Duties:
Supervise and oversee the flow of maintenance

The successful incumbent for this position will serve as the railroad track and roadway maintenance leader for Delmarva Central Railroad. The MTM is responsible for planning all track and roadway maintenance operations for DCR including working with the management team to define priorities and budgets, establishing and evaluating performance expectations, metrics and measurements, and implementing industry best practices.
The MTM reports to the Director of Track Maintenance (DTM) and directly supervises track foremen, track inspectors and contractors in the maintenance of way department. MTM carries out supervisory responsibilities in accordance with the organization's policies and applicable regulations and laws. The successful incumbent for this position will serve as the railroad track and roadway maintenance leader for Delmarva Central Railroad. The MTM reports to the Director of Track Maintenance (DTM) and directly supervises track foremen, track inspectors and contractors in the maintenance of way department. MTM carries out supervisory responsibilities in accordance with the organization's policies and applicable regulations and laws. Under the direction of the Maintenance Director, the Assistant Maintenance Director is responsible for all physical aspects of the apartment community, coordinating and performing maintenance and repair services, ensuring curb appeal and quality of apartment homes, responding to customer service requests, and adhering to all safety policies.
Essential Duties and Responsibilities
:
Maintenance Services:
Direct and oversee all aspects of maintenance of the community
Schedule and perform preventative maintenance, inspections, nighttime lighting audits, and janitorial services
Maintain accurate records for all services performed and contracts
Walk the property daily to uphold curb appeal and monitor safety issue
Schedule and coordinate apartment turns, including assistance with resident move out and apartment renovations
Follow expense guidelines, monitor operating expenses, and make recommendations for cost saving strategies for the community
Manage inventory and storage area, purchasing adequate maintenance materials for service requests and apartment turns, keeping an accurate log of supplies
Communicate and advise Business Manager on recommendations for capital improvements and maintenance requirements for annual budget
Coordinate all contracted services. Solicit and analyze bids, assess work once completed, and track invoices to guarantee timely payment
Notify Business Managers with solutions for any safety or liability concerns as well as preventative maintenance needs
Conduct and document weekly safety meetings including procedures, training, safety equipment, MSDA and use of equipment.
Perform other duties as required
Customer Service:
Complete service requests from residents and team members in a timely fashion, in accordance with company policy
Ensure excellent customer service with courteous and professional attitude toward all customers and team members
Audit key tracking system daily and weekly
Participate in after-hours emergency requests and ensure property staff coverage 24 hours a day, 7 days a week
Personnel Development:
Support and assist Regional Service Director and Real Estate Manager with new hire selection
Train, coach, and mentor team members, ensuring appropriate training is received
Create a team environment: hold weekly team meetings; manage by goals, open communication
Generate work and on-call schedule for service employees.
Provide ongoing feedback to team members. Evaluate team members through scheduled formal written performance reviews. Take corrective action as necessary according to company policy. Provide recommendations for compensation adjustments, promotions, and terminations
Requirements

Valid Driver's License
4+ years maintenance and repair experience for apartment communities
2+ years supervisory experience

Job Duties & Responsibilities
Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon.
Must be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
Schedules and performs routine preventive maintenance on all appropriate equipment as directed by the Property Manager. Inspects and maintains all tools in excellent condition.
Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
Manages and trains Maintenance Technicians. Reviews the Technicians productivity, customer service, job fit, attendance, and knowledge of the position and property. Issues corrective disciplinary action in coordination with HR and Regional management.
Responsible for snow removal on their designated property. ( Shoveling, salting, snow blowing and scheduling plow trucks)
Performs work area clean-up and safety related duties.
Ensures that storage areas remain locked when not in use.
Diagnoses and performs minor or routine maintenance or repair, as directed, involving the following on a daily basis:
Electrical and plumbing (including water lines).
A/C and heating systems.
Appliances (when applicable).
Water irrigation systems.
Stairs, gates, fences, patios, railings.
Tile, carpet, flooring.
Roofing, gutters, fasteners.
Interior/exterior lights.
Fireplaces, ceiling fans.
Gas fixtures and appliances (where applicable).
Shutters, doors, cabinets, windows, sliding glass doors.
Boiler, gas and electric.
Door locks, P.O. boxes and locks.
Security systems (where applicable).
Ceiling leaks.
Walls.
Pool areas, tile, hot tub/spa, pool furniture.(where applicable)
Inspects and helps coordinate all needed make-ready repairs and services. Assists make-ready staff as required to meet deadlines.
Reports all major repairs and need requisitions to senior maintenance technician and manager prior to any expenditure of funds.
Changes locks and make keys.
Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
Must be knowledgeable of inventory levels of spare parts and supplies and informs Property Manager of ordering of materials.
Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
Performs any additional duties assigned by the property manager.
Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions.
Learns and complies with all company safety rules.
Uses appropriate safety equipment at all times.
Immediately reports all unsafe conditions to the Property Manager.
Must be familiar with all safety features or equipment, machinery, or materials encompassed by job duties.
Must check with the Property Manager if there is a question as to the safe procedure to be used for any job function.
Frequent need (33% to 66% of the time) to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotation "on call" status may occasionally require expedient travel to assigned property at a moment's notice. Pick up and deliveries to the corporate office.
