Overall function: The Construction Manager is responsible for and will be held accountable for the timely completion of each job and ensure that they are constructed in strict accordance with plans, specifications, and local codes. The Construction Manager shall schedule all subcontractors and venders, as well as ensure their completion of work within time allowed. Conflicts or revisions to the plan shall be communicated to their Area Production Manager (APM) and the plans coordinator for mutual resolution, prior to execution of work that deviates from the approved plans. The Construction Manager shall enforce job site quality control programs to ensure quality completion of construction. The Construction Manager does not have authority to engage in monetary agreements (subcontracts, change orders, work authorizations). All request for monetary agreements must be communicated to the APM for consideration prior to work performed. The Construction Manager will enforce safety requirements outlined in the safety program and all SWPPP protocols. The CM reports directly to his/ her APM. Job Responsibilities: Primary Functions / Major Responsibilities: Schedule subcontractors and vendors in critical path to ensure timely completion. Perform quality control duties and assign responsibilities regarding the work to be performed. Be present on all concrete pours to verify usage, quality of concrete and finish, waste, and callbacks. Ensure that each job starts and completes properly in a timely and quality way. All jobs released into drywall and stucco stages must be free of deficiencies prior to proceeding into these stages. Communicate with assigned Construction Services personnel in reference to Concrete Logs, Variance PO request, Material submittals, Utilities issues and Permitting and CO items. Always copy your APM on all correspondence. Monitor all variance and budgeted cost and be accountable to them. Ensure all materials and products are handled in a safe and protective manner. Report issues to your APM and trade/ vendor responsible, if abused. Verify all job related documents are accurate and correct prior to vertical construction. This includes but not limited to: plat, plot plan, permit, field plans and color sheet. Ensure that subcontractor is fully executing and complying with his contracted scope of work. Coordinate required inspections with local jurisdictions and/or 3rd party inspectors. Identify subcontractor non-compliance with safety, health, and environmental quality standards. Identify conflicts in construction progress and communicate them to your APM for resolution within 48 hrs. Maintain production schedule by updating daily the activities on the jobsite. Perform CM duties at multiple job sites, simultaneously. Ensure subcontractor has corrected all deficiencies identified by yourself and/or APM, RPM, DoP. Walk all jobs daily, every room visited, to monitor activities and assist in proactive planning. Implement direction given from construction management: APM, RPM, and/or DoP. Ensure that all job sites are always kept in a clean and organized manner. Perform quality control checkpoints so no “good over bad” is happening and final QC Checklist is 100% complete. Quality Checklist must be complete and approved by your APM prior to buyers 1st orientation. This must been done in proactive way so not to stop and start a process. Complete all assigned functions, such as po approval, schedule updates, reporting safety or theft items and weekly report updates, etc. by the deadline stated for each.
