About the maintenance technician position:
We're looking for a talented maintenance technician who will be responsible for addressing an array of apartment and property maintenance duties as specified by the maintenance supervisor and/or property manager, and for maintaining the highest standards in customer service and curb appeal of the assigned property.
Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
Maintain work order system by verifying all orders are completed in a timely manner to company standards and the resident's satisfaction.
Inspect the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
Assist with property emergencies, such as snow removal and/or other inclement weather emergencies, fires, and floods.
Promptly communicate with maintenance leadership concerning all maintenance issues at the property.
Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
Participate in emergency on-call/after-hours maintenance assignments; adhering to established response times and addresses emergency issues appropriately.

Primary Function: To install, repair, adjust, modify, and service all types of electrical/electronic/instrument equipment, communication systems, and meter relay systems.
Tools & Equipment: Wiring diagrams, drawings, electrical and electronic tools, gauges, rigging and mobile equipment, welding equipment, hand tools, power tools, and related calibration and testing instrumentation, oil can, grease gun, rags, standard weights, brooms, shovels, solvents, soaps, floor scrubber, instructional literature, etc.

Installs, adjusts, calibrates, troubleshoots, tests and repairs all electrical, electronic and instrument equipment and systems throughout the plant.
Reads and interprets technical manuals, blueprints, schematics, and any other type of technical documentation.
Uses rigging and welding equipment incidental to the performance of the craft.
Maintains a high standard of housekeeping and observes all safety procedures.
Follows good engineering practices to maintain a high level of quality workmanship.
Performs related work on high voltage switchgear and distribution systems.
Plan detail of working procedure to determine material replacement needs and selects logical approach to "troubleshooting" and repair problems. Answers trouble calls.
Make sketches of parts and layouts. Design, and constructs adaptations and conversions of component parts.
Lubricates equipment in accordance with standard instructions.
Check oil levels with gauges provided on equipment and prepares lubrication reports. Changes oil as necessary.
Tears down, replaces, repairs, and reassembles scales.
Checks scale periodically and maintains scale accuracy within State prescribed limits.
Operates power truck, other mobile equipment, and cranes, in performance of the job.
Completes required records, reports, requisitions, and surveys.
Fabricates parts as required using machines and hand tools common to the trade.
Climbs on buildings, towers, and mill equipment to make inspection, repairs, and installation.
Dismantles and rebuilds all major rotating electrical equipment, motors, motor generator sets, etc.
Performs safety electrical lockout for all plant personnel.

Install, start-up, test, inspect, repair, program, tune, maintain and calibrate electrical equipment in heavy industrial environment including low, medium and high voltage, AC and DC motors, motor controls, switchgear, PLC's, VFD's and other heavy industrial equipment related to pulp and paper mill operations.
Tasks also include working with other Maintenance and Operations personnel to troubleshoot and repair process related challenges.
Qualifications
Ability to perform all work safely.

2 year degree in Electrical Technology or equivalent experience and/or apprenticeship.

4-10 day shift schedule, includes one weekend and one swing shift rotation every 5-6 weeks, with 6 days off prior to the weekend shift.
Less than journey-level skill and experience will be considered for well qualified candidates.

Your Mission:

Hands-on experience with electrical service for UST/AST systems, fuel dispensers, tank monitoring, POS systems, and control panels.
Skilled in conduit bending (EMT, RMC, PVC), wire pulling, panel work, and troubleshooting under live or load conditions.
Familiarity with Veeder-Root, Incon, Red Jacket, and similar petroleum control and monitoring systems.
Comfortable collaborating on multi-trade job sites, reading construction drawings, and adapting to evolving site conditions.
Strong track record of working independently or as part of a team to meet deadlines, safety goals, and quality standards.
Knowledge of local permitting, inspection processes, and electrical testing procedures.

Valid driver's license.
Ability to work flexible hours (mostly outside “normal business hours,” including overtime and weekends), with up to 50% travel overnight.
Demonstrated proficiency with basic computer skills, smart phone use, etc.

Pay range for this opportunity is $46,112.50 - $59,675.00. This position is eligible for bonus participation.

ESSENTIAL DUTIES AND RESPONSIBILITIES
The essential duties and responsibilities include but are not limited to the following:
Performs mechanical and electrical repairs on hydraulic, pneumatic, plumbing, piping, vacuum and other equipment and systems throughout the facility.
Reads and interprets equipment manuals and work orders to perform required maintenance.
Performs preventative maintenance on machinery according to schedule.
Diagnose problems by observing mechanical devices in operation; listening for problems; using precision measuring and testing instruments.
Lubricates and cleans parts and machinery.

Performs minor woodwork, painting and other facility maintenance.
Comply with all standard safety practices, safety rules, and all Company rules and policies.
