Key Roles/Responsibilities
Manage and oversee work orders and recapitalization, renovation, and construction projects

Report to facilities after hours as necessary to implement repairs, report status, and support tenants

Provide official weekly project status reports
Prepare and distribute project communication with customers, management, integrated project teams, and stakeholders
Assist the client's Contracting Officer (CO) and Contracting Officer's Technical Representative (COTR) with acquisition planning, execution and administration
Assist the CO and COTR with conducting pre-bid and pre-construction site visits with the COTR
Provide invoice supporting information to the COTR for payment
Prepare and monitor project schedules and budgets; provide technical guidance and assistance on contracting and construction-related issues; direct design efforts; recommend construction documents for approval; and provide oversight of any follow-on maintenance programs
Optimize performance, cost, and schedule by ensuring project objectives are achieved on schedule and at the lowest cost compatible with user requirements
Conduct design reviews with the customer
Ensure timely input of all data, comments, and documentation into MAXIMO software project management tool. This requirement applies to all projects, work orders, and tasks across the project lifecycle.
Ensure integration of all systems, including information technology, telephone, security, electrical, HVAC, and plumbing
Prepare Contractor Performance Report (CPR) upon contract closeout
Conduct construction inspections to ensure conformance to design specifications and building codes and generating reports
Review shop drawings and submittals and providing the COTR with a recommendation for approval/disapproval
Notify the Government in writing of non-compliant safety hazards and recommended corrective actions
Verify completion of corrections and actions identified
CMs shall not change the project scope, cost, duration, schedule, nor obligate the Government in any fashion

The Regional Maintenance Supervisor is responsible for setting the overall goals, strategies, and objectives for their portfolio. This position will supervise and contribute to the overall maintenance of their assigned communities. This includes supporting the Community Managers in the oversight of their Maintenance Supervisors.
The Regional Maintenance Supervisor is responsible for adhering to JAG's maintenance policies and procedures. They are also responsible for periodically reviewing and modifying these procedures with the support of the Regional Managers. This also includes ensuring that Occupational Safety and Health (OHSA) standards as well as other pertinent agency rules and requirements are being followed. The Regional Maintenance Supervisor will strive to perform maintenance duties in the most cost-effective manner, while also maintaining a service-oriented environment by exhibiting a professional appearance and attitude.
ESSENTIAL FUNCTIONS:
Sets overall maintenance department goals, processes or procedures to accomplish company objectives.
Ensures all policies and procedures are being maintained and that JAG's standards of excellence in operations, curb appeal, safety and service are in place.
Makes certain that all health and safety regulations are followed.
Creates a preventative maintenance schedule as well as day-to-day procedures to ensure operations run smoothly.
Oversees, motivates and reviews Maintenance Supervisors in an effective, positive, and efficient manner.
Understands and follows OHSA Guidelines and other regulations.
Exhibits problem solving and team building skills.
Performs routine, as well as semiannual inspections, on their properties and works with Maintenance Supervisors to correct deficiencies.
Supports the Maintenance Supervisors in ensuring that all mechanical inspections, elevator inspections, and life safety inspections, are kept up to date.
Identifies and develops specific Scopes of Work to distribute to vendors ensuring all major contracts and bids are competitively and accurately priced.
Recommends Capital Projects and supports the onsite teams in bid procurement, contract negotiations and selection.
Assists Maintenance Supervisors in the development of the annual budget as it relates to Capital Maintenance Projects.
Provides quarterly reports to the Regional Manager on property performance relative to the number of service tickets completed at each site as well as an overall breakdown by category.
Sources solutions and vendors for unique maintenance issues.
Assists in the selection and development of high-performance teams.
Assists in the initial walks on new construction sites.
Support Maintenance Supervisors in the setup of maintenance shops for our new lease up communities.
Works with JAG trainer to coordinate annual recertifications on JAG Mold and Moisture Policies.
Provides feedback to the Community Managers in the annual performance reviews for the maintenance and janitorial staff.
Conduct bimonthly meetings with Area VPs to discuss performance of assets and to identify any issues and areas of concern
Keep abreast of maintenance related codes and any recalls.
Assist in Due Diligence of acquisition projects as needed.
Delivery of excellent customer service a must.
Travel may be required.
EDUCATION AND EXPERIENCE:
High School Diploma or equivalent required
7+ years multi-family maintenance experience required including thorough knowledge of tools and odd jobs associated with a maintenance position
Experience in all product types including garden properties, mid-rises, high-rises and mixed use.
Stabilized Assets as well as Lease Up, and New Construction experience required
Certified Facilities Manager certification preferred
HVAC Certification preferred
