Role Description:
As a Loan Servicing Analyst, your ability to prioritize, navigate robust servicing procedures and to institute and refine internal controls will be critical to this function and the Company's growth. Primary responsibilities for the Loan Servicing Analyst is to contribute to all aspects of the Servicing Pipeline by providing essential analytical and operational support to the Head of Core Servicing.
Responsibilities:
Ensure the accurate and timely preparation of loan data for effective onboarding and servicing of loans
Ensure accurate remittance and loan activity reporting
Work with Company accountants in providing guidance with books & records- standardize reporting, track cash flows, proceeds, and expenses
Manage remittance reporting and surveillance activities
Review servicing reports, process transactions, review and reconcile servicing Trial Balance
Resolve servicing bottlenecks and friction points
Build best in class reporting, prepare analysis over company transaction history, counterparty metrics, performance information and forecasts
Work with debt providers, including coordination of funding activities and data validation over loan and debt balances
Prepare settlement statements/trade documents for loan trades/ bulk sales and purchases
Interact with debt providers including data validation over loan and debt facilities being pledged/or borrowed against
Build relationship with rating agencies; manage securitization limits, reinvestment periods
Qualifications:
Advance Excel skills, including macros, pivot tables, familiar with most if not all functions in Excel.
Understanding of the necessity and value of accuracy and attention to detail; ability to process information with high levels of accuracy.

Summary:
Hanover Bank is looking for a full-time Loan Servicing Specialist II to join our team. The Loan Servicing Specialist II reports directly to the Loan Servicing Manager Officer. Processes monetary loan transaction requests, daily loan payments & loan payoffs from general ledgers and checks. Supports the loan officers, branch personnel, and loan administration staff professionally to ensure quality customer service. Monitors insurance and taxes, daily loan operational functions, and assists with various servicing tasks when necessary.
Duties and Responsibilities:
Customer Service
* Review and respond to customer inquiries.
* Run and return payoff letter requests within 24 hours.
* Return all inquiry calls within one business day.
* Monitor loan servicing emails for customer/employee inquiries.
Customer Intake and Data Entry
* Process payments loans from general ledger entries.
* Monitor payoff & loan disbursement mailboxes, advancing funds, and processing paydown/payoff transactions.
* Process loan-related wires and ACH transfers for payments/disbursements.
* Customer service functions as necessary, including service desk tickets and Call Center.
* Print and mail escrow surplus checks.
File System Management
* Update collateral tracking and ticklers when current information is received.
* Ensure efficient and accurate processing of loan payments.
* Review / clear non-posted items.
* Update and or review daily rate changes.
Administrative Support
* Review co-worker's daily work.
* Assist in insurance monitoring records for all loan types.
* Work with attorneys for assignment requests.
* Maintain and update assigned Procedures.
* Loan advances / Construction draws
* OTE transactions as requested by other departments
* Upload tax/insurance documents to vendors for tracking purposes.
* Review all vendor-generated insurance reports for expiring hazard & flood insurance. Contact insurance agents to obtain outstanding expired insurance and invoices.
* Process payment of real estate taxes for escrow accounts as they become due and maintain all corresponding escrow addendums on the loan accounting system.
* Update loans based on KDE requests.

Education and Experience:
* Bachelor's degree in business or equivalent business experience
* Minimum of 1-2 years in a bank loan department and/or similar experience

Handles entire monthly billing process, which includes assuring that all commercial account bills are generated and mailed to customers. Adheres to finest quality control standards. Contacts borrowers on returned mail items for address verification.

Job Description
The Closer must make sure all required items for the loan file are obtained/collected at the time of funding in order to be able to submit the loan to the investor and to be sent out for the HUD Insuring process. The Closer will work with Correspondent Partners, Title companies, Sales Advisors, Attorneys, etc….on a daily basis.
Job Functions:
•Ensure that all loans meet guidelines for quality and regulatory compliance and investor closing standards are met
•Gather all required forms and conditions required to close and fund the loan
•Audit initial documents and file based on audit procedures.
•Review title information, sales comps and LOS information for accuracy and to identify potential qualification issues
•Establish and maintain a thorough knowledge of all products and investor requirements to ensure quality closing packages and salability to the Investor.
•Run calculations on a reverse mortgage calculator to customize application packages based on client qualification.
•Assemble client portfolios and audit portfolio based on procedures.
•Prepare all closing documents required to close mortgage loans, ensuring documentation is complete and accurate; follow up with any discrepancies.
•Audit closing documents and file based on audit procedures.
•Prepare and explain closing requirements to settlement agent as needed.
•Receive document package from settlement agent and review and clear all prior to funding conditions.
•Audit funding documents and file based on audit procedures.
•Determine any additional funding conditions that are need to meet lender, investor, or HUD guidelines.
•Prepare and deliver funding package based on funding procedures.
•Perform client, settlement agent, processor, or client relations follow-up as needed.
•Coordinate shipping and receiving of documents to loan advisors, settlement agents, and wholesale partners, as needed.
Qualifications

•Minimum of three years as a closer, funder or doc drawer
•Reverse mortgage industry experienced preferred
•Ability to prepare routine administrative paperwork
•Organizing and coordinating skills
•Ability to develop and maintain files and records
•Skill in the use of personal computers and related software applications, specifically Internet Explorer, Microsoft Outlook, and Microsoft Word
•Knowledge of customer service standards and procedures
•Good customer service skills and reliable
•Individual must be extremely detailed oriented and work well under pressure, meeting multiple and conflicting deadlines
•Must at all times demonstrate cooperative behavior with colleagues and supervisors
