Who You Are: Individual will possess knowledge and experience to support Versar Global Solutions' team performance on assigned United States Army Corps of Engineers (USACE) Recurring Maintenance and Minor Repair (RMMR) task orders. This position work in the Project Management Office (PMO) for the Deputy Program Manager and is responsible for the overall approach for performing recurring maintenance activities required by the task order. This includes developing and documenting maintenance procedures as well as coordinating and scheduling maintenance events; reviewing recurring maintenance (RM) reports; Facility Maintenance Plans (FMP) updates; maintaining all copies of the maintenance binders, both physical and digital; preparation of the three-week look ahead schedule; updating of schedules and reports in accordance with the company's quality, safety, and regulatory requirements. * This position is contingent upon award. What You'll Do: * Create, monitor, and analyze project schedules in accordance with contract requirements. Manage contract master schedules as well as the three-week look ahead schedules, which encompass maintenance, repair work, quality, and safety inspections. * Review RM reports and deficiency lists for completeness, quality, accuracy, and contract compliance. Route documents for corrections and/or signatures through multiple entities, ensuring timelines required by the contract are met. Upload approved report versions into the USACE Resident Management System (RMS). * Coordinate notification of maintenance visits with project management and ensure documentation into computerized maintenance management systems (CMMS). * Coordinate with field personnel to ensure accurate and updated FMPs. * Document inspection dates and RM report submission and approval dates, among others. * Create/update CMMS for Defense Logistics Agency (DLA) site details, maintenance schedules, and repair work schedules if needed. * Track, analyze, and report information appropriately to allow project management team to manage their projects and evaluate weekly reports. * File and manage cloud-based programs and/or share drive files with RM reports and documentation. * Initiate purchase requisitions in the CMMS for subcontractors doing RM events and route to project team for approval. * Review/approve invoices related to RM events and repair work for contract compliance, accuracy, and quality. * Attend project update meetings, ensuring accurate lists and statuses for work assigned. * Conduct/support initial site visits for equipment inventorying as well as visits to USACE HQ for end-of-year reviews, if needed. * Other duties as assigned by the management team. What You'll Bring: * Two or more years of scheduling or maintenance management experience, or five to ten years of post-secondary education/military service and experience in the DoD/Civilian fuels environment. * Bachelor's degree or greater; technical degrees, including project management, are preferred. * Proficient in MS Office suite of tools, including Word, Excel, Database, PowerPoint, and Project. * Ability to use/learn QuickBase, eMaint, MaintainX, Timberland, Primavera, and/or other software programs that manage information and schedules. * Must possess ability to read and interpret government contract language specified in Performance Work Statements (PWS), on firm-fixed price contracts. * Ability to use/understand basic accounting principles, as it pertains to invoicing and revenue. * Can work independently and is self-motivated; works well towards timelines and goals. * Has the ability to use mathematical concepts, including fractions, percentages, ratios, and proportions to practical situations; can conduct problem-solving. * Recognizes workload priorities and can manage time accordingly. * Proven ability to communicate, both written and verbally, for internal and external clients. * Able to react to dynamic situations and retain effectiveness. * Successful results of preemployment screenings, including federal background check, MVR, and drug screen * Comply with company drug and alcohol policy. * Be authorized to work in the US or will be authorized by the successful candidate's start date. Physical Demands: This position requires the individual to use the computer working at a desk in either an office or cubicle; must be able to talk and hear, reach with hands and arms, lift 25 pounds, sit, stand, and walk, must have close and color vision, use depth and peripheral vision, be able to adjust focus.     What You'll Do: As a Roving Maintenance Supervisor, you will travel to our various properties nationwide to train new and existing maintenance team members, evaluate and implement maintenance and Coastal Ridge best practices using your deep expertise and oversee the facilities at assigned properties to ensure exceptional service is being delivered to all residents. You'll also serve as a leader in our organization, working alongside the operations and facilities teams, championing the Coastal culture, and ensuring maintenance associates have the tools, resources, and direction to be engaged and successful. Where You'll Work: In this role, you'll have the opportunity to immerse yourself in a variety of Coastal Ridge Real Estate apartment communities across the United States, on a rolling basis. This position can be based out of any location within reasonable driving distance of a major airport. This is a working position on a 10 day, 100% traveling rotation. What You'll Own: Evaluate property maintenance performance, using independent judgement to assess and identify opportunities for improving maintenance operations at each assigned property. Oversee and lead the maintenance team, including effective training, motivation, and development of team members to ensure daily tasks and larger goals are achieved. Prioritize, assign, and provide quality control of work orders performed by maintenance team members, which includes monitoring and occasionally participating in the daily completion of work orders. Manage and support the execution of the turnover of units and make-readies for new residents. Assist in the coordination of the annual turn process for student move out/move in, which includes selecting vendors, managing turn teams, maintaining the turn budget, and maintaining the turn calendar and due dates. Execute the property's preventative maintenance plan to maintain curb appeal and physical integrity of the overall property. Assist in the development, implementation and management of the maintenance budget; Manage parts inventory and control costs to maintain budget. Diagnose and implement opportunities for overall organization and cleanliness of work areas and maintenance shops. As needed, assist our Facilities team in the coordination of assigned construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects. Participate in on call emergency duties. Other duties and projects as directed and assigned. What You'll Bring: High school degree or equivalent required, bachelor's degree preferred. At least 3 years' experience in multifamily maintenance/construction. Previous supervisory experience. EPA Certification (Type I and II) required. CPO (Certified Pool Operator) certification required. Previous experience with student and conventional multifamily housing in multiple markets and asset types preferred.     The Maintenance Supervisor provides hands-on leadership and technical expertise to support the maintenance team and ensure reliable operation of all plant equipment. This role is responsible for driving continuous improvement of production machinery, safeguarding facility assets, and supporting the achievement of plant performance goals with a strong emphasis on safety. The Maintenance Supervisor ensures full compliance with all applicable regulations and standards, including EPA, GMP, OSHA, NFPA, FDA, SQF, and other governing requirements. Primary Responsibilities Lead maintenance team in all areas of personnel safety with regards to all OSHA and NFPA regulations. Participate in activities regarding team member recruitment, training, professional development, and performance utilizing the department skills assessment. Manage time and attendance of technician staff to ensure proper coverage for production support. Prioritize maintenance activities by giving direction and support to maintenance technicians on preventative and emergent work on production equipment. Utilize CMMS maintenance system by scheduling Preventative maintenance and emergent work identifying potential solutions to improving equipment reliability. Track all machine downtime, delegate and prioritize tasks, maintain inventory of spares parts via proper transactions for use. Minimum Requirements Education and/or Experience: H.S. diploma required. 3+ years of maintenance supervisory experience in manufacturing, preferably in the food processing and consumer packaged goods industries Degree or certifications in a maintenance related field preferred Knowledge of OSHA and NFPA requirements. Ability to lift up to 50 lbs., and sit, stand, bend and stoop according to job needs. Ability to operate a sit down forklift and scissor lift. Demonstrated understanding of food safety practices in a manufacturing environment preferred. Bilingual in English & Spanish is a plus. Communication and Analytical Skills: Effective communication and listening skills Strong problem decision-making skills Strong problem-solving and analytical skills to identify issues, trends and drive solutions.
