Job Summary:
Processes applicable documentation for FHA, VA and Conventional mortgageloan applications and prepares required packages for loan approval.
Duties and Responsibilities:
* Work with loan applicant(s) to gather specific information relative to credit, employment, and financial history to obtain a loan approval
* Gathers, analyzes, and processes necessary documentation from applicant(s), credit bureaus, employers, and various creditors to verify financial information and credit standings
* Reviews and assemble accurate loan information in a timely manner to obtain applicable loan approvals
* Communicates with applicant(s), underwriters and/or creditors to resolve problems or questions regarding application information
* Assists with special projects as requested and perform additional duties as required.
High school graduate with at least one year of relevant course study including seminars and workshops combined with at least two to three years of related experience and/or training; general knowledge of loan processing and underwriting fundamentals.
Skills and Abilities:
Customer-service oriented with good verbal and written communication skills for interaction with a variety of people inside and outside of the organization. Ability to elicit, interpret, analyze, and evaluate given information relative to underwriting guidelines and lender requirements. Excellent organization skills and detail-oriented aptitude. General administrative abilities to include typing, filing and use of computer, calculator, copier, and facsimile machines.
Work Conditions:
Some weekend work may be required.

What your day will look like
The primary objective of the MortgageLoanProcessor is to make sure loans are fully processed, submitted, approved, closed, and funded with minimal involvement from the Loan Officers/Originators. You will work to obtain and review all client documents, review for accuracy and completeness, and assure that all supporting documentation is sufficient for the borrower and subject property in order to close and fund the loan.
You will be responsible for the team pipeline to ensure all closing dates and commitment dates are met. You will interact with the Loan Officers, Underwriters, Back Office, and Closers. You will foster an atmosphere of exceptional customer service and a work environment that is edifying and supportive, creating Raving Fans both internally and externally.
The following duties would be applicable:
Serve as a primary point of contact by answering phone calls and providing timely updates to internal and external customers.
Monitor loan progress and follow up on outstanding items to ensure timely completion of the loan package.
Order and follow up on third-party items such as title, VOEs, VODs, insurance, and appraisals.
Pulling Credit Bureaus and working with the Credit Bureau to update customer accounts.
Ensure all loan packages are complete and compliant before submitting to underwriting.

•Monitors rate lock information for data integrity and expiration dates; communicates discrepancies to the Loan Officer.
•May maintain accurate pipeline to ensure proper projections, closings, and regulatory compliance with Company, Federal, and State standards.
•May prepare, when applicable, "Declination Letters." Ensures accurate disclosure of the reason(s) for the adverse action as soon as it is determined that applicants do not qualify.

Orders and reviews loan document as well as funds loans. This position will support the Commercial Single Family Residence loan closings.
High School diploma, general education degree (GED), or equivalent required.
2 years of experience in lending or loan operations field required.
Knowledge of real estate loan documentation required.
Knowledge of Flood Regulation requirements preferred.
Excellent verbal, written and interpersonal communication skills.
Excellent PC skills, including word processing and spreadsheets via Microsoft Office products as well as custom applications and systems.
Excellent time management, organizational, and problem-solving skills with the ability to multi-task and work in a deadline-driven environment.

Tracks loan pipeline and maintains a volume of approximately 25 loans.
Orders flood certificates and follows flood procedures when a property is in a flood zone.
Orders title work and corresponds with the title company in coordinating the closing.
Compares credit scoring system and pricing matrix to ensure correct rate is being given.
Prepares appraisal engagement letters and orders appraisal reviews as requested.
Reviews and approves HUD.
Prepares order sheet and provides attorney with required items to order loan documents.
Verifies initial and final APRs are within tolerance and that the loan is closing within the required Regulation Z standards.
Runs HPML calculations and calculates escrow amounts on required loans.
Calculates funding amounts, sends required items to Note Department for booking, and inputs wire information into wire system.
Acts as backup for consumer residential loan closings.
Reviews and prepares final closing package and ships to Lubbock credit department.
Performs other duties as assigned.

Under general supervision, the Construction Draw Specialist assists in all aspects of loan draw processing for residential homebuilder and commercial construction borrowers. Reviews client draw requests and ensures requests are in line with internal and external regulations prior to processing the release of funds to clients. The Construction Draw Specialist will engage with external vendors including third-party inspectors, surveyors, and title companies to gather project data and will input data into the draw monitoring system.

Monitors construction draw pipeline for residential homebuilders and/or commercial construction loans. Performs general maintenance on loan accounts and ensures supporting documentation is uploaded into the monitoring system.
Inputs budgets and schedules in draw monitoring system according to loan approval and supporting construction documents.
Orders and reviews inspection reports, including final inspections, and surveys; ensures that project inspections are in line with draw request. Updates project completion progress in draw monitoring system in accordance to inspections.
Reviews draw requests and borrowing base requirements to ensure appropriate approvals are secured and internal requirements are met. Verifies availability of funds prior to release.
Reviews loan for outstanding past due payments. Ensures draw funds are held until past dues are resolved.
Prepares loan advances and wires for completing construction draws.
Communicates with lenders, lending assistants, borrowers, vendors, and other lending stakeholders on draw requests, including status updates, discrepancies, or any issues encountered when reviewing requests. Engages appropriate party to resolve discrepancies.
Monitors exceptions on draw requests and coordinates with lending staff and borrower to clear exceptions.
Monitors key loan account data such as down date endorsement requirements and construction loan binder extensions; documents data changes within the draw monitoring system.
Tracks borrower equity injection reports to ensure project is in line with loan approval guidelines/requirements.
Generates reports related to draw pipeline and provides to loan operations management.
