The **Superintendent** is a critical part of the project team estimating, developing, and executing the integrated project plan. The Superintendent is responsible for executing the plan to include directing, scheduling, coordinating the construction and maintenance of facilities and automation systems. Responsibilities + Manage security installation projects, typically involving 5 to 10 persons with values ranging from a few hundred thousand dollars to over a million dollars. + Confer with senior management, supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. + Schedule the project in logical steps in order to budget enough time required to meet deadlines. + Determine labor requirements and dispatch workers to project sites. + Plan, organize and direct activities concerned with the construction and maintenance of structures, facilities, and systems. + Interpret and explain plans and contract terms to administrative staff, workers, and clients Negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors. + Direct and supervise workers including delegating responsibilities to Superintendent I, Foremen and Technicians, and mentoring Technicians II and III in order to prepare them for promotion to the next career level. + Monitor project budgets in order to ensure positive cash flow and to maintain profitability Inspect and review projects to monitor compliance with building and safety codes, and other regulations. + Evaluate Foremen and technicians Interface with engineering team to ensure design efficiency Interface with internal and external customers. + Read blue prints, schematics and statements of work (SOW) + Ensure PITCO build outs adhere to statements of work (SOW) + Coordinate with field personnel and/or engineering team to discuss any potential installation issues. + Suggest process improvements / cost saving measures. + Plan equipment and material needs to ensure on-time delivery. + Plan material location and storage to enhance project productivity. + Plan and obtain permits, badges and access requests in advance. + Plan and maintain manpower forecasts in relation to budget and schedule. + Plan and actively track work to ensure compliance with project schedule and budget. + Assist technicians with installation work as needed to maintain project schedule and budget. + Maintain organized and detailed project records (Daily Work Tickets, etc.). + Provide Program Manager/Installation Manager with weekly project status and schedule updates. + Interface with customers to address project status and/or customer concerns Qualifications + Willingness to work long site rotations or travel extensively up to 100% travel may be required. + High School Diploma with 12+ Years of Experience. + State or Local Journeyman Electrician License. + Master Electrician License (preferred). + OSHA 30-Hour Construction Safety Certification + NFPA 70E Arc Flash & Electrical Safety Certification (Nice to have) + Experience leading MEP commissioning, testing & balancing, and pre‑commissioning activities; strong familiarity with MEP systems in the mission critical and/or data center fields. + Proficiency with BIM/Revit, Navisworks clash detection, AutoCAD, and coordination workflows plus experience producing and reviewing MEP shop drawings, and prefabrication layouts. + Demonstrated vendor and subcontractor management including procurement, material expediting, prefab/assembly shop oversight, and contract change management; solid budget ownership skills including forecasting, variances, and change order negotiation. + Regulatory and code knowledge (NEC, NFPA, local authority having jurisdiction), is important. + Strong site logistics experience (laydown, hoisting/crane coordination, temporary utilities), quality assurance processes, punch list and closeout management, warranty turnover, and asset documentation capabilities are required. + Leadership competencies should include mentoring and developing field teams, conflict resolution, trade coordination across multiple shifts, and fluency with mobile construction management tools for daily logs, RFIs, submittals, and reporting. + Requires the ability to work a flexible schedule that includes occasional nights and weekends Strong Oral, Written and Presentation Skills. + Demonstrated background working with multidisciplinary teams. Note: A fully trained CBPO is eligible for up to $45,000 in overtime pay in addition to the starting salary. Grade level eligibility and salaries vary depending upon background, including experience and education, and duty location of the opportunity. This is a career ladder position with a grade level progression of GS-5, GS-7, GS-9, GS-11, and GS-12. You will be eligible for a promotion to the next higher grade level (without re-applying) once you successfully complete 52 weeks in each grade level. Promotions are at the discretion of the agency.
