IMPORTANT AND ESSENTIAL DUTIES Maintenance Electrician I Work independently and assist Maintenance Electrician II with routine daily operations and electrical tasks. Install, replace, and repair lighting ballasts, wall receptacles, switches, light bulbs, and fixtures as needed. Read and interpret building drawings to locate power panels and safely reset tripped circuit breakers. Enter, track, and update work orders using a computer and departmental software systems for both completed and in-progress tasks. Install, maintain, and repair parking area lighting systems and components. Review and interpret wiring schematics, wiring diagrams, and architectural drawings to ensure accurate electrical installations and repairs. Inspect vacated apartments and completes checklists for each make-ready. Informs Maintenance Supervisor and Property Manager of needed services and repairs. Perform interior and exterior painting duties when requested. Perform "trash-out" duties at vacated apartments each day. Removes all abandoned furniture, trash, and boxes. Transfers to dumpster or storage area, whichever is applicable. Routinely performs the following duties to restore apartment to "make-ready" status. Assist with painting duties when requested. Transfers paint from storage areas to apartments when painting is scheduled. Prepare walls and other surfaces for painting by scraping, using sandpaper, removing old paint etc. Fill cracks and holes with appropriate material. Mix paint and other materials to prepare the right color or texture. Paint surfaces according to instructions with various tools. Apply varnish and other finishes. Detail property on a regular basis. Cleans and rakes under shrubs; shovels mud when necessary. Uses blower to keep sidewalks and walking areas clean of loose grass and brush. Repair and replace windows, screens, sliding glass doors, etc. Performs routine maintenance on property as requested by Property Manager or Maintenance Supervisor. Assist with various physical tasks as directed, e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc. Help clean and maintain storage areas. Complete minor and routine service requests when requested by manager and/or Maintenance Supervisor. Follow procedures when service requests are performed. Perform any additional duties assigned by Property Manager or Maintenance Supervisor. Required Education, Experience, and Qualifications: At least 2 years of groundskeeping or make ready experience required. Ability to read, write, and speak English. Must be knowledgeable and skilled in the safe use and maintenance of cleaning fluids and tools. Required to wear back support belt, goggles when working with specific equipment, masks and gloves as tasks dictate. High School diploma or equivalent required. HVAC or EPA preferred. CPO preferred. Working Conditions: Environment, such as an office or outdoors. Exposures encountered, such as hazardous materials, loud noise, or extreme heat/cold. Essential physical requirements, such as climbing, standing, stooping, or typing. Required to work some weekends, nights, or be on-call as a regular part of the job. Lift 1-35 lbs.
