Must maintain and build application waiting list.
Conducts initial lease process with certification and annual re-certification for affordable housing, state agency, and government agency programs.
Pass INSPIRE, State, and Government Agency inspections as well as maintaining company standards.
Ensure that vacant apartments are ready to lease quickly, and market those units diligently until occupied.
Process applications for move-in/transfer and forward to Compliance for approval.
Supervise property staff directly reporting into property manager, including but not limited to maintenance and housekeeping staff assigned to the property, inspecting unit turns, preventative maintenance, work order completion, and quarterly housekeeping inspections
Inspect and supervise the work of outside vendors.
Organize community activities on a regular basis according to the requirements of your property's individual property management agreement and lease.
Must be available to be on call for after-hours emergencies and other business needs.
Travel to, and participate in, both regional and home office training and/or conferences as required.
Lead marketing and leasing strategy to maintain occupancy targets.
Must be willing to be highly mobile in order to engage the needs of the property, willing to walk the property multiple times a day, conduct regular inspections, assist maintenance as needed, and frequently navigate of stairs and other areas.

Role:

Duties and Responsibilities:
Manage, monitor, and inspect underground placement and associated construction activities for assigned project. Be on site to oversee and supervise contractors while in the construction phases, tracking daily production and material usage.
Be the eyes and ears of communication with the Permitting Jurisdictions, the Contractor and all Sub-Contractors in the field, as well as the Viaero Fiber Construction Manager and Construction Supervisor.
Ensure compliance & adherence to project safety, permitting project requirements and specifications.
Manage and direct all aspects of the contractor's installation and building of the Viaero Fiber Network.
Coordinate material delivery and maintain project documentation as required.
Observe construction crew activities and inspect the workmanship of construction as it pertains to adherence to the plans & specifications provided by the customer. Coordinate and document with the subcontractor directional drill bore profiles.
Manage and adhere to all Permits, Agreements and Roadside Safety for all areas of the project. The Technician will also be required to manage Daily Production Reports for activity completed, tracking of materials received and used for the project, and redlining the drawings.
Create the redline construction drawings where Inspection for the location in which the facilities were installed and record the redline units and routing; keeping redline corrections of these documents current.
Maintain required project units, inspection forms and provide results along with photos to the Project Manager weekly.
Assist in the fiber installation, splicing and testing of Fiber Optic cables and network facilities.
Learn and perform Utility Locating on areas of the existing network as needed by Utility Locate notifications. Conduct conflict Standby's as required for contractors excavating near existing areas of the network.
Required Qualifications:
Minimum of high school diploma or the equivalent required.
Previous experience inspecting OSP (outside plant construction) preferred.
Fiber optic or construction experience and/or training preferred.
Able to travel and stay outside of the home area for work on weekdays and weekend, as needed.
Able to perform manual tasks requiring frequent walking, stooping, crouching, reaching, lifting, digging, pushing and pulling. Must also be able to lift 60 pounds.
Able to work outside in all elements, including weather extremes.

Valid driver's license and a safe driving record
Able to work in a confined space; walk, bend, and lift up to 75 lbs.
Able to distinguish between colors used to identify wiring and mark underground utilities.
Able to read, understand, and reference locate tickets, as well as maps and prints.
Able to communicate clearly with colleagues, customers, contractors, and homeowners.
