Maintenance Director job description

NHC Milan is seeking a Maintenance Director who is able to deal tactfully and effectively with patients, families, fellow employees and visitors. This position organizes, directs and supervises the maintenance and repair program involving buildings and grounds. In addition, coordinates maintenance and repair activities with functions of other departments. The qualified applicant for this position must have at least 2 years' experience in maintenance and various mechanical, electrical and plumbing systems.

Qualifications:

• High school graduate or graduate of a technical school.
• At least two years experience in maintenance and various mechanical, electrical and plumbing systems.
• Ability to read and interpret blue prints. Ability to read and interpret technical manuals. Knowledge of local codes and ordinances. Knowledge of safety regulations.
• Ability to plan and carry out programs in repair or new construction and/or installation. Ability to direct others.
• Knowledge of record keeping and cost estimating.

Keeping our residents safe and comfortable will be your main objective. You will have overall responsibility for ensuring the physical plant, FF&E, and grounds are maintained in excellent condition. Plan, organize, schedule, and staff a broad range of activities performed by Maintenance Department.

Inspect facility and equipment to determine need and extent of service, and equipment required. Perform all needed work/repairs that are in the scope of normal practice.

Assign workers to duties such as maintenance, repair, or renovation and obtain bids for additional work from outside contractors.

Follow preventative maintenance schedule in order to control costs. Maintain preventative maintenance records.

Purchase building and maintenance supplies, machinery, equipment, and furniture. Obtains, reviews and evaluates bids from outside contractors as needed.
Prepare evacuation and emergency procedures. Perform all maintenance functions inside and outside the facility.

Qualifications

Technical degree from a two-year college or vocational school; or five years of related experience and/or training; or equivalent combination of education and experience. Working knowledge of basic plumbing, electrical, and heating/air conditioning mechanical equipment and systems. Two years supervisory experience.

ESSENTIAL FUNCTIONS include the following, other duties may be assigned:

Thinks, communicates and behaves as a cause-driven leader and role model for other staff and members when it comes to desired staff behaviors; promotes youth development, healthy living, and social responsibility in all job-related functions.
Acts as a member of the Shelter Services Senior Leadership Team and functions in a Director on Call capacity, as needed.
Works with the Executive Director, Operations Director, and Facility Operations to develop facility maintenance plans and corresponding annual budget for the department; monitors plan and budget to ensure that goals in both are met.
Directs employees engaged in: cleaning, painting and performing structural repairs to masonry, woodwork, and furnishings of buildings; maintenance on HVAC, plumbing, electrical systems; grounds maintenance such as lawn mowing, landscaping & snow removal. Evaluates completed work for conformance to specifications and standards.
Conducts facility walk through weekly to inspect for maintenance issues. Assigns work to the facilities team in order to best maximize resources.
Schedules and ensures implementation of preventative and restorative maintenance for building, equipment, and vehicles.
Maintains all required logs, records and documentation necessary to uphold compliance with municipal codes, Van Buren Center procedures, CARF requirements and YMCA Association policy.
Accesses computer to print and record Facility Dude work order information.
Maintains relationships with vendors; orders tools, equipment, and supplies.

Confers with other supervisors to coordinate activities of individual departments.

Actively participates in required trainings, meetings, committees, and special events.
Responsible for assessing, developing and implementing short term, intermediate and long term strategies which enhances the facility's value as well as the guest experience.

QUALIFICATIONS:

Bachelor's degree or equivalent from four-year college or university; and ten years related experience supervising in this field; or equivalent combination of education and experience.
Knowledge of procedures, safety measures and commonly used concepts within one or more particular facilities field(s) is strongly preferred.
Must be able to read, write and follow the instructions. Basic computer skills (email and work tickets) are essential.
Possess strong mechanical aptitude and have experience in electrical, plumbing, carpentry, pumps, HVAC, lock repair, etc.
Valid driver's license with acceptable driving record, and ability to work at various locations during the course of a work day.
Must be flexible in work scheduling to fulfill a variety of work shifts including work days and shift schedules (morning, noon, night) on occasion.

The Senior Property Director manages landscaping, building repairs, construction, renovations, and ordering of supplies for facility use at the Van Buren Center. The Senior Property Director will oversee assigned maintenance/facilities personnel and projects. In addition, the Senior Property Director will manage the budget for the facility's repairs and maintenance, direct routine maintenance activities, respond to building emergencies, conduct facility inspections and communicate with contractors.
