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
* Provide service that meets the Service Standards defined by Tropical Financial Credit Union; annual goals are established through the Performance Management Process.
* Works independently and manages Mortgage pipeline to ensure deadlines and production goals are met as defined in the individual's performance appraisal where applicable.
* Processes first mortgage applications from the opening of the file to submission for final underwriting, and through closing, ensuring that the file is complete and accurate and that the file complies with the secondary market, government and investor guidelines. Uses analytical ability and judgment to determine the acceptability of the information and documentation.
* Processes HE/HELOC loan applications from the opening of the file to Closing. Ensures that file meets all TFCU policies and regulatory requirements. Uses analytical ability and judgment to determine the acceptability of the information and documentation.
* Ensures all underwriting and closing conditions as outlined by the underwriter or documentation is obtained and in compliance to secondary market and TFCU requirements.
* Performs final verification processes regarding credit and employment on first mortgage loans. Compares the information received to the application as a final UW review.
* Clears the loan in the LOS system making sure that changes do not affect the salability of the file or the UW commitment. Follows secondary market requirements and take appropriate actions if changes impact original lending decision.
* Coordinates with the title company/Closing agent for the receipt of all closing fees and documents for the preparation of disclosures.
* Prepares the Closing Disclosure within the timeframes as outlined by the TRID regulation for first mortgage. Updates the fields in Encompass as required to produce a compliant document.
* Funds the loans by performing the applicable wire transfer transactions for first mortgage loans. For HELOC and home equity loans, books the loan in the core system and issues checks as required.
* Reviews appraisals, title searches, and insurance coverage to ensure compliance with Tropical Financial, agency and investor requirements
* Communicates with members and outside companies, as needed, to keep them abreast of the filing process and documentation requirements.
* After performing an analysis, considering alternatives and assessing the risk of action or nonaction, takes appropriate steps when problems are encountered.
* Inputs application data required for HMDA reporting submission ensuring that the data is within compliance standards.
* BSA Compliance: every employee is required to uphold the credit union's compliance with the Bank Secrecy Act and anti-money laundering policies and procedures. Specific functions within TFCU will take into consideration the awareness of unusual or suspicious activity that is relevant to the department.
* In addition to any other assigned training courses, online BSA and OFAC courses must be completed at least annually, as made available by the Training and Compliance Departments.
* This position may be subject to SAFE Act Registration Requirements. As a
Mortgage Modification Specialist
(1099 Independent Contractor) you will be meeting face to face with homeowners that are delinquent on their mortgage and facing foreclosure (received NOD) or imminent default (no lates, but struggling to make their payments) . Your responsibility will be to fully explain how the American Home Saver-Mortgage Assistance Program can help them save their home and get back on their feet. You will collect all documentation required to complete the Home Affordable Modification Program (HAMP) paystubs, mortgage statement, bank statement W-2. We will provided you with a minimum of 5 pre-qualified leads per week, however you are allowed to share our services with anyone that may be in need. There are no territory restrictions.
Qualifications
We are seeking individuals in the Broward County area with a background in Home Loan Preservation to work as a independent contractor with our company. The ideal candidate should have a minimum of 1 year's experience working in Home Preservation or Loss Mitigation with Customer interaction. Must have a high school diploma / GED. Pass a criminal background check, have dependable transportation with proof of current liability insurance, access to a computer and a active smart/android cellular phone.

We are seeking Loan Officers to acquire and retain new and existing customers, work with realtors and their clients to assist them in obtaining home loans, assist other Loan Officers as needed, support each loan transaction from application to closing, and provide excellent customer service to all partners, realtors, clients and borrowers.
Essential Duties and Responsibilities:
Customarily and regularly work away from Evergreens' place of business (or the Loan Officer's home office or other regular place of business) selling Evergreen's loan products and meeting with and calling on real estate agents, builders, clients and partners and other referral sources to self-source leads and generate business.
Perform sales activities including, but not limited to:
Phone calls, emails and social media posts to maintain existing relationships as well as create new business partners.
Provide ongoing marketing and support of existing Partners.
Sourcing of prospective new clients.
Be available to clients and coworkers throughout the day and on weekends if needed.
Interview customers and take loan applications and pre-qualify borrowers over the phone or in person.
Discuss loan program products with borrowers and provide loan comparisons or other borrower education information.
Support loan transactions from application to closing, providing updates to borrowers and coordinating with support staff.
Create new marketing materials and distribute to partners and clients.
Participate in builder and realtor functions, open houses, status meetings, special events, etc., to develop and maintain relationships, generate new leads, and acquire new business.
Read industry publications/blogs/newsletters/web stories about current industry news.
Support other Loan Consultants/ Officers as needed.
Other duties as assigned.

Work well with other members of the EHL team, and is willing and able to fill in for other EHL Loan Consultants/ Officers.
Perform all actions in accordance with policies and procedures of the company.

Take full accountability for performing the work and achieving the results as agreed, and your manager is accountable for providing you with the resources and guidance needed.
Exceptions, problems, changes and questions are reported immediately. You are accountable for notifying your manager, and any other affected people, in writing if the work will not be performed or the results will not be achieved as agreed. Your manager will also notify you if commitments made to you cannot be achieved.
Your manager can assume the work is being performed as agreed unless otherwise notified.
Periodic check-ins between you and your manager are the main vehicle for keeping each other informed about how work is progressing.
Failure to notify of exceptions or missed due dates - in other words silence - is not acceptable.

Specific Skills/ Knowledge/ Abilities Required for Position:
High School Diploma or equivalent
Must have current Mortgage Loan Originator (MLO) license through the NMLS required per the S.A.F.E. Act of 2008.

Physical Requirements:

ESSENTIAL DUTIES AND RESPONSIBILITIES
* Ability to self-manage a pipeline by reviewing and confirming if all minimum items have been received as outlined on the Loan Coordinator Checklist. The Loan Coordinator is responsible for reviewing the file for completeness, reading all comments from the Mortgage Loan Officer (MLO)/ Mortgage Loan Assistant (MLA), indexing all the docs in the unassigned section of the efolder to the appropriate placeholders and completing all order outs per instructions laid out by management.
* Maintain daily workflow prioritization to ensure loan set up is completed timely and loan advances with quality to the next milestone.
* Adhere to published SLAs to promote effective pipeline management.
* Analyze and ensure all documentation received is accurate and meets minimum required documentation as outlined by our Mortgage procedures, Loan Coordinator checklist and AUS as applicable.
* Complete all order-outs per instructions from the Loan Officer.
* Process Appraisal Refunds
* Reconcile Credit Card Accounting deposit report from Accounting.
* Provide excellent customer service to both internal and external clients.
* Communicate effectively with all parties to the transaction to keep them informed of file status.
