Prepare weekly maintenance schedules and allocate work based on forecasted workloads. Oversee the “make-ready” process to prepare vacant apartment homes and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, and inspecting completed work. Employ, supervise and train team members. Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual. Conduct follow-ups on all maintenance and repair work. Periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required. Conduct regularly scheduled safety meetings to ensure all SDS sheets are current and readily accessible. Keep up with all current OSHA and other safety-related laws and requirements to ensure property compliance. Complete minor plumbing, electrical and miscellaneous repairs (HVAC boilers, hot water heaters). Assist capital expense manager with the preparation of a maintenance and capital expense budget for the property by analyzing and evaluating financial statements and accessing operational reports that establish the historical background for the asset and predict performance patterns based on yearly unit inspections. Support cost-cutting and expense control programs by ensuring parts are repaired, when possible, rather than replaced. Ensure the team is not being wasteful with materials and supplies and practicing the correct use of tools and equipment. Preferred Qualifications of Position * Technical certifications. Knowledge and Skills * Work in a collaborative manner and in a team environment. Define and solve problems. * Comprehend and communicate in the English language, both orally and in writing. Present information to groups of people. * Perform basic math and understand measurement systems used in the trade. * Read and interpret electrical, plumbing, and mechanical diagrams and blueprints. Draft make working sketches. Use maintenance, trade, and testing equipment and tools. * Effectively oversee work progress of vendors or outside contractors. Duties: * Collaborates with Property Manager to ensure that budgets are followed and achieved, where possible. * Meets or exceeds stated unit turnover timelines to ensure maximum occupancy levels. * Ensures that company procurement standards are met. * Collaborates with Property Manager to ensure that maintenance contracts meet or exceed the best possible quality and expense standards.
