The Chief Engineer is responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function. As the leader of the engineering team, the Chief Engineer also manages budgets, coordinates maintenance schedules, supervises staff, and ensures optimal service to tenants and stakeholders. * Training & Development: Provide training and development opportunities to staff, ensuring they have up-to-date knowledge of building systems, safety practices, and industry standards.
* Performance Evaluation: Conduct performance reviews, providing feedback, coaching, and support to team members for career development.
* Vendor Selection: Work with the property management team to select and hire third-party contractors for specialized work (e.g., elevator servicing, large-scale repairs).
* Quality Control: Monitor vendor performance, ensuring work is completed on schedule, within budget, and to high-quality standards.
* Regulatory Compliance: Ensure the building complies with all local, state, and federal regulations, including fire codes, building codes, health and safety standards, and environmental laws.
* Incident Reporting: Develop and implement procedures for handling accidents, safety incidents, and equipment failures, including reporting and documentation.
* Operational Budget Management: Develop and manage the engineering department's budget, ensuring that expenses align with allocated funds.
* Capital Improvement Planning: Work with the property management team to plan and prioritize capital improvement projects.
* Capital Projects and Tenant Improvements: Participate in managing large-scale construction, renovation, or upgrade projects, ensuring coordination between contractors, vendors, and building management. Read and analyze construction drawings, including structural, mechanical, electrical and plumbing.
* Emergency Procedures: Develop and maintain building emergency response plans for incidents such as fires, power outages, natural disasters, or mechanical failures. Ensure the building and staff are prepared for emergency situations, conducting regular drills and ensuring that all safety measures are in place.
* Emergency Systems: Maintain emergency systems (e.g., fire alarms, backup generators, emergency lighting) to ensure they are operational and compliant with safety regulations.
* Safety Inspections: Conduct regular safety inspections of all building systems, addressing any deficiencies promptly to maintain a safe environment for occupants and staff.
* Crisis Management: Lead the response to emergencies, coordinating with staff, tenants, and external emergency services to mitigate risks and restore normal operations.
* Tenant Requests: Oversee the prompt resolution of all tenant service requests.
* Tenant Communication: Inform tenants about planned maintenance, system upgrades, or disruptions to services in a timely and professional manner.
* Customer Service: Foster a customer-service oriented environment, maintaining positive relationships with tenants and ensuring their comfort and satisfaction with building systems.
* Maintenance Records: Maintain detailed records of all maintenance activities, including repairs, inspections, upgrades, and system performance.
* Reporting: Provide regular reports on building performance, energy consumption, safety inspections, maintenance progress, and incident resolutions to senior management.
* Regulatory Documentation: Ensure that all necessary documentation for safety inspections, maintenance logs, compliance records, and certifications are up-to-date and accessible.
* Building Automation: Monitor and maintain the building automation and energy management systems (BAS) to improve operational efficiency and energy management.
* Technological Advancements: Stay current on industry trends, new technologies, and innovations that could improve building operations or reduce costs.
* Software & Systems Management: Utilize facility manager software to track work orders, inventory, and maintenance schedules.
* Other duties as requested by the property management team and/or client.
Qualifications
* Bachelor's degree in engineering, facilities management, or related field (or equivalent experience).
* Extensive experience (minimum of 15 years) in building engineering or facilities management, with at least 5 years in a leadership or supervisory role.
* Deep knowledge of building systems, including HVAC, plumbing, electrical, and fire safety systems.
* Strong management and team leadership abilities, including experience supervising and developing engineering staff.
* Excellent analytical and problem-solving skills, with the ability to handle complex systems issues and emergencies.
* Strong written and verbal communication skills, with the ability to communicate clearly with tenants, vendors, contractors, and senior management.
* Working knowledge of OSHA, NFPA, and life safety codes and regulations.
* Understanding of construction planning and execution.

MAINTENANCE SUPERVISOR
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property.
Essential Duties & Responsibilities
Maintenance Management

MAINTENANCE TECHNICIAN
