Review and complete loan data in LOS (Loan Origination System: Power Lender)
Prepare, review and deliver loan closing packages to closing agents.
Manage and resolve problems or issues that arise with loan documentation.

Coordinate loan closing proceeds and ensure disbursed as required.

Coordinate loans with MBOs, LOs and 3rd party vendor to close within credit document expiration and rate lock expiration dates.
Review all pre-closing documentation, including but not limited to title commitment, homeowners, and flood insurance policies.
Ability to review and understand elements of property appraisals.
Obtain verification of employments.
Image all documents to our system of record

Purpose
Entry level real estate lending position with focus on development and training. The Associate Mortgage Loan Specialist position is responsible for obtaining the required knowledge and experience needed to guide current and prospective members through the real estate loan application process.
Duties
Receive and assist in the completion of real estate loan applications, while serving as the primary point of contact for applicants during the origination process.
Assess, underwrite, and make recommendations for decision on loan applications considering applicant(s) credit worthiness, ability to repay, collateral valuation, and organizational risk. Communicate approval or denial decisions to members in a clear and professional manner.
Evaluate and verify income documentation, including personal and business tax returns, to make informed approval or denial decisions.
Counsel potential home buyers and existing homeowners, while taking complete and accurate real estate loan related applications and obtaining required documentation to facilitate initial loan approval with assistance when needed.
Seek guidance for complex lending situations and approval authority from an MLS or above.
Proactively stay updated on market trends, interest rates, and changes in lending policies and regulations to provide members with accurate and timely information.
Assist membership with servicing of existing mortgage and home equity loans.
Follow up with prequalified applicants and on other leads in a timely and effective manner.
Price and disclose loan applications by determining the interest rates and fees associated with a loan, based on factors such as borrower's creditworthiness, loan amount, term and market conditions.
Successful completion of Consumer Lending Program courses and subsequent exam is required. After completion and proficiency shown, granted initial lending limits (Tier 1) with SVP recommendation.
Coordinate member engagement with the Real Estate Lending Processing Center within Loan Administration.
Maintain a comprehensive knowledge of all real estate lending products, policies, procedures, and regulatory compliance.
Educate members on available services and make referrals for other Credit Union products and services based on their needs.
Ensure well documented, easy to review loan application history notes within the Loan Origination System.
Work with Lending Contact Center to provide assistance with mortgage lending calls when needed.
Support branch employees with all real estate related needs and ensuring employees have the information needed to be comfortable referring all potential applicants to discuss mortgage lending opportunities.
Work various contact and follow-up reports to cultivate member engagement throughout the home buying process and make SECU their lender of choice.

Loan Specialist, Findlay, OH
The Loan Specialist functions as an integral part of the Lending Team in originating, underwriting, servicing, and administering loans and loan applications. This role works closely with the Loan Officer, Credit Analyst, and member to ensure that our delivery of products and services is done in a positive and timely manner. The Loan Specialist is the secondary point of contact for the customer only after the Account Officer.
What You'll Do:
Part of the lending team in the delivery of products/services to applicants and members to contribute to the financial performance of the Association:
Completes all pre-closing due diligence related to the customer. (e.g. public records search), credit (e.g. obtain credit report, initiate lock in), and collateral (e.g. flood determination, title evidence, appraisal request, chattel valuation)
Ensures request is accurately entered into the origination system and is complete with required documentation prior to submitting to the appropriate underwriting path.
Executes scorecard underwriting and completes the credit package, including credit memo, for eligible loans.
Identifies and documents policy exceptions.
Approves scorecard loans within delegated authorities.
Completes post-approval/pre-closing compliance check and ensures the loan, as documented within the loan origination system, meets the approval requirements
Works to satisfy all closing conditions.
Monitors the request through underwriting and approval to ensure loans are decisioned within 30 days of the complete application date and meet closing targets.
Creates term sheets, proposal letters, incomplete application notices, and notices of decision as requested.
Prepares and submits applications for FSA guarantees, monitors receipt of commitment, and supports loan reporting requirements.

Assists with gathering financial data, including year-end data.

Purpose
Provide highest quality member service through the origination of quality residential mortgage and equity loan applications received through all delivery channels across the organization.
Duties
Receive and assist in the completion of real estate related loan applications, while serving as the primary point of contact for applicants during the application and initial approval stages.
Counsel potential home buyers and existing homeowners, while taking complete and accurate real estate loan related applications, and obtaining required documentation to facilitate initial loan approval.
Determine applicant(s) needs and offer appropriate mortgage products.
Independently assess applicant(s) credit worthiness, and affordability, with the ability/authority to extend initial pre-approval to applicant(s).
Identify, develop, and maintain a source of referrals for new mortgage lending opportunities.
Follow up with prequalified applicants and on other leads in a timely and effective manner.
Properly price and disclose loan applications.
Coordinate member engagement with Real Estate Lending Processing Center within Loan Administration.
Make recommendations regarding other Credit Union products and services.
Assist membership with servicing of existing mortgage and home equity loans.
Maintain a comprehensive knowledge of all real estate lending products, policies, procedures, and regulatory compliance.
Educate members on available services and make recommendations based on their needs.
Ensures well documented, easy to review loan application history notes within the Loan Origination System.
Support branch employees with all real estate related needs and ensuring employees have the information needed in order to be comfortable referring all potential applicants to discuss mortgage lending opportunities.
Engage with the community on a regular basis by meeting with realtors and other third parties as well as attending community events in order to build and maintain mortgage loan pipeline.
Answer phone and perform other clerical duties as needed.
Complete additional tasks assigned by management.
Requirements
4-year degree, CCUE Certification, or Associate in Arts degree or Associate in Science degree via the North Carolina College Transfer Program (NC-CTP) preferred.
Minimum of 2 years' lending experience.
Must possess the highest level of integrity and objectivity.
Must possess excellent communication skills, both verbal and written.
Must be able to communicate with branch personnel, VPs, SVPs, attorneys, members, appraisers, realtors, etc.
Must have strong networking and relationship development skills.
Meets compliance and regulatory standards.
Makes lending decisions consistent with SECU loan policies.
Has registered as an active MLO with the NMLS.
Must be organized and detail oriented.
Must be willing to engage in ongoing training and professional development.
Must have basic computer skills.
Must be able to speak English fluently.
Must understand and be dedicated to the Credit Union philosophy and work ethic.
Must adhere to the work schedule and attendance policies established by the Credit Union.
Job Environment
Office setting with physical proximity to other employees and members. Some background noise from other employees, copy machine, and telephone. Some local travel may be required. Possibility of remote/hybrid work.
