JOB FUNCTION / SUMMARY:
Loan Workout Specialists monitor delinquent commercial and/or consumer loans and advise, restructure/rehabilitate, collect, recover, convert and/or liquidate assets (usually adversely classified) assigned by management to limit losses.
ESSENTIAL DUTIES & RESPONSIBILITIES:
* Monitors the commercial delinquencies weekly and in conjunction with management
* Works closely with officials of lending and borrowing institutions to review and restructure credit and repayment terms and to better secure collateral, attain an equity position, or otherwise establish recourse to other borrower assets
* Successfully manages multiple complicated and complex troubled credits/relationships.
* Develops and implements strategies to recover principal from borrowers whose non-performing loans have been charged off
* Reviews files assigned and develops a plan of action according to Bank and external policy/procedure and regulations.
* Communicates and coordinates with legal counsel both in-house and outside all legal activity associated with an assigned file.
* Reviews and evaluates appraisals (real estate or movables) as well as environmental reports relative to assigned accounts.
* Collects and incorporates all pertinent information for assembly into the department's working and bank files.
* Drafts, updates, and presents watch list reports for review to watch loan and selected asset review committees.
* Initiates and participates in meetings with clients and many times their advisors, counselors, attorneys and CPA's to address problems and develop solutions.
* Coordinates and facilitates interactions between various departments.
* Advises and assists loan officers and department managers with account deterioration and changes to approved plans of action.
* Incumbent is required to comply with all applicable federal, state, and local banking and industry related laws and regulations including but not limited to the Bank Secrecy Act.

MINIMUM REQUIRED EDUCATION, EXPERIENCE & KNOWLEDGE:
* Bachelor's degree preferably in Business Administration, Finance, or Accounting
* 6 years of relevant experience in credit and/or collections required
* Knowledge of sound credit, underwriting, and collateral recovery methods and procedures
* Knowledge of tax, legal, and Bank credit/loan policy
* Thorough understanding of the legal system relating to loan collections
* Ability to prevent losses and to turn around non-performing credits
* Ability to understand large and complex loans
* 1+ years of supervisory experience preferred.
* An equivalent amount of related training, education and experience may be considered

Essential Functions
The processor is to become the contact for non-licensed activity once the loan is submitted to them.
Monitor the overall lending process, and identify, resolve, and communicate issues that could impact timely closure of loans.
Analyze loan-to-value ratio, debt-to-income ratio, credit report, application, income and assets, source(s) of down payment funds and examine supporting documentation to identify potential fraud or misrepresentation.
Identify potential issues and communicate to consumer and loan officer.
Order and review all third-party documentation, including credit checks, title reports, appraisals, tax returns, verifications of employment/assets, etc. to identify and address potential issues.
Stay current with federal, state regulations, policies and industry trends.
Check ratios and verify accuracy of AUS findings and program applicability.
Review and verify documentation integrity to ensure it aligns with findings, completeness and compliance, and submit loan file to underwriting for approval.
Identify qualifying/program issues prior to submission to Underwriting, and re-structure loan as necessary.
Provide options within guidelines and makes recommendations if borrowers may qualify for suitable programs.
Update and verify accuracy of data input into system.
Verify compliance with Company standards, federal and agency regulations, standards, and guidelines, as well as any applicable state-specific and or local regulations, ordinances, etc.
Obtain and verify clearance of all underwriting conditions and prepare the file for submission to Closing.
Order generation of loan documents.
Coach and provide guidance to less experienced Processors as needed.
Use and modify templates to compose professional correspondence and emails.
Provide status updates to Loan Officers and/or borrowers.
Qualifications
High school diploma or equivalent required; college courses/technical training related to Business, Finance/Accounting, Legal, or related field is preferred.
Total recent work experience includes five or more years' experience as a Loan Processor, preferably processing conventional and FHA loans along with at least two years of experience processing VA and Bond mortgage loans.
Ability to build strong relationships with loan officers, production, underwriting, closing and other internal and external partners.
Expert knowledge of overall mortgage lending internal processes and control, as well as federal, state, and regulatory requirements/guidelines related to consumer mortgage lending for conventional, FHA, VA and Bond mortgage loans.
Expert knowledge of conventional, FHA, VA and Bond mortgage loans, including various product/program guidelines, necessary conditions for approval, and investor specific guidelines.
Expert knowledge in new construction documentation and condominium projects.

Maintain a thorough knowledge of Bank products, services, policies, procedures, and appropriate regulatory issues as related to daily job functions including, but not limited to the following: Bank Secrecy Act; Privacy Act: Fair Lending Act; Regulation E, etc. Complete required compliance training (when assigned) and adheres to the bank's standard of conduct.
Perform other duties as assigned.
Position Requirements:
Bachelor's degree preferred; High School Diploma required.
One year of experience working with TRID loan documents.
Previous experience with Encompass software preferred.
General computer and typing experience with Microsoft Office Suite, to include Excel, Word, and Outlook
Detail oriented with excellent clerical and organizational skills.
Excellent verbal and written communication skills
Work outside of regular business hours, as deemed necessary.
Ability to handle multiple tasks.
